GoogleOngoing access issues at Crocodile Works, Porchester Street have made living here extremely frustrating and, at times, unacceptable. The fob access system has gone down more than four times in the past 10 months, repeatedly preventing residents from accessing their own apartments.
Most seriously, in December residents could not reliably access the building for nearly three weeks. During this time, multiple complaints were logged. The concierge repeatedly confirmed that the issue was logged as an emergency and assured residents that repairs would be carried out immediately. Despite these assurances, the problem remained unresolved for weeks.
Many residents have children and families, and being unable to enter your own home is incredibly distressing. Residents were forced to prop doors open just to gain access, which is clearly unsafe. In some cases, doors were reportedly closed again by others and according to residents including staff, creating serious fire safety and security concerns.
At this point, confidence in management has been lost. It is difficult to understand why residents are expected to pay full rent for properties they can only access intermittently.

If I could give Midland Heart a 0 I would…. Many people don’t realise that with a repair…always get a job reference number for the job reported as a needing a repair… keep a note of it….maybe get a note book just for Midland Heart issues… All of their calls are recorded … keep a note of who you speak to on the phone and the date…and time you called… they can go back and listen to that call to see what was said about the repair and if a date was given for that repair…etc ..if they don’t do the job or arrange for the job to be done or fail to turn up that’s a reason for a formal complaint…when you put in a formal complaint… do one as an email…they will respond to an email….you can phone in to make a formal complaint … get a reference number for the formal complaint (but now Midland Heart are trying to avoid people making complaints …. They will then try and resolve it there and then as soon as they hear “I want to make a formal Complaint ….insist….when you phone to make a formal complaint (it’s your legal right to make a formal complaint don’t let them fob you off) at Stage 1 they have about a week to respond … if you are not happy with the Stage 1 response escalate it to a Stage 2 … eg a month to reply to a Stage 2..(they should also respond to you in an email not by a call) …they will try to call you … no let them email you… that way you will have your written evidence trail… if you are not satisfied with the Stage 2 response… then contact the housing Ombudsman…(0300 111 3000) it’s that simple… they will take on the case for you and get the job done and also award you compensation… compensation can be awarded at Stages 1 & 2 for failed appointments or jobs or for complaints if you are satisfied with the response… if no one turns up for an appointment … that’s a failed appointment and they must award you compensation for it and get the job booked in and done… for any complaint made where they Midland Heart is at fault… it’s not always about the compensation it’s about getting the jobs done within the correct legal frame time and for them to stop treating tenants appallingly… they never learn…. Kitchens bathrooms windows etc are supposed to be part of a renewal renovation programme … find out when these in your property are due for renewal its usually every 20-25 years even if you haven’t lived in the property that long …its could be due…. You can always call the Housing Ombudsman for free advise….

I made a call in to midland heart because I locked myself out of my property which has a communal door, rushing out I left my front door open but locked the communal door and left my keys inside. The young lady on the phone was so helpful and put out an emergency appointment straight away and also sought to see if any rangers were around the area to help, I needed to get in to take some morning medication as I am pregnant, so I was desperate and worried. Within only 10 minutes of waiting outside, Ranger Phil arrived to “save the day” I have seen him plenty of times so seeing a familiar face put me at ease. He was his normal friendly self and I thanked him plenty. Thank you for helping me Phil and the lady on the phone (sorry I didn’t get your name).

If I could have scored 0, I would have. I am disgusted with the service provided with respect to repairs at my father's property. Communication is appalling, empathy and care for a vulnerable person is none existent. There's no process for works to be completed just hope for the best and deal with it day by day. Raised complaints, no one deals with it. I dread to think there's elderly out there with no family and just get left with such mess. 2 months have passed and no clear defined works to have the property ready for his returned.

I am very honest when giving feedbacks to anyone. There are many times that I will give 5 stars and there are times when I don't want to give any. If talking about gardens, ours at Bromley Lodge Wv45tp is absolutely disgraceful. The gardens and surroundings used to be kept in pristine condition by the previous gardeners. I sent you a photo when in was 8 inches high , now it's over a foot high. You are asking people to keep their places nice. I buy many shrubs and other plants to keep our community looking good. So will you abide by Midland Hearts contract and sort something out. Please don't tell me to personally message you. I have mentioned this numerous times.

GoogleDo not get a house with Midland Heart. Me and my Partner live together since they are my carer as I am a vulnerable person.
However, despite making Midland Heart aware of this, they refuse to deal properly with any of our complaints about mold and damp in our flat.
We have been informing them of the issue for nearly 12 months and yet they claim to not be aware of the issue. Despite having multiple people come out and tackle different areas.
We have sent them emails with pictures as evidence. In early December we had one of their members to come round and do a survey of the property. He only provided advice for mold prevention. Which is not going to be effective in a flat full of mold already. This gentleman then goes on to tell us 3 very ignorant and totally uncaring things.
1. Why are we complaining when others have it much worse? Well, you see due to my disability I am at a significantly increased risk of suffering badly from mold related illnesses. Not that anyone should have to suffer. Of which, I am presenting with many of the symptoms.
2. We should have our vents and windows open 24/7 yet keep the whole house at a constant temperature of 21°C by having the heating on. In an energy crisis! And in the middle of winter. Which, the vents have always been open. He gave us that advice without properly looking.
3. It does not matter that our bathroom shower has both mold and rust on it because apparently rust isn't an issue and mold can't grow on silicone and the shower floor. Despite there literally being mold on the shower floor!
Oh and the reason for the mold apparently is because there is water in the bottom of the shower. Well, you'll never guess what? We've called them out 3 times for that repair but apparently nothing is wrong with the pipes. So which is it? Does the water magically appear or is there an issue with the pipes?
Their representative then told us that if we wanted the problem solved we would have to rip out the entire bathroom ourselves and replace the whole thing from our own income.
Why do we pay your rent then? As per your tenancy you should protect your tennets from this kind of damage.
This company does not care. You call their emergency line and your appointment is put off for 2 days because it wasn't put down as an emergency.
We have asked to speak to the ombudsman twice as we are not satisfied with what little work they have done.
As we have had multiple instances where an employee will come out treat one small patch of a room full of mold and be in and out in less time than it takes to boil a kettle.
Yet to no avail. The first time we were told that we needed to make an offical complaint (which we had made 100s that Midland Heart failed to take notice of) before they could pass us on to the ombudsman.
The second time, we were then told that we couldn't be put into contact with the ombudsman through Midland Heart and we would need to contact the person ourselves but were provided no further guidance on this.
We have made multiple attempts to treat the mold with everything you can think of. Bleach, mold spray and it keeps coming back as according to them it is part of our duty to upkeep. They will not treat it properly. Even though they have given us reassurances on the rare occasions they have come out to treat on patch that the mold should not be back within a year. If it did. They said they would be out to fix it immediately. It came back in 2 weeks. 5 months later they still have yet to treat it again.
We are not the only people with this issue. Just look at the other reviews.
In short every room in our flat suffers from mold and damp. Two very dangerous substances for anyone nevermind those who are considered vulnerable.
If you value your health do not house with them. They do not care for you. Your complaints will fall on deaf ears. The images on this complaint will show you exactly what they consider to be "acceptable" as shown by their lack of action and compassion. Very disappointed.

I was in a very bad situation due to housing conditions and ASB. But I had a brand new housing officer Olivia worth. She came out to visit me wish was reassuring after a year of hell. She listened and put a action plan in place. She worked closely with police and I was fortunate to move out of the flat that had severe damp and mould after living there for a year and half. I've moved to a temp flat in the same building which still has issues but it's bigger and cleaner while I wait for my house.Olivia has made it clear that she's a message or a call away which for someone who's suffered as much as me is very comforting. I'm now working with yousif from the decant team and he and Olivia keep undated on my progress.My nightmare is nearly over and yousif informed me I'm getting a 2 bed house which is right by my family.After 2 years of hell. I'll finally get my forever home and start living again after my DV and housing issues.Once again thank you to Olivia shes one that takes pride in doing things the right way for tenants

My heart sinks when I have to contact midlands heart housing association, because they are so pathetic and useless, early this year I received 4 electric shocks off my shower, not major shocks that Knock you off your feet but the idiot thet sent out told me you can't get shocks off the shower I asked him to turn it on but he wouldn't of course and then isolated the shower, on doing my home work I discovered the shower had been withdrawn from sale by Triton in 2018 because of the Risk of fire and electric shocks to customers it was a Triton safeguard Plus I guess the Plus is the extremely bad service from midland heart, it took them over a week to provide me with a new shower which was then fitted completely incorrectly and dangerously by a woman installer I felt a woman would probably do a great job how wrong was I ? She missed out one vital screw that allowed the back of the shower body to fall off the wall exposing all the electrics to the water I was showering in at the time, I'm not an expert but electric and water do not go well together it kills people, midlands heart tried not sending someone to my home that day but obviously I wasn't going to put up with them putting my life in danger, I have suggested they compensate me for the danger they placed me in, the low lifes offered £55.00 quid for a shower that was withdrawn in 2018 they risked my life every day until I actually received 4 electric shocks from it in 2024, I haven't accepted it yet I may involve injuries to you, fast forward to today I've had 4 visit from ph Jones this month the last man was excellent he realised the water waste waste pipes from my sink were blocked he'd did a good job clearing those pipes I was happy with what he did, however I used my washing machine 11 pm at night, and when I went into the kitchen and hour after the washer had done it's job I discovered the washing machine had emptied all that water onto my kitchen floor, I need a knee replacement operation I suffer dislocations of both shoulders I can't fix this problem my self and on calling midland heart the operator has flagged the job as an emergency but can't guarantee the job will be completed today, The only thing midland heart are good at is bull shit and taking £97.98 each week in rent, the morons even sent the police to my home once because I asked other people if they were left feeling depressed by the actions of midland heart, I had to convince 5 well intentioned police officer that I wasn't going to harm myself, why the hell would I ? when midland heart housing association are experts at putting dangers and harm to tenants with faulty electric showers and bad working practices
