My daughter, who was 19 at the time, paid her whole years’ rent for shared rental accommodation. Instead of Oakmans in Selly Oak drawing up a separate tenancy agreement due to this, they drew up a shared tenancy agreement for all of the tenants, making them ALL responsible for any rent arrears. One bad tenant, and she’s being pursued for payment of the rental arrears, which due to her ADHD is making her extremely stressed and struggling to cope. Added to that, she had to deal with a break in at the property, which resulted in violence. Fortunately she wasn’t at the property at the time and due to it happening, hasn’t stayed in the property for months due to not feeling safe. So, she’s paid around £10k up front, hasn’t stayed in the property for months and is now being threatened with bad credit and the possibility of a CCJ due to over £3k in rental arrears by one of the tenants via correspondence from Sam Checketts. Totally disgusting. When Oakmans have been asked about it, she’s being told ‘she signed the rental agreement’ and that’s how it is. When I phoned I was told my daughter is an adult and she signed the rental agreement and Sam Checketts is the Area Manager and not contactable. A 19 year old trying to get on in life, doing the right thing by ensuring she doesn’t get in to debt by paying all her rent up front, dealing with the rental agreement herself, not staying in the property due to feeling unsafe and she’s being told that’s how it is, when Oakmans should have themselves done their job properly in arranging for the correct rental agreement for my daughter by drawing up 2 separate rental agreements and absolving her from any rental arrears. Does the landlord know my daughter paid all of her rent up front or is he being drip fed monthly by Oakmans?? If he knows, why are Oakmans not advising him in relation to my daughter being pursued by debt collectors and if not, why aren’t Oakmans making him aware that she has paid all of her rent. The landlord can decide who is pursued I’m sure. A separate tenancy agreement would have prevented all of this!! Fortunately, my daughter managed to finish her degree through all of these struggles but it was extremely difficult due to this. This review is current as of 19th May 2025. If you are reading this before making a decision as to whether to use Oakmans then please choose carefully and take my review onboard. If I could give Oakmans zero stars I would. I ask now - How does my daughter move on from this? If I’m going to receive a reply saying “your daughter signed the rental agreement”, don’t bother replying. Or a generic email saying we’ll learn from it, don’t bother either. Where is your duty of care!!

Bethany from the Sales Progression team at Northfield was incredibly helpful and kind - mediating and negotiating thoughtfully between buyer and seller and asking the questions that solicitors can't help with.
