TrustpilotStaff who make up the heart of Midland Heart Housing Association.
Recently a relative of mine who lived at 101 Stamford Road in Handsworth died suddenly and unexpectedly. Then I made contact with Mr. Abdul Aziz, at Midland Heart Housing association, the company who owned my relative's house. Mr. Aziz was very professional, empathic, respectful and helpful. He was the central figure who assisted and supported me to efficiently conclude some of my relative's outstanding affairs. I remember thinking at the time that Mr. Aziz is an excellent role model for the staff at Midland Heart and that the Company should seriously consider promoting him to Management level or appoint him as a Training Officer for staff. Thank you Mr. Aziz for all your help and support which is very much appreciated and greatly valued. Other members of staff at Midland Heart who helped me during this time were Kyle East, Carmel and Paresh, who all provided an excellent service and whose conduct throughout was exemplary. My sincere thanks to you all. Signed: Zygmunt David Gazdecki.

GoogleDisabled tenants at Spectacle Works have been left without proper access to their homes because Midland Heart has failed to fix the building’s lift for several years.
At least two residents rely on the lift, including a wheelchair user. With it out of service, they are effectively denied safe and independent access to and from their own flats.
Tenants have repeatedly reported this, most recently in October, yet nothing has been resolved. Midland Heart repeatedly claims “the part has been ordered”, then “it was the wrong part”, before allowing months to pass with no working lift.
This is not a minor repair issue, it is an ongoing accessibility failure. After years of delay and deflection, it is unacceptable that a housing provider has still not delivered a permanent fix.
Tenants are now in the process of escalating this matter to the Housing Ombudsman and the local council.

Hi Sophie, we'd like to apologise for the experience with the repair being made for the lift, it shouldn't have been taking this long. Since your review, we've flagged this with our Compliance team to understand the situation and we've been informed that the contractor should be visiting the site today with the parts needed for the fix.
Rest assured that this entire experience has been recorded and we'll be speaking with the correct teams to feed this back. Again thank you so much for bearing with us.

I’ve had a terrible experience with Midland Heart from start to finish, which resulted in several complaints being raised. Unfortunately, I didn’t get the outcome I wanted and, in the end, I simply couldn’t be bothered to continue dealing with the matter anymore. I’ve cut my losses and moved on.

This review is to say one BIG huge thank you to Rachel Hickman - Tenancy services officer. Rachel has supported our family through a difficult situation. She has gone above and beyond. The understanding and compassion shown has been unbelievable. She has been there whenever we have needed her, nothing has been too much trouble. An absolute credit to Midland heart! GoogleI have been trying to get a place for over 3 years. Horrible how I have heard how they pick and choose who to give the houses to. It’s favouritism based on colour and religion so it seems. I have also been told that they offer properties up beforehand to people they like and know under the table. Watchdog really need to do an undercover documentary on these Housing Associations. You cannot even get in touch with management when asked.I have constantly uploaded all the right documents and made the bids asap but never even got close. Was shortlisted recently and only to be removed. They say they offer properties to those who have been registered the longest. That is false and in my case I have been waiting for a decent property for over 3 years. How unfair that others got properties whilst waiting for a couple of weeks whilst there were people waiting for years. It’s a pick and choose game on what demographic of people suit which area. Ethnic minorities seem to be placed in underdeveloped areas whilst others I know have bidded and have been placed in new builds. Will be reporting this further

Thanks for reaching out, we're sorry to hear you weren't successful for the properties you applied for.
Our process does work on housing need as all applicants have to evidence that they are in need of social housing and our properties are also allocated preference groups depending on issues as size as we always try to make sure homes are let in the best way to meet peoples needs.
In April this year, the way we allocate our homes has changed so the home will now be offered to the person who has bid for the home and whose registration status has been active for the longest time. We've shared the full details about the allocations policy changing here: https://www.midlandheart.org.uk/news/2024/updating-our-allocations-policy/

TrustpilotHad an issue with the boiler
Had an issue with the boiler, phoned up and someone was here within less than a hour, Electrician was sound had a cuppa and a chat. Issue was fixed, no drama, so credit due where credit is due. Currently Waiting for a surveyor to come out and look at my front door to hopefully come up with a solution to make it possible to be able to get appliances into the property without having to remove the front door and although this issue is frustrating and dragging on but after speaking with Jamie the estate officer I'm Confident eventually somewhere down the line there there will be a resolution found. Staff on the phone was also great and to be fair they usually are, Really helpful and wanting to help resolve issues.

TrustpilotMold and Damp - unsafe living conditions
I am utterly disgusted with Midland Heart and their handling of my housing situation. They offered me a flat on January 15, 2024, claiming it had been inspected and was ready to move into. However, just seven days later, I reported an internal leak, revealing that the inspection by the surveyor Lee Fisher was a complete sham. The roof was missing a tile, the lights in the bedroom and toilet were not working, and there was extensive dampness and black mold in the property. This property has been nothing short of a nightmare, with a series of misleading information from Midland Heart. The negligence and carelessness displayed have severely impacted my mental health. stay awayI have uploaded videos on youtube and will upload everything i have documented thus far, please watch and more importantly stay away from Midland heart. @ user-by2eu3mp9mOn March 17th, heavy rainfall resulted in an influx of water into my kitchen, causing significant damage and posing serious safety risks. The water seeped through to the kitchen, particularly around the main switch, causing a complete electrical failure in the property. I had been living in a mold-infested environment from January 22nd until June 12th, when I was finally moved to temporary accommodation as Midland Heart began repairing the flats. Despite my pleas for an alternative property while leaks were causing power issues by affecting the fuseboard, my requests were ignored.Five months of hell, filled with distress and despair. Thank God for family and friends; otherwise, I honestly don't think I'd be here.

Hi I would like to provide you with positive feedback of Bath Todd and Elisha Reid from Midland Heart, housing department. And midland heart as a whole. They are currently supporting me as I am currently experiencing and enduring a great ordeal at this moment. However I wish point out and emphasis that they work extremely hard, they reliable, dedicated and committed to their work. They are passionate about their role, they are always willing to help and support regardless of their work load. They are brilliant in all aspects within their role, their approach, their listening, understanding and their response to the issues in finding best ways to address them. They are not judgemental nor bias.I fully appreciate their time, their hard work and effort. Although it is their job, they truly take that extra mile (goes above and beyond) to ensure that they provide efficient advice and service. And I cannot thank them enough. It is very rare to find ones that is very dedicated, who listens and understands. And is willing to do a job to the best of their ability. I greatly value their role and their hard work. And I greatly thank them. Please ensure that they receives appropriate recognition for their hard work.

TrustpilotPlumber and Electrician for Leaking Water Tank
Needed an emergency repair for leaking water heater - the plumber was an efficient worker and friendly, and was willing to explain his ideas and the process re: what was wrong and a possible fix. He changed the overflow valve and float inside the tank. We couldn't find where the water was leaking from, but hopefully this has solved the issue. The electrician was a nice guy too; he only needed to do a 30-second check, as the wall with electricals was unaffected by the damp. He had trouble finding the street, I had to try directing him from a location I didn't know. He arrived after midnight, but that time wasn't too unreasonable as I'd been told in advance by Midland Heart repairs line that it would likely be late at night.

TrustpilotOn going complaint
Me and my partner have had issues with noise, anti social behaviour and drug use and over crowding (at least 5 people living in a 2 bedroom property)from our neighbour. We have endured sleepless nights and a horrible smell of cannabis. My partner became pregnant so we decided to inform midland heart of the problems we have encountered. This complaint has been ongoing and then last night at 9pm! We received an email from an operations manager who's basically victim blamed. They offered us sound recording equipment to be installed to capture the noise that goes on between midnight and 5am and instead of reporting on the noise captured she proceeded to talk about a conversation I had with my partner about the noise and completely dismiss the actual noise. She tried to brush off the over crowding by saying they are working with the tenants. Theres 3 couples living at the property and a dog that is constantly barking and running round because its never walked. My partner gave birth last week and we still have this on going issue. We were also told that they can not do anything about the use of drugs in their property and the anti social behaviour and we need to contact the police. This has not been handled correctly and I feel we have had little to no support and having a new born baby and constant smell of cannabis coming from their property is not healthy. We are now looking a seeking legal advice and possible publicity to try and get this resolved as we can not cope much longer and midland heart have/wont take the correct action required to resolve this issue

GoogleThis organisation own a flat in the block I live - small, one bedroom, first floor, no lift. Over the years we’ve had a tenant who grew cannabis and flooded the flat below causing £20k of damage, a (nice) young family with 2 kids under 2 years and then a morbidly obese person with severe mobility issues - it being totally inappropriate accommodation for the latter two.
5 years ago, all of the flats were told to up-grade their front doors to comply with Fire Regs. We had to also comply with the spec provided by our Property Managers.
Midland Heart only did this work in December last year and have fitted an abomination of a door very far removed from the specification they have been repeatedly provided with. This is not a mistake, it is deliberate ignorance.
The contractors they’ve employed to do this and other work on their property have left the communal areas utterly filthy and damaged.
From our experience, Midland Heart are arrogant, entitled and have zero consideration for adjacent property owners.
if you have the misfortune to have Midland Heart as a neighbour it is likely the enjoyment and value of your property will rapidly reduce.

TrustpilotHow to deal with your Social Housing issues
Most housing association tenants don’t realise the two stage complaint process. If you have an issue with your housing association eg repairs, misconduct, service failures etc1. Report the issue as a formal complaint, get a reference no… this is stage 1, they must respond within 5 working days. 2. If they don’t respond in 5 working days, go to stage 2, contact them again preferably by email, escalate the complaint to a stage 2, give them 20 working days to respond…. Sit tight..3. If there’s still no reply or adequate response to your issue… contact the Housing Ombudsman, no solicitor needed, they will then take on your case… it’s that simple… they will act on your behalf, always keep a log of who you spoke to when you make your complaints and keep a log of the outstanding repairs and issues… Don’t use CAB, The Housing Ombudsman is the governing body over all social housing, if you win your case with the HO and your housing association still don’t act or comply… then instruct a solicitor… it will cost your Housing Association a lot of money which they don’t like or want….

TrustpilotThere's no 'heart' in Midland Heart
Midland Heart continue to try and harass us. Kumar from Midland Heart visited my home and when asked about assistance with moving because of hate crime, he replied. 'You can move but not with us.' We put in a complaint, not surprisingly Midland Heart stated he didn't say that. As I said in my previous post, Midland Heart will harass you when you dare to put in a complaint or raise a disrepair case against you.Kumar falsely pursued us with an application for injunction for access, whilst Midland Heart contractors were attending to put right the disrepair. Confusing how Midland Heart can state we deny access, when Jason and his team gained access without any issues. Fortunately, we were able to get an adjournment because of the lies and false representation Kumar had made. When we returned to court, Kate Thomas sat on the bench. She proceeded to brag how she evicted tenants for not giving access. Kate Thomas was vey one sided and appeared to think very low of tenants. She gave no eye contact and focussed on Midland Heart and what they had to say (unconscious bias). Kate Thomas did not grant Midland Heart an injunction which we are thankful for but told us to go away and come to an agreement. The agreement was very favourable to us, however, Kate Thomas took great pleasure in saying if we breached it, we could be fined or go to prison. As we were leaving Kate Thomas's chamber's she proceeded to smirk. This women did not allow or want to hear anything from us as the defendant. She did not want to hear that Midland Heart had failed to attend on several occasions or that we had given copious dates for them to choose from or that access was not being denied. We were forced to enter into an agreed or face an injunction. What is the point in going to court when you have not denied access? We wrote Midland Heart letters asking if there was anything outstanding, no response. Our solicitor reached out to say there are no outstanding works; they continuously asked others to say they had negative experiences with us but couldn't get anyone to agree to this. They stated they need to come and inspect the gas, which has already been inspected, then said they needed to complete a performance test, which we had offered to reschedule. I'm sure we are not the first or the last that Midland Heart will try this with.Guess who breached the agreement, no other that Midland Heart, who's contractors turned up at our home and proceeded to cut down our edge (in the early hours of the morning before 8.00am) without giving notice, which is what they are obliged to give under the agreement.Let's see if Kate Thomas (Judge) supports or ignores Midland Hearts breach of the agreement. Its important to give credit to Jason for his excellent interpersonal skills. He got the job done, he was polite and civil at all times. He was understanding and arranged for his operatives to attend around our work schedule. Less can be said of Kumar who evidently has a personal vendetta against us and displayed unethical and discriminative behaviour. We do have a happy ending, as happily notified them that we would be terminating our tenancy having secured a home of our own. Our home offers us peace and security, free from mental harassment by Midland Heart. This is our true experience with individuals mentioned above.

I’ve had a dispute with a tenant due to their antisocial behaviours (throwing food out of the window which invariably caused vermin), there were some other issues that Midland Heart had. My initial engagement with Midland Heart were disappointing to say the very least. That was until Trlok became involved. (This was an issue that was ongoing for the near enough a decade) He was open and upfront with information, processes and policies and more importantly, he engaged with me as a tenant and endeavoured to engage with the other tenant. He constantly provided updates and feedback based on the proceedings that ensued. He allowed me to have confidence in Midland Heart, that there was someone impartial and with a common sense approach that was sorting the issues.
