This is 0 stars really and trully. It is a cheating organisation. They think they can get away with cheating you as they most have done it countless of times with no serious repercussions. Ignore all the replies they left on people bad reviews. They are liers. Everyone that has had experience with them know how criminal and unethical they are. All the 5 star reviews are conflict of interest, they need to be reported ASAP.

You may of course arbitrate the deductions through the proper channels as your deposit is secured by TDS. Very awful letting agency. Complains don’t get attended too immediately and you don’t get your deposit back until after 3months of moving out. Also, deductions made are damages you reported and no one fixed. I won’t recommend. For an apartment that doesn’t get refurbished, it feels like they are stealing from you with your deposit. I couldn’t even renew my tenancy because I couldn’t fathom living there again. The apartment was very stale and filthy

Hi Victoria, You moved out 43 days ago. not 90 days ago! As discussed because you damaged the apartment there are proposed deposit deductions that you are unhappy with such as staining the new mattress and damaging the furniture. Your deposit remains secure with the DPS until we have reached agreement about the proposals or arbitrate via DPS. Complaints are attended to immediately but sometimes contractor delays are out of our hands.

After seeing the Chinese message at the bottom, I decided to leave another message in Chinese. First of all, if you expect an agent with good service and patience, don't rent an apartment from this company. My English is indeed not good enough, but my IELTS speaking score was 7 (listening 6.5) before I went to college. After three years of college and one year of graduate school, I was still ridiculed for my poor English. It’s really ridiculous. I have rented a house for such a long time, and this agent is the most unqualified I have ever seen. If they don't understand something, they will say you have "poor English" so that they don't understand (or you don't understand). In the end, she lied a lot. Nici said in the email she had talked to the landlord, and Matt also said in the email he had talked to the landlord. This acting skills are absolutely 0 points. If there were possible to give negative stars, I would give minus 2 or 3. As a student has rented flat for past 6 years from more than 7 house agencies, I have never seen a house agency like this. Nici (The owner I guess ) did not care about what I was try to say and simply complained my English capability. When I was saying my friend would stay in the flat until the contract is ended (10/09/2018). She immediately responded 'IMPOSSIBLE' and later on she changed her mind and said 'You are not good at English'. When she was shouting, she ignored her attitudes. When I was getting angry and was shouting as well, she started to judge my behaviors. I believe communication is mutual process . While people are being nice with me, I am always being nice with them. Before I handed up my phone, she had told me my friend was allowed to stay at the flat. About 10 minutes later, she sent me an email saying my friend was not allowed to stay because of the landlord. So there is a question for people who read this review 'do you believe she contacts with the landlord?'

DO NOT RENT FROM THESE PEOPLE! Even 1 star is too high of a rating to give them, and if I could give 0, I would. Upon arrival in the apartment, one bulb wasn't working, paint was chipped in the bedroom, grease and dirt marks in kitchen and on practically every wall, and damaged furniture. Even though I reported all these issues, they later came to charge me for them. A blind was missing for my entire year tenancy. While I contacted the agency for months on end about it, all I had in response was "it's still on order". Having a blind for the window on order for over a year? The worst excuse for a lazy and cheap landlord I have ever heard. High prices for below decent living arrangements. When the tenancy came to an end, the landlord demanded 70% of the deposit for damages I know for a fact were not caused. I was reasonable and said I would accept those deductions from the deposit IF pictures were provided to prove I had caused them. The response? I can "see those pictures in court". Are you having a laugh? What landlord does not provide evidence of damage and forces tenants to pay? A CHEAP and GREEDY one. I took them to court, but these people have their ways and the verdict was I surrender my deposit (which they have now held for over 2 years!) and pay up an additional sum of over £1900! The people working their seem nice and act like they have your best interests at heart, but it's all an act. I cannot stress enough that you will waste your time and money with these people! DO NOT RENT THE PROPERTIES. Note: to Nici or Stewart, or whoever from Stewart Oliver Lettings who will be reading this and coming up with a poor excuse for a response, don't even bother. Dear Tran, as you know we are the AGENT on behalf of the Landlord, therefore your 1 star review or Stewart Oliver Property is unfair. All of our apartments are professionally cleaned before each tenancy and each tenant has 7 days to check the independent check in report. Although your tenancy was in 2017 i recall that you did not agree to ANY of the proposed deductions, despite the independent check out report recording tenant damage, and hence YOU decided to pursue the matter through the court. I am not sure of the court outcome as that is between you and the Landlord and we have no information about that. If tenants leave properties in the condition that they take them then all of the deposits are returned. 5 week deposits are protected by the DPS and TDS in line with government legislation.

DO NOT RENT!!!!! Nici and Mathew are the most unprofessional and unqualified agents in Birmingham. They make up fake charges and try to harass you for them during your tenancy. When that doesn't work they inflate your deposit charges and try to make you pay for things that do not exist. For example they tried to deduct from our deposit to repaint the flat even though they accepted that there were marks on the wall at the beginning of the tenancy. Hi Jason, As you know you caused a lot of damage in the apartment and also seriously broke terms of the lease and abused the letting agent. The deposit is still held by DPS and is dispute. As you know we have an independent check in and check inventory and tenants will only be charged for genuine tenant damage as noted by the qualified independent clerks. We do not make up fake charges. if you had respected the property and not broke the terms of the lease then you would have all of your deposit back.

Dear Matt, I presume you have asked friends to leave the other recent 1 star reviews. You are unhappy as you have put a lock on the utility cupboard in the property without permission and we asked you politely to remove it at the last inspection 3 months ago and you have not done so. The water services are located within that cupboard and the building management would require access in any emergency, it is wholly unacceptable and the lock will be removed.

.Really bad company and they do not maintain their apartments I am an existing tenant and revealing my name will give this bogus and fraud agency a chance to deduct my deposit through false excuses. EVERYONE do not deal with this agency as it is only good for taking benefit from international students that are new to tenancy system in the UK . There are no ethics nor professionalism hence the agency is based on claims without objectivity. If you want to experience a rude person then deal with Niki and if you want to deal with fake smile deal with Matt They are kind when an individual is in a process of signing up for the apartment and straight after that they start playing tricks with the tenant. May God do justice with them and karma will get hold of them.

bogus review. We have no record of you ever renting an apartment from us. Apartments are professionally cleaned before new tenants move in and furniture complies with regulations. We also use an independent inventory company for check in and check out as well as deposits being held by the DPS with any deductions to be agreed before they are made.

When we moved into the property, we were told it had been professionally cleaned but learned this was not the case. The curtain rails had so much tobacco/grease on them they appeared brass until they were scrubbed, the fireplace was yellow until scrubbed, and there was paint on the windows, heaters and floors. The property had been repainted with a single layer of white paint that came off exposing the magnolia underneath at the lightest touch. The windows and blinds were filthy and moldy. The oven had decaying food in the bottom and strong acid had to be used to make it even half usable. When we moved out, the property was left clean to a much higher standard. We painted one wall, but this was repainted at the end of the tenancy and returned to the original white. Despite the property being cleaner when we left than when we moved in, Stewart Oliver tried to take the vast majority of the deposit and claimed it needed a total repaint. This was a lie. They were expressly asked what required repainting, but were only able to tell us 'it has not been professionally repainted', without being able to point to any defect. We had to go through the deposit protection scheme to recover the deposit, who slashed the deductions they were trying to make. There had been no maintenance undertaken on the property in the years prior to us moving in, and their primary goal isn't maintaining the properties, but passing all reasonable landlord costs to the tenants when they can. I would not use this agent under any circumstances. They will do anything they can in an attempt to keep your deposit. You have been warned.

Hi Stephen, The property had been professionally cleaned prior to your occupation and was proved to the DPS with an invoice. The property had been professionally painted prior to your occupation with more than 1 coat. You did not seek permission before you decided to change the colour of the wall and damaged other areas such as the bathroom ceiling through your lack of ventilation, wall heaters by drying clothes on and broke the window mechanism. It is reasonable to pay for damages that you have caused. Unfortunately as you did not agree to ANY deductions the the matter went to arbitration. If tenants do not damage a property then they will get back their FULL deposit.

This agency used fake bills to defraud customers of their deposits. This is my third comment. The previous scam agency said it was unfair to them. Can you please be fair to your customers? From laughing at my English proficiency at the beginning to defrauding my deposit with fake bills, are you fair? Is it fair for me to spend several days writing a 2,300+ word report? My deposit of 1,500 pounds ended up being refunded 1,120 pounds by TDS. Is it fair to the customer that you can get reasonable expenses through arbitration even with fake bills? Maybe this is the reason why you put the deposit on TDS? Even if you provide false information, you will still receive reasonable expenses. I really have no interest in leaving any more messages in English. Companies like yours are really embarrassing this country. Rubbish agency! Liar agency!

Dear Hongbin Yang, Thank you for your third review that i have translated and will respond again as follows: You vacated the property and left it in an extremely poor condition, this was evidenced by the independent check out report. You disputed the proposed deductions and they were arbitrated by the TDS and their ruling is final. £380 of deductions is a very fair and reasonable amount, including full cleaning, removal of rubbish and damage to the apartment and i think it is outrageous that you feel the need to leave a further bad review. I can assure you that no fake bills are used and all bills are also provided to the TDS. We have never laughed at your English level and do all we can to assist our tenants, whatever language and nationality.

It is very awful renting experience. I have rent the the apartment from this agent for one year. But when i want to get back my deposit. I have sent the standard email asking for it. Nobody reply me for two months. Then i have called them. Their attitude is very ghastly. They discriminate the foreign. They always laugh at my English as a terrible attitude. Dear Mengshi, Apologies that you feel you have been mistreated, that is never our intention. sometimes there are language barriers on the telephone that is why it is always better to visit us face to face if you can and we can explain the deposit process in detail. There is never racial discrimination and we have hundreds of happy international students who come back to us year on year. I am Hongbin and I have written a review early. Guess why I am deciding to add an other one? This retarded agent is using two pastiche invoices to occupy my deposit. Two invoices are made by 'Invoice2go' and even did not cover the watermark. In addition, the invoices are made by the company called 'Kleen pads'. However, the company cannot be found at the Companies House. From their claims, £1,500 deposit would only return £45 while there is no any item is damaged. Nevertheless, the case is still in dispute at the TDS. Good luck on me and on current tenants. I deeply hope you can get what you guys deserve to get. It can also be considered as a warning to any other tenant want to have a business with this agent.

Dear Hongbin, Thank you for taking the time to provide a further review, however it seems a little unfair as you have already provided one review. The proposed deposit deductions are in dispute via the TDS as that is where your Landlord protected the deposit. I am not aware of any evidence or invoices submitted to TDS as the Landlord has done that directly. In any case the TDS will arbitrate and award accordingly. I can however assure you that Kleen Pads is a genuine company as i have seen their van at the property, not all traders need to be a limited company and in fact many are sole traders. I am sure the TDS will be in touch with you in due course.

Really bad... all they are doing is scamming people. Expand this to see proof. They do a very poor check-in inventory and then do a rigorous check-out inventory to try and scam you. Here's proof: CAN'T ADD IN FILES - Google does not allow that. Please check the image for links Take a look at the check-in inventory check and check-out inventory check. They intentionally leave the condition column blank at the start of the tenancy(check-in inventory) - the handwriting is mine. I have spoken with another 3 tenants that had encountered the same issue. Already reported to press, they are going to write a story about it

We do however have a Calin Baciu that was a tenant and I will reply to you regarding his tenancy: We always use an independent check in and check out inventory and you have 7 days to check the check in inventory after move in. In this case not only was the property badly damaged during the tenancy due to smoking in the property, i.e. cigarette burn to the shower cubicle, also 2 of your cars were illegally parked in the development without authorisation or payment. We have not taken all of your deposit as it is correctly registered with the TDS and they will arbitrate.

This agent is the worst one I have ever encountered. They basically did nothing after you rent the property and paid the deposit and monthly rent. Whenever you sent an Email to them, their response will be "It's your responsibility". However they will efficiently charge you a lot for late payments. The worst thing is that you will basically get nothing left of your deposit at the end of the contract. They will add things like full cleaning fee, redecoration fee, damaging fee to your check out report. But you cannot necessarily notice any damages when you move in. After all, this agent is sooooo bad. Trust me, do not use this agent!! Update: They will make lots of deduction from your deposit with no sense. For example, they charged you for damages that are not your fault. This is because they don't have a check-in report. Thus when they show you the check-out report mentioning any damages, there would be no evidence for comparison. In a word, the agent will trap you as much as they can do to earn money. DO NOT TRUST THIS AGENT AT ALL!!!

Hi David, Thank you for taking the time to review, please see my response: Unfortunately some things are always the tenants responsibility such as changing light bulbs, blockages and any damages caused. Please let me know if the matter was something other than those items and I will look into why the matter was not dealt with. The Landlord has a mortgage top pay and he will be charged for any late payments, therefore late payments must be passed on to tenants. you were fully aware of when your rent was due. All deposits are protected and any damages can be disputed at the end of the tenancy. We use a qualified independent inventory clerk for check in's and check out's and you are also given 7 days to report anything you are unhappy with at the start of your tenancy. If you had left the property in the condition that you moved in then the only deduction would be the £60 check out fee

Unfortunately, most of the reviews here are true. Really poor management... and I'm sure they have a great record of scams. I got scammed by them too and since this happened, I spoke with 4 different people(university mates) that had been with Stewart Oliver in the past and had similar stories i.e. poor inventory check on check-in and an extremely thorough on check-out. The apartments are really old and not reconditioned, thus they can fully deduct your deposit for damage that you never done - or simply just excessive tear and wear that hadn't been noted in the intial inventory check. So make sure you do a lot of images(literally every scratch) at the beginning and note everything on the check-in inventory check. DO NOT SIGN IT WITHOUT DOING THIS! If you're given an uncleaned and not reconditioned apartment, you'll most likely be liable to pay for all of that at the end of the tenancy. Even 1 star is too complimentary of a rating for Stewart Oliver. I will keep this very brief. - Their staff is unwitting, fruitless and ignorant - They rarely responded to my phone calls, let alone my emails in relation to issues I had with the flat itself i.e hoover, bed etc. - I gave the flat back in perfect condition but they still took a fair deal of my deposit. - But my biggest issue with their service is their total and utter lack of responsibility. After the end of my tenancy which was (16th of September 2017) they carelessly did not inform their new tenants that they need to pay their own electricity bill. - Still having me listed under the billing information I had been charged £233 from the end of my tenancy until the 16th of January 2018. - The idiocy of this organisation is quite astounding to say the least.

Dear Rishi, The one star review is unfair. we responded to any issues that you had whilst resident in the property and informed you that tenant damage would not be covered by the Landlord. If you returned the apartment in perfect condition then you will have had all of your deposit returned. As you know desposits are protected by the DPS and we use independent qualified inventory clerks to determine tenant damage or wear and tear. I understand that you are annoyed at the electricity bill, however all tenants are informed of the procedure for setting up accounts and are given a tenant information sheet. You were informed when you moved in and the next tenant has been informed when they moved in. It is your responsibility to close accounts when you leave and you are provided with a closing meter reading on your independent check out report, please feel free to contact me if you require another copy for you to take up the issue with the energy supplier to get a refund of any incorrect bill that you may have paid

Beware! Always take pictures of everything and take nothing lightly! So everything is nice in the beginning. You go to the agency office, they are polite, they assure you that everything is going to be fine, the paperwork looks legit and you are somewhat relaxed. Then at the middle of the tenancy they send you a document with all of the costs that "would" be taken out of your deposit if you do damage to the property. Funnily enough they make you sign it so as to legitimize the final blow. They will take most of your deposit depending on how easy you were at the beginning when you agreed the inventory check list. They will try to fix as little as possible so they can use it against you, that is to put the blame on you and take it from your deposit. Believe what you want but I am not the only one that this has happened to.
