Dear Paul, we are surprised to read your review as upon investigation of our records, it seems your comments relate to a “let-only” that took place in 2013. With the letting taking place some 8 years ago, and no trace of any previous negative comments about our service, this made receiving your negative review even more surprising. For your information, we are required by law to keep certain records for different periods of time. Therefore, despite the letting taking place many years ago, we would be happy to investigate your complaint further, should you want us to do so. In order to do this, please send a detailed summary of your experience to commercial@scriven.co.uk Concerning the tenant, before the letting was entered into, the normal due diligence was carried out to include all necessary checks and references. All of which were found to be satisfactory. Regarding the rent, to ensure that the market was sufficiently tested and the maximum rent was achieved, the property was actually tested on the market for over 6 months before it was let. It may have been possible to let the property sooner, however, marketing was impacted by delays created with validation certificates relating to changes to marketing material not being returned by you. This resulted in us having to frequently chase you for the outstanding documentation. During the marketing, it was yourselves who also requested a discount [of rent] to be applied during the first year, and we also amended the marketing literature to detail “may consider selling”. To minimise the risk of incorrect information or confusion, before confirming any alterations to marketing literature or figures, we always seek confirmation from our client in the form of a signed validation certificate. This ensures transparency and prevents any misunderstandings. Finally, and in regard to our bill, despite us fulfilling our part of the contract to let the property for you, after issuing our account in April 2013, this was eventually paid some 9 months on, in January 2014, however only after we threatened to commence legal proceedings and agreed to a discount being applied in order to bring the outstanding matter to a conclusion.

They've always looked after both the tenants and landlords with the utmost integrity and do so with an impartial, clear perspective. With almost three years having gone by since your tenancy ended, we are some-what puzzled and intrigued to know why it has taken until now for you to provide your review.
