I’m very happy with my experience with Essence property agency. It was a very lovely experience in finding a place to stay with Erica’s help. Without a doubt I want to recommend Erica as your letting agent. She was very helpful and very responsive. I wanted to move in as soon as possible, and Erica has exceed all my expectations. In one day, she organized a viewing for me and talked to the landlord. I never thought that for such short period of time you can rent an apartment. Highly recommend this agency, and especially Erica as your letting agent.

We enquired about a city centre property for the new academic year in September, spoke to a few agency and none of them was much help. We understand we have started looking too early but we want to gauge the price in the city, we spoke to Elton and he was very helpful and gave us great advice on which area would suit us best in regards to distance to our university. With the recent transaction we had with Essence Property, we were very pleased with how it was handled by one of the agents (It is Erica to be specific). It was not that easy to handle in the first place as many issues with the initial property were encountered and I admire how she tried to satisfy both needs (landlord and tenant). She was very accommodating with all our queries and ensuring that she gives us timely updates. We appreciated the fact that she tried to look for another property for us (which we really liked btw) just to help us with our other concerns. As a recent former tenant of a flat Essence managed I had no issues when Essence took over managing the property from the previous company. I recently moved out from an apartment in Birmingham and mainly dealt with Samantha during my time at the property and moving out. She quickly answered any emails and ensured the whole process of moving out and getting my deposit back went smooth. This is one of the most patient agency ever! As a landlord, I have been to other agencies when they sign you up, they will say all the good words, but once you signed, they don't look after your property or respond as slow as snail. But I found Essence Property changed my view on it. Like one of their agent Neil, he is a very nice and kind person, he always gives you the right advise, and will take the extra mile to meet your need. And he always being very patient, he listens, and he act quickly if there is any problem with the property. He is the one I don't have to chase him to ask when my contract is up for a renewal, and he will tell me it is time to advertise again, what will I want to do. There is a difference, and trust me, I felt I have been treated with respect! When I was looking for a property for my mum, he will recommend the area and different prospect, so he can do both letting and buying! And more over, they have a competitive rate! I always enjoyed to have a designated client manager, as soon as I phoned in, he remembers me and my property, and that makes it a nice personal touch!

Initially appearing highly professional, they quickly become negligent once you've moved in. Upon moving out, they resort to any means necessary to withhold your deposit, even falsely claiming you haven't paid rent despite having evidence of bank payments. It feels like a blatant act of theft. I would strongly advise against using their services. I will take them to court for pain and suffering due to the negligence causing me a lot of stress. I just think they are terrible people and maybe I will bring this to BBC attention of how they are taking advantage of people particularly their deposit

LIKELY FAKE REVIEWS. Appalling letting agents. DO NOT RENT FROM THEM. They did not sort issues with the apartment. They lie and try to claim your deposit and don't respond when you contest. They are none responsive during your tenancy. Do not rent from them, it will not be a good experience based on mine.

I SEE A LOT OF FAKE REVIEWS !!!! If I could give less than 1 star I would, avoid this company at all cost. I would say that Essence Property is closer to a scam rather than a respectable estates agent. My experience has been nothing short of a living hell since I signed the tenancy agreement.I am so happy I never have to deal with this company again. 1. The day we moved in we noticed the couch had been ripped, reported this as soon as possible to Essence. our complaints where ignored , not only that but we were told we were not allowed to remove the couch and buy our own. 2. The property contained a total of 4 unused and stained mattresses. Two had been kept in the storage room, taking all the space and making it unusable.Two had been stacked on top of the bed (the bed had a low frame so stacking two mattresses made it seem like a regular hieght). These mattresses where not only completly stained , but they also had wear and tear (springs sticking out etc) so we had to buy a new matress. After buying a new matress Essence and the landlord refused to let us discard any of the matresses. Leaving us to live for a year with 4 unused matresses in the property. 3. One of the biggest deciding factors that led us to going for the property with Essence was that Essence had offered us the option to take a 6months lease rather than a year. As soon as we received the tenancy agreement, I noticed it had been changed to a 12month tenacy instead of the agreed 6months. I called up Essence to ask about this as I thought it was a mistake, I was told I should have raised it up in writing before agreeing to the lease. This was a rude slap in the face considering I had made it very clear on several occassions to the agent (Logan) that I was only interested in the apartment If i could lease it for 6months. 4. Upon arriving at the property there was mould in 4 of the rooms. This was also raised as soon as possible to Essence who compltetly ignored our concern until I was forced to involve my solicitor. All Essence did to solve this mould infestation was to hire a painter to paint over the mould. 5 mins of research would tell anybody that this doesnt do anything in terms of treating the mould. 5. The intercom for the front door never worked. We spent the year being passed between Essence and the apartment management company , both shifting blame endlessly. 6. When we arrived the property was a complete mess, It had not been cleaned in a very long time. It took my partner and I two whole days of endless cleaning just to make the apartment comfortable enough to live in. We we're too afraid to even try and use the oven for 4 months , despite giving it a deep clean when we arrived. 7. Upon leaving the property Essence and the Landlord have done everything they can in their power to deduct as much of the deposit as they can. They tried to charge us £45 to replace 3 lightbulbs, I dont know what kind of lightbulbs they wanted to buy. But last time i checked a single lightbulb (the same style as what was in the apartment) could be brought from tescos for £3 each. They attempted to charge us £180 in cleaning fees, we spent our last day in the property deep cleaning it so this was clearly just a money grab attempt. They even tried to charge me £30 for a toaster that never existed , and £15 for a missing mattress cover. Bare in mind all the mattresses were borderline unusable when we moved in 8. Any communication with this company was beyond terrible, If you call for assistance/maintenance or any issue they either put you to voicemail, or ask you to write an email. All emails just get ignored. Luckily I was living across the street from the office so when I had a problem I could come into the office in person and discuss my issue. (not that anything would be done about it as soon as I left their office) I have been renting in the UK for over a decade now, and this is by far easily the worst company I have ever had to deal with. I regret ever calling to view the property in the first place. They are a scam

I drove from London to Birmingham to view a property only for them to not turn up and not answer any phone calls. This is ridiculous as a professional letting agency, especially since we let them know that we were coming from London. When we went to their office they said they had let the property despite still arranging viewing and not cancelling them.
