Quality inspection from a tenant

I have been a tenant for over six years. I have had regular inspections of my property however my recent experience with Debbie Jackon was outstanding. The inspection was thorough going through each room and the outside, discussing what was good as well as issues. She recorded each area describing the issues and taking photographs. Debbie was good to talk to, being a good listener and communicator. Thank you Debbie for making an inspection an enjoyable experience and not something to dread.

Great Services

I have recently moved into my new property with Uni2rent part of John Shepherd and I have to say it was very smooth process for me to get into the new property. My previous tenancy agreement was about to end and I have to move in on the very same day and it was Friday evening, most of the letting agency try to shift the move in to Monday but when I requested Monica Moran she managed to give me the keys the same day I requested and I am very glad she did. I would also like to mention Ellis Boakye here the way he helped me to move in and sort every problem I had was tremendously good. If anyone reading this review I would suggest to book with them and honestly they have great properties.

Chasing up money owed to us for a year - not paid.

Throughout our years tenancy with John shepherd we have been chasing up a £100 cash incentive that was originally offered to us for staying on with the company. After numerous emails, phone calls and visits to there office with promises being made to us, we are still yet to be paid. Overall, the management and staff communication at the company seems very poor, and they have very little regard to students.

Hidden Charges

For anyone renting out their property with John Shepherd, please be aware of their no-deposit scheme, as they charge you extra fees upon moving out. They added an unlawful professional cleaning charge against me on the tenancy agreement, which contradicts the Tenant Fees Act 2019 as these changes are prohibited. To dispute £320 charge, you have to pay £260 before proceeding to the adjudicator. Please be careful if you are with them, so you won’t end up in a situation like mine. They are not professional in their Derby branch

I was disappointed with the moving-in experience, as the checks and preparations prior to the start of the tenancy were not comprehensive. On 31 January, the apartment fob provided did not work, and no parking remote was given to me. I therefore had to travel to the office to collect a replacement fob, which cost me a lot in bus fares. I was advised to wait until Monday, 1 February, to receive the parking remote. On that day, I travelled to and from the office twice to test the remotes, and I needed to pay for bus fare as well. Despite changing two remotes, neither functioned correctly, and I was still unable to access the parking space and had to park outside. Someone opened the parking gate for me but the remote issue has not been resolved after three weeks - I cannot use my car if I parked in the parking area, but if I parked outside the parking fee is increasing as going forward, and no guarantee I get from agent the parking money can be claimed… I sent email and call them many times but the feedback is not prompt and not helpful. All these not well organized things and slow reply to my emails make the experience really struggling.

I’ve had a very positive experience with John Shepherd Lettings, Birmingham City Centre office. After not moving for several years, I was quite nervous about starting a tenancy again, especially as I haven’t had good experiences with other estate agents in the past. However, from the very beginning, their coordination and communication made the move-in process smooth and stress-free. What really stands out is their maintenance team. They respond quickly to any issues and keep tenants regularly updated until the matter is resolved. Even after moving in, they don’t leave tenants on their own, the support continues. I can also clearly see that they manage properties professionally for landlords as well. The way they handle maintenance and communication shows they care about protecting the landlord’s property while also supporting tenants fairly. That balance is not easy to find. The entire team in the Birmingham City Centre office has been professional, supportive, and proactive. Highly recommended.

Worst estate agent i have ever come…

Worst estate agent i have ever come across, I would avoid at all costs!! No respect for customers, I was spoken to in a underminding manner and treated unfairly. They lie about properties and lead you to believe that they are a helpful and trustworthy establishment. My experience with this agency was really nice. Sophia Tong was the agent present with me for the viewing and she was really nice and accommodating. She explained the whole process to me as this was my first time renting. She also followed up with the landlord and updated me on any news she got from them.
