their service is awful but there's a lot wrong with their properties

To be honest, their prices are pretty good, however I have overpaid by 700 pounds. I accidentally paid 1 months rent after my tenancy was over though in 2015 and I'm still waiting on my return of payment.Not just that they are holding my deposit of £400 until i provide proof on me being exempt from my council tax bill, (which I have) not just that. They have kept my deposit in a non secure place (it is by law to put deposits in certain schemes to protect the consumer and so on...)NOT JUST THAT I'M A GOD DAMN STUDENT PROVIDING PROOF AT THE BEGINNING OF THE TENANCY TO SHOW THAT I CAN STAY IN STUDENT HOUSING!!!!these lot aren't stupid, they've just got extremely poor business practices. (unethical and unfair)I do recall that they were hesitant to put me in a house, maybe because I was not an international student. The reason I say this is because I lived with international students who haven't collected their deposits after their tenancy and they've flown back their their home.

Do NOT rent from this company.

If it were possible to give 0 stars, I would. The worst company I have ever had to deal with in my life, which created the worst year of my life. After viewing the property previously and everything seeming fine, our house was then let to us in horrific, ILLEGAL conditions, which they did not care about. With RATS, damp, mould and most things broken, from there being no garden fence, to a fridge that didn't work, broken beds, tables, sofas, cupboards, doors, the list is endless. With next to no communication, no matter how hard we tried, with constant phone calls, emails AND office visits, they did not care about us and did next to nothing to improve the appalling property. Would also not answer our calls to take an inventory, although saw fit to charge us all for one after we left. Left the house spotless, though saw £100's deducted from our deposits for cleaning (?!), and £100's in charges for broken and mouldy pieces of furniture etc. that they knew very well were broken when we moved in. (Luckily we had taken pictures on our arrival).It took 4 MONTHS for us to receive a part of our deposit back, after them giving in to the existing broken furniture. Would have taken them to court if I didn't just want this awful experience with them to be over as soon as possible.They blatantly and greedily take advantage of students. Save yourself the trouble and just let from someone else.

Dodgy as hell. Rented a flat from them and once I left they confirmed that everything with the flat was ok, however I had to ask them numerous times to get my deposit back and only got it back once I got Trading Standards involved. Seriously dodgy bunch of people running the place and I'd urge you to steer clear. I'd also question the 5* reviews as they seem fake.

awful experience with property solutions and landlord they put us in contact with- rude staff, dismissive of students, house was a mess when moved in, maintenance issues difficult to resolve and furthermore when original google review was left i received emails from both agency and landlord threatening legal action would not recommend anyone use this agency (* also cost £1625 a month in rent for a house with many issues in Nechells! five tenants!!)

Absolute joke

When I rented a property in Selly Oak, literal raw sewage backed one of the property's drains on the property and passed down the side of the house. The lettings agent didn't care, and the landlord didn't care, for weeks. We had to threaten the landlord with a report to the environment agency to get anything done. This lettings agent did nothing to help.
