Empty promises

My Husband and I bought a new home in Collingtree Park in November 2022. Our main concern was the garden and the dip towards the garage. We were aware of the slope which we could understand but the slope in our drawing was towards the house, not the garage. The dip was a concern and is currently a danger for our now 10 month old son. We were promised for 8 months that they would do everything they can to fix our issue. Now fast forward to June and we have been told that they will not fix our concern. My constructive criticism for Linden homes is to improve on communication and take into consideration the safety of your customers children. My advise for future buyers is to get everything promised in writing from this seller.

Boorley Park - would definitely recommend

Can’t fault linden at all. From Joel in the sales office through to Ian the site manager. We had a very smooth moving process, and all our snags were handled very quickly, quicker than we ever imagined would happen! Ian even knocked our door every Friday for weeks to check we were all ok and whether we neededanything. Would definitely recommend.

Poor Quality and fake compensation promises

I bought my first house from Linden and the quality is awful. The kitchen was done so poorly, which can't be fixed until and unless if you design a new one. Within the first week, there was a water leak from the bulb in the kitchen and nobody helped to solve the issue. The issue was solved after two weeks. During two weeks of time, it was advised not to use electricity in the kitchen and water in the upstairs washrooms. There are multiple creaks in the house, which are increasing everyday. The flooring including carper was done so poorly, which looks like 50 years old. The house was not checked properly before handover. To compensate all, Linden mentioned to turf the garden with extra slabbing and I have been waiting for this for 5 months and now they said, we can't do this because it's not in our control. Overall, it's not advisable to buy new build from Linden homes. It was bad decision, but lesson learnt.

Rubbish-quality builders

Think twice before you buy from Linden Homes. We made the mistake because we really like the location and were also in a bit of a hurry to move. Lots of regret..1. The white goods put in are of low quality compared to our previous house, so are the bathroom/en-suite units (that should be a red flag from the start but we were blind then).2. The garden was a mess: rocks, pebbles, PLASTIC, rubbish buried underground. Slates misaligned. Flood when it rains.3. The design of the underground pipes is flawed, who puts a kinked pipe in? We had an expert investigate and they advised the downstairs toilet will be periodically flooded because of the pipes - No. we do not flush sanitary pads or oil down the toilet.4. We also recently found out there is rubbish buried in the front lawn.The list goes on...overall a disappointment and a lesson learnt.

Lovely sales team but that’s it.i we…

Lovely sales team but that’s it.i we moved into out property June 22 in walberton many settlement issues which has not been resolved many calls to us with promises but nothing happened. This has really ruined the whole new build experience for us. This is meant to be our forever home I would never buy a new build again especially not from Linden homes as the after service is really very poor. They sent a works man out on 3 occasions he was unable or unqualified to carry out the works required. What work was carried out was very very poor. Not up to standards of what you would expect from an evening Property.

Poor quality build and appalling customer service

We've lived in our Linden Home for around 18 months and wish we had never bothered. Definitely not a 5 star builder.We expected there to be a couple of issues regarding snags around the house, but nearly 2 years in and barely any of them have been resolved as the customer service team seems to have a revolving door in regards to staff. It's near impossible to get hold of customer services and should you be lucky enough to speak to someone, they are unbelievably incompetent and unable to resolve any problems. The problem also seems to extend to the site team who, according to customer services, don't answer their mobiles, so make it difficult to get answers.

Considering a Linden / Vistry property, I would look elsewhere

Considering a Linden / Vistry / bovis property. Prepare for a nightmare, poor work, lack of communication, being left frustrated, angered and little support. From aggressive sales, clear lying ahead of purchase to what was delivered, including lack of support from customer care. Constant changing of options after selection and confirmation, then pressure to change many months later. Communal areas left in dangerous state, exposed wires, Sharpe rubble & aggregate across whole estate, walls falling down, sewers & drains not fit for purpose as Thames Water will not take over ownership 4 years on, photo evidence of concrete, tarmac, rubble poored down various points in drains, plus many more.Drive took 4 years to be laid. Multiple contractors walk off site over non payments. Inside the build, so many corners cut, from uneven floor- 2 inch in some places, incorrect screws in every door handle allow them to fall off with screws exposed, not great for a small child! Poor work all round as contractors on pricing work so rush everything, all ceilings require re doing, skimming, reviewing then painting. Skirting all round messy, cracks and holes exposed then painted over. Waste water re enters one toilet, creating all sorts of hazards, due to poor plumbing. Electric points and sockets incorrectly fitted leaving wires exposed. Many other issues, if you wish to view photos, then you can see the sites photos under homeviews website. Bought my new home in market harborough…

Bought my new home in market harborough nearly 5 years ago on the pre inspection there was a list of snags given to the sales rep on the day none of them were ever fixed,I then emailed customer services with a list of complaints and fixes in Aug 2019 which included all the fixes from above and others however never received any answer or solution to this date and the problems still exist, on top of that my garden fence is about to fall down due to very very poor fitment so yet another cost. Come on linden you list yourself as a five star builder which should also include the team who construct the property. And as for customer service they would struggle to obtain 1star rating shocking aftercare is all I can describe it as get a grip please

If you prefer no follow up after completion, pls go for it! There house was completed more than 2 years ago and the concern of leaning fence was raised at the very beginning, more than 2 years ago. Still no action and nothing has been done. They simply just walk away !

Terrible experience at Bracken Grange

Danielle in the sales team was really helpful and you could see she wanted to do her best for customers, the same can’t be said for the site team.I was very close to exchanging contracts on plot 192 when I discovered that there was damp and mould on the internal wall of the main bedroom, living room and kitchen. I was asked to go and speak to the Site Manager regarding the mould, when I arrived at the property it had been painted over and apparently “treated” however there was no evidence of this. The Site Manager told me that water had got in the internal wall before the roof went on and that this caused the damp.I explained that unless the plaster boards were changed I wouldn’t go ahead with the sale as the mould would obviously come back, he said that changing the boards “would be a nightmare at this stage”.I then escalated this and sent across photos that I had taken of the mould, and it was agreed via email by Management that the plaster boards would need to be changed, and they asked if I would exchange contracts. I stated that I would not be exchanging until I saw evidence of the work being completed. I was then asked to go to the site to speak to a Contracts Manager, who told me that the plaster boards wouldn’t be getting changed because this would cost them £10k and they would lose profit on the house. I decided not to proceed with completing the sale due to how badly this mould issue was handled by the site team, and the fact that they weren’t willing to rectify it. The whole experience wasted weeks of my time, and money. Linden Homes were happy to sell me a house knowing there was a damp problem, and the only reason they covered it over when they did was because I had discovered the mould issue by chance when I asked for access to the property. They are now happy to pass the mould problem unresolved over to the next unsuspecting buyer.Linden Homes agreed to refund my reservation fee and deposit I had paid for fitted wardrobes, however not my solicitor fees, so I am around £1500 out of pocket due to a serious damp/mould issue that they couldn’t be bothered to rectify properly.I would advise anybody thinking of buying plot 192 at Bracken Grange to get a thorough independent damp inspection, however based on my experience, I would actually advise people to avoid this company altogether.

Shocking after sales service

Once Linden Homes have your money, they seem to wash their hands of youThe day we moved in we reported five windows scratched and 10 months later, they still haven’t been replaced and we’ve had numerous excuses every time we have chased. They have not taken the lead on this at all. We have had to chase themThe gas hob wasn’t working properly, and we were told we had to report it to the manufacturers. Their assessment was it was how it was fitted. Linden Homes disagreed with this?As expected, we have had settlement cracks however these cracks are, in our opinion, are excessive in quantity and size. However, Linden Homes will not do anything about them unless they are the width of a pound coin. We even have large cracks on the stairs which third-party builders that have been in our home have stated it’s poor workmanshipIf I was able to put pictures up, I would attach them for everyone to see the quality We even had a built-in oven that we couldn’t use, because it was meant to be for a undercounter not eyelevel. Again, we had to fight to get that changed. We’ve had issues with the dishwasher turning itself on and off. We’ve had issues with the washing machine despite the high cost of their homes, they provide low-cost appliances, unless you upgrade and pay. Linden Homes customer service after care, not proactive you have to chase them and they never get back to you when they say they will. Even after speaking with shaunagh in customer service and copying Sarah Speerings in on emails they still don’t seem to care that we are not happy after spending £635,000 on our home. To say we are disappointed is an understatement think twice before buying a Linden Homes property.

Poor craftsmanship and customer…

Poor craftsmanship and customer service. I have now been living in my home for two years and finally have the funds to repair the botched jobs done from the builders.To start when we moved in we chose to install our own flooring and we had plastic and dirt left all over the floor despite being told they had a ‘professional cleaner’ in. We had several snags such as:Poor painting almost everywhere - skirting boards looked as though the brush was dipped in sand. Dents all over the walls.Toilet seats were broken - someone came to fix them then they broke again. Leaking shower screen - this was repaired multiple times and still leaked and has now ruined my flooringBroken electrical sockets.Poor grout in shower - never fixedEven though we had tradesmen come out to fix some of these issue they weren’t to a good standard and I have ended up having to fix things myself.Overall I would not buy again with the poor finish. A new build home has no excuse to be done poorly so please sort this out!

Disgusting customer service

Disgusting customer service, the basics of human decency have been long forgotten with thisMoney grabbing bunch. Avoid them if at all possible there are better house builders and for sure you will get better customer service from rats although I feel that may be insulting to rats - avoid if you want to be treated like a human being or kept informed - I mean it’s only the biggest purchase you ever make after all - if slap dash service with linden homes always winning then go for it - if not avoid at all costs - totally disgusted with this company.

Helpful staff from start to end of…

Helpful staff from start to end of buying/moving in process. Good support once moved in as well. We didn't have a perfect buying process but I don't think any house purchase goes without a few bumps. This was mainly due to a new member of staff who didn't seem to know the process so we missed out on selecting some extras and I assume Linden missed out on extra income. The replacement sales staff were excellent. Regardless, the property was built and completed on time. The site team aftercare has been good, despite a number of minor snags to be resolved. You have to expect snags on any new build and equally have to expect disruption when they are fixed.

Beware

Beware. If you have issues then customer services do not want to help. I had to top my boiler up for the past year or so, and I thought nothing of it as there was no visible leaks, until I noticed that the pipework in the tank cupboard was leaking. Phoned customer services up and it was agreed with one woman that although I was out of warranty by 6 weeks they would send a plumber round. Rang back next day as I hadn't heard anything, to be told they're doing nothing as its out of warranty. Another problem is that my front door has been hitting the frame since we moved in, and they have been out to it 3 times to try and fix it, which works temporarily then it goes back to hitting the frame again, you can see in the photos that the door isn't square in the frame. But as I'm outside of the two year warranty now no one wants to know. I have fixed the leaking pipe myself, because Linden are too rubbish to help a customer over the sake of 6 weeks outside of warranty. The door, I guess I'll have to pay for someone to come and fit one properly so it doesn't hit the door frame.

Awful customer service

Awful customer service. During sale process Linden were late. I had no communication on build status and Linden did not care about my buyers concerns.After sales is even worse. Two years to resolve simple snags. Months with no acknowledgment or communication. Whole customer care team from Emma Lane down are simply not fit for purpose. Managing Director, Alex Jordon doesnt have the customer respect to reply to emails dispute several attempts to contact him.Just awful.

Ruined our New build experience. Please avoid!

The houses are built so poor and cheap! We have had no end of problems with Linden homes who is owned by Vistry group. Eastern area.We have listed 30 problems since moving into our home less than a year ago.I wish I had never bought our new home with them, their customer service is awful and so impersonal, you're just another number to them and they always blame the tenant for problems. We speak with Nicola and Victoria from Vistry Groups and have had so many issues with no communication. You're constantly chasing. Please do not buy with them.

DO YOUR RESEARCH - DONT MAKE THE SAME MISTAKE!!

The Build quality is atrocious, customer services team are even worse. I can’t believe that in this day and age, companies like this are allowed to trade. They lie, overpromise and don’t deliver and don’t return calls. This has been ongoing for two years plus. Our home is currently on the market and two of the three toilets are blocked yet again due to inadequate drainage. Google this before you buy and you will see the truth about Vistry Homes/Linden Homes.

Amazing team at Kirkleatham Green!

A great experience from start to finish! Ben, Jack and Karl have been amazing throughout and made the whole experience really enjoyable. Really friendly and helpful people who put me at ease from the start and went above and beyond to make sure everything went right.Really happy with the house and the estate is lovely as well. You can tell Ben, Jack and Karl are really customer focussed and want the estate and the homes to be great for the customers, and its shown in the build quality and the success of the estate. Thanks a lot for everything! So glad I decided buy my first home with you!

Fantastic team on kirkletham…

In buying a linden home on kirkletham green, I have found the whole experience great, Ben jack, Karl and kev have been helpful from start to finish, yes we have had snags to get completed but that was to be expected, but working together we have solved most, we had no internet for 6 weeks (due to open reach) but Ben and Jack let us use there dongle for the whole time. Nothing is too much trouble.If I was to put a suggestion forward for the company it would be to have a team of work people who can do your snags when your home but when you work Monday to Friday this is not the case at the moment. Ben jack Karl and kev keep doing what your doing and thank you for making our move into our forever home a good decision.

We moved onto Kirkleatham Green in November our experience has been great don't get me wrong we had a good list of snags to get completed but most are complete now and that's because of the great staff that work for Linden homes to mention a few,Ben and Jack from sales are very professional and nothing is to much trouble they go above and beyond to sort any issues out for you also Karl and Kevin site managers are very customer focused and you can call on them at anytime and they will sort any issues out for you.The people I have mentioned have become like our second family and I feel like we have known each other for years please carry on doing what use are doing and hopefully everyone who moves on this site will have a great experience like we did.

Uncontrollable leak in our new build

After logging a leak coming through our bay window in our new build on 2nd November, we’re still waiting for a repair.No contractor has been sent out to attend the leak and we now have water pooling in through our ceiling, pulling off the plaster and damaging our floor. What can I say - their team are helpful when they’re on site and want you to rate them highly in their customer satisfaction surveys. But when there’s a real issue, their customer service team aren’t exactly responsive. I sat on hold for over an hour to the out of hours emergency line and no answer.

I moved in my first home at the end of September

I moved in my first home at the end of September and even since there has been nothing but problems. The first day I moved in, my fob to get into the communal entrance was broken so I had to ask a neighbour to let me in which is very frustrating. When I walked into my home there was a massive hole in the wall and dirt all over the floor which the builders left, Linden Homes acted confused and said they ‘didn’t know it was there’ I then had to wait over a week for this to be rectified. The lock on my front room window was broken so I wasn’t able to open it let alone close it, in the freezing cold months it was causing my property to be extremely cold throughout. The estate agent asked a builder to come and fix this, they never showed up the first time, when they eventually did it was even managed to be fixed - the window is still broken 4 months later. The lift was out of service for around 3 weeks after I moved in, surely this is what I am paying my service charge for? Linden homes never informed me on the bin shed code, so I have had to ask around and eventually find out from an on site builder what the code is, this is basic information which I should have found out on the day I moved in. I was given the incorrect water supplier so I have been awaiting a letter from them which obviously never arrived as it was the incorrect company. The entire process has been a nightmare, the communication and professionalism is awful. I would not recommend at all!
