If i can give lower than that then would've, horrible place, horrible customer service, receptionists, horrible and dangerous area. Trust me when i say this avoid this place at all costs, you think that living here wont come with any issues, no they will come to you somehow and these issues are mainly the people that work in this building. would not live in hairpin house again.

I had lived at Hairpin House for the past year. I remember viewing it and being given the tour of the brand new communal workspace, the shared lounge areas & stunning rooftop terraces overlooking the city which blew me away. Then hearing about all of the events that would be held in the future such as working with local companies and striving to provide a community atmosphere got me excited to sign up. However a lot of the reality is that whilst everything looked pretty on the outside, a lot of it wasn’t necessarily representative of how things actually played out. At the beginning of the tenancy there were a few large scale events to introduce people to each other which were great, however as the summer went on, nothing further was really planned, other than a small handful of things, which would typically take place at 1pm on a weekday, alienating a large group of people that didn’t work from home. This was raised but unfortunately not really addressed. There were also over time, things that had been advertised as part of the package, that either an additional cost, or just not available at all. Such as the coffee machine which was a free feature upon moving in, but became a paid feature after not too long, or the meeting rooms which you could book which were so great for working from home or sharing them with friends visiting, however that also went from a free booking to a ridiculous £10 for 2 hours, with now only a ‘free’ two hours for the whole week. The biggest loss though was probably the closed off access to a communal area called ‘The Garden Room’. It was a seating area with small communal kitchen, which was right next to the terrace over looking the city. There had been issues with tenants misusing the space, or not being courteous to neighbours, but instead of monitoring it properly, either with the CCTV or the 24/7 security, there was a blanket ban of accessing it after 8pm, which is obviously when people would be wanting to meet after work. Once the big events had stopped happening in the year, that’s when maintenance issues really crept up. Mess being left in corridors/elevators/public spaces and not cleaned up, even though the building has a cleaning staff. The bin area regularly became a tipping ground, not just in the actual space, but with ripped bags left by the door without being taken in. This was at the core a bad tenant problem, however it felt like no repercussions were in place to stop this, so through the hot days we would have the smell of garbage throughout the car park and coming into the flat if we opened the window on ground floor. Then there was the repair maintenance side, which we were constantly let down by. Multiple jobs which we were advised by the building management to log with themselves, were left unanswered, or in some cases marked as ‘resolved’ without ever having anyone visit the flat itself. Things like reporting cracks in the paint/door frame work, or cupboard either not closing or opening properly. I once logged a request to get a light fitting changed, as it involved the wiring, and when maintenance came out, they thought we had just wanted a bulb changing, so left to get ‘tools’ and then half an hour later got a notification saying that the job had been completed with not further contact. Another was when the basin plug got stuck and wouldn’t come back up, which I reported thinking it would get taken out and pushed back up, but instead it was pried out with a flathead screwdriver scraping all of the chrome off. There’s also the building management staff, who we would often struggle to get any communications back from when requested. Multiple times myself and my housemate got email claiming that we hadn’t paid the rent, and being sent a ‘Debt Demand Letter’ which we were concerned would impact our credit, just to find that the payments hadn’t been allocated on the landlords side. Even a month after moving, we are still struggling with an update on the deposit, to the point where a third party has had to get involved now through the Tenancy Deposit Scheme.

After one or two very minor hiccups at application stage, everything has been smooth sailing. The staff have been super helpful, especially Megan who has been on hand for all sorts of queries and has been very helpful in ensuring everything from moving in to assisting with inventory /repairs booked in and sorting the best car park space possible! Massively appreciated. Thank you. The only thing which stops this from being 5* is the situation with the bins- which is of course wholly due to other tenants behaving like degenerates! Hopefully the provisions being implemented (CCTV etc) will make the perpetrators accountable and we’ll see a cleaner space going forward!

Living in Hairpin House has been the best way to get comfortable in Birmingham. Having lived here for 10 months, I have absolutely loved it. The staff have been attentive and friendly at all times, ensuring a safe & secure environment is provided. The communal areas are not only stunning but super convenient. The location of the building is excellent, and extremely useful - close to Gyms, supermarkets, public transport. I would thoroughly recommend Hairpin House to anyone looking for accommodation in Birmingham :)

I am unable to edit my previous post, so here is a recap and an update, though unfortunately, not a positive one. As we enter week 6, we have still not received our deposit. We have been in contact with TDS, who have informed us that they are still waiting on Hairpin House to provide a response. Not to forget, we were penalized for a "late" payment that was never actually missed, due to ongoing issues with their portal. We even requested bank details to make a direct transfer, but were told that all payments must be processed through their malfunctioning portal. While the staff are consistently polite, it is increasingly difficult to see how this is helpful when issues remain unresolved. Given the ongoing challenges and lack of resolution, I would strongly recommend exploring alternative rental options.

On move in day i was not made aware that there is a move in time so I arrived 15 mins earlier than the move in time and was greeted poorly, I didn’t feel welcomed more like an inconvenience, no compassion as you would assume they could understand how stressful moving is but no the the girl(Beth I think) was extremely blunt & didn’t look happy. I then when i was eventually let into my flat it the bathroom stank and the flat was not clean. There were literally food crumbs on the counter, the floors were dirty and grey like they hadn’t been cleaned before moving in but this is supposed to be a new building no one is supposed to have lived in here. Then I had issues with my bathroom which took 3 weeks for them to resolve. I was unable to use my own bathroom for 3 weeks. Then they’ve closed the social spaces at 8 pm and as a working professional this leaves me with 1 hour to enjoy that space as I can never actually get homee in time to utilise the space & they started charging for the coffee machines which was a big selling point in our viewing. They do planned preventative maintenance but then give you a 7 day window for you to expect someone to come which is a terrible inconvenience because there are times I work from home and can not be disturbed as I work with highly confidential documents but then when you ask for a more preciSe time frame for attendance they then refuse to tell you. The stars a more because the place is pretty. That’s it. There is a girl with glasses who is new and she’s is amazing and the women who does night security is amazing.

I lived here for 12 months with my housemate. Initially it was brilliant, the staff delivered the lifestyle that we were sold on. Sadly, that did not last. As soon as the building started to reach max occupancy we felt a distinct lack of effort from the management team. Myself and a number of residents felt it had deteriorated so much that we contacted the operations manager to discuss issues that the on site team were incapable of resolving. This included things like rat infestations due to lack of bins, new rules being issued/privileges being taken away with little to no communication, security gates being broken constantly, general security issues as there were none residents able to gain access to the inner building and run through the floors knocking on doors and heard threatening bodily harm to others, the list just got bigger the longer we lived there. Not only was there no change from that meeting, the management team on site were noticeably ruder and dismissive to a few of us afterwards, this is when it stopped feeling like home. The reception was incredibly frustrating. They were often understaffed and it frequently took multiple trips to try and collect parcels that they took in (which was one of the selling points in moving). When there were noise complaints, the security team were often not at the desk or answering the phone (despite it being 24 hours), and when they did they very rarely did anything about it. Hidden charges started to creep in, the complimentary coffee machines and meeting rooms soon had service charges applied to them. With the increasing rent and parking for all residents, there was no way we could justify staying there based on our experience. We (and other residents) got debt collection letters on a few occasions for late rent payment, despite rent being paid on time every month (they also deleted my account from the system which raised issues with how they are handling my data as they stated that 'someone' had requested it). We had to get email confirmation that their error would not impact our credit score because of it. I would sum it up as unsafe, frosty and negligent. Massively over sold and under delivered.

Awful place, Security Guard on reception was rude - he spent more time flirting with female residents than dealing with enquiries. Also, he lied when enquiring about something. Manager also patronising, unhelpful and dismissed ownership of issues that had been caused by the establishment she manages. It's on road parking, for which we had obtained a permit for prior to our journey, as it's in the Irish Quarter yet was unable to park near there on visit, due to other residents parked on road outside, none of which were displaying parking permits, which when raised to the Manager, she was dismissive. Seriously AVOID this place.

These guys don't even deserve 1 star. the management is awful, this place is like a student accommodation and management does not do anything about tenants concerns. they are more worried about planning events for tenants which no one cares about. The future is not bright for this place and the management. extremely rude and manipulative staff, they will lie and lie to your face. if they told me 1+1=2 I would believe them that's how bad this management is. They also get non residents to post good reviews on google. be aware of this before renting here. they will make it seems all happy and nice but in reality this place is a nightmare, run like a communism regime. any concerns you have will be dismissed and you will be told that you have no concerns. I have been removed from all groups by the management because they do not answer my concerns. we were offered free coffee, which was a lie (you have to pay) we were offered a workroom home space, which was a lie (only allowed certain hours in rooms) we were offered private rooms to book for work, which was a lie we were offered a rooftop communal room, which was a lie (communal room now closes at 8pm) we were lied to on multiple occasions, absolute joke. I have a number of friends who live in the building but are too afraid to raise their concerns as they are worried management will mistreat them in the same way I have been mistreated. The job of management is to help tenant live in the building seamlessly and to make our lives better whilst living here . However the complete opposite is being done by the management. The things I've heard for tenant is enough to have this place investigated and closed down. absolute joke. I hope the owners of hairpin realise the management they have hired is a waste of time, as a landlord myself I find it deeply concerning and I hope the owners of hairpin house realise this before it is too late.

DO NOT LIVE IN THIS HORRIBLE UNSAFE HOUSING, I had a year tenancy here and didn’t even live here for the whole year due to my horrific experience whilst I was here. The management are so unbelievably rude and extremely unhelpful. They not only made our lives a living hell but all other residents had consistent complaints that were never amended or noticed. The attitude of the managers is something I have never witnessed living anywhere else in Birmingham. They promised many things before I chose to live here such as free coffee and a 24/7 hang out room, both of which got taken away. They falsely advertised this place and never fix anything. The whole place is a shambles. The amount of people who have been able to access this building that do not live here is absurd, strangers have even come to play knock down ginger on one of the floors!!! Every single one of my complaints were never dealt with, all we got was attitude from the staff instead. The security are useless, all they do is chat away and let strangers enter the building. It got so bad for me I had to stop living there, they affected my physical and mental wellbeing! Even when I tried to explain, they did not care and were just plain rude. If I were you I would live somewhere else, for your own benefit!

Constant heating and hot water problems!

Since moving into an Ila apartment 6 months ago I have had my heating and hot water break 6 times. Ila management have not supplied any alternative heating supplies, and no reassurance given that the problem will be fixed permanently. No compensation offered for this ongoing inconvenience. Ila’s response to this ongoing inconvenience is not satisfactory.
