Following my previous review and other recorded incident for the records, I completed on a purchase on the 6th November 2024 with BP Auctions and I was sent by recorded delivery the wrong keys to the property and despite my email & calls to BP Auctions. They never respond or answer my call. During my attempt to change the locks on the property, they police were called by the neighbours for a break-in and trust me, the authorities are aware of this company and my advise to anyone affected is to please gather as much evidence and recording as possible, because sometime is on the pipeline .....

I usually don’t write reviews, but I feel compelled to share my experience to prevent others from falling into this trap. I am shocked that PBAuction is still operating, they should face legal consequences for fraud!
They charged me a deposit, claiming only the auction fee was non-refundable. However, when I discovered hidden costs in the contract (not disclosed beforehand), I decided to withdraw. At this point, they refused to refund my deposit, citing terms in the contract. The problem? They only sent the contract after I paid the deposit.
The legal pack didn’t disclose these figures or terms either. Unfortunately, I didn’t download it at the time, and now their website isn’t working, all their listings on Rightmove have been removed, and there’s no way to access the legal pack.
I hope this serves as a warning to others. Avoid them at all costs!

Won an auction and was prompted to pay the deposit and administration charge which all added up to £12,450. I made this payment and engaged a solicitor for the conveyance of the property. In the process of the conveyance, the solicitor found out the same property was recently sold to someone else. I was advised by the solicitor to withdraw immediately as they were suspicious and the terms on their legal pack were typical of scammers. I have been run out of business by these rogues. May they never find peace

A very sophisticated scheme with many people involved, terms below terms, their lawyer is never clear in his emails and delays the process just to gain time so you lose your deposit, they put fake photos, but before I tried to buy they called me several times to induce me to buy the house, everyone who was robbed by this company should get together for a meeting, because this type of sophisticated robbery has to stop and many families are being affected and losing all their money and being left in poverty. BBC Rip off Britain S15 and 33 passed about them on the BBC. BE VERY CAREFUL ⚠️ DO NOT GO NEAR THIS COMPANY bp action.
Update: I'd like to add to my previous review that I requested a legal pack, which was ignored despite multiple follow-up calls. My solicitor also requested it without success. I was assured it would be sent, but I never received it. They also removed the listing from the website, preventing me from downloading any documents (likely I have the originals, which will be used in court to defend myself). This removal, which my solicitor noted is not best practice (as other auctions retain old sales online), appears to have been done because the documents on the website differed from those sent to my solicitor. Additionally, fees were adjusted to inflate the total sale price, which my solicitor also flagged as concerning.
I’ve since received an email from BP Auction threatening legal action and contacting my solicitor without my consent. BP Auction, as you read this, you do not have my authority to contact my solicitor further. I stand by my review and am prepared to defend it in court, if necessary. I post pictures here so others will not fall for this trap!

GoogleThis company is a complete scam, DO NOT BID!!! Firstly when you bid, they have someone who bids together alongside you so that they can get higher winning amount. Also, the moment you pull out they will call you and tell you that they can’t get in contact with the winner but because you are the 2nd they will give you enticing offer but please don’t fall for this. I have a brother who faced the same scenario and has faced a lot , they literally told him he won’t pay any additional fees when he was about to pay for deposit but fast forward. They quoted an extra 21k charges from no where. This can be suicidal to someone who has used all his/her life saving to bid/purchase this property and before it happens to someone their licence need to be seized.

This is a fraudulent auction website and all their staff and the legal teams both work together altering legal packs before and after auction wins. I read legal pack before auction with a 10% sellers fee with later changed to 30% on exchange of contract. They did not send legal pack to my solicitors and immediate removed the legal pack online after the auction/winning bid end. On a property won at £19,000, their deceptive fees including auctioneer fees exceeded £17,000. Please avoid them at all cost and I am happy to join any group seeking legal actions against BP Auctions and their legal team before the company closes or change their name. Please keep away at all cost

On October 16th I bought a house (in Mill Cawley Road - Uxbridge) on ''BP Auctions'' and they stole my money... in 10 days I will start a legal action against them. I have noticed that other people have been scammed in the same way and I'd be happy to organise a meeting to work on getting our money back, and stop this from happening to other people.
I am shocked that the house was published on Rightmove considering it is such a big website which should be safe and monitored for such things.

I recently purchased a property through BPAuctions that was advertised as tenanted and generating £575 a month in rent. However, there were clear signs that the property was vacant and viewing from outside you could confirmed this. When I contacted BPAuctions, they insisted it was tenanted, and I was told the photos (showing a vacant property) were seven months old. So I assumed a tenant had moved in just before the auction.Imagine my shock when the completion statement included a staggering £6,123.33 in rent arrears that were never disclosed in the legal pack. There’s even a clause in their terms that says BPAuctions does not need to prove these arrears exist! Despite my evidence showing the property was vacant before completion, BPAuctions continued to claim it was tenanted without providing any proof. On the day of completion, I visited the property and confirmed with neighbours and the council that it had been vacant for two years. The council also confirmed no rental license was in place.Further investigation revealed that the property was sold at allsop auction in May as vacant. Then to my surprise the previous owner before me, Barham Properties Ltd, shares a director with BPAuctions, essentially, the same person. Numerous cases from other landlords, solicitors, and council records reveal a disturbing pattern: properties falsely listed as tenanted, hidden fees, and buyers pulling out of sales due to these tactics. The properties are then re-listed, and BPAuctions benefits by retaining deposits.This is not an isolated incident, there’s a clear conflict of interest, and it’s costing buyers thousands. BPAuctions have even threatened me with legal action for sharing my experience, but everything I’ve stated is true and backed by evidence.Avoid BPAuctions at all costs. Research, read reviews, and be vigilant before engaging with them. This is a scam outfit that preys on unsuspecting buyers. Don’t become their next victim.

GooglePlease stay away from BP auctions!! We were in the process of buying a property from them pre-auction and we were reassured multiple times from the admin (with proof of email) that other than the asking price plus the admin fee, no other costs will have to be paid. We checked the legal pack and there was no mention of previous debt and all. We paid the whole lot and we were waiting eagerly for the paperwork to arrive. 2 weeks later we were sent an invoice saying we have an extra £21,000 to pay for previous tenant non-payment of rent, previous tenant non-payment of service charge and sellers premium. We called BP Auctions for clarifications but nobody seems to know nothing about whats going on. Meanwhile, the seller just decided to pull out of the deal before the deadline and we lost all the money we previously paid as BP auctions mentioned in an email that they will not be refunding our money back. We have started legal actions and i can't wait to see them lose their licence and all. Shame on you for stealing money from hard working people!!

However, after making the payment, I was shocked to discover an additional £21,000 in hidden fees that were not disclosed in the legal pack and the seller withdrawn afrer 2 days of completionand kept my money charging me also damages and interest. So i paid yhe propietyand didnt received it. This situation feels like a total scam, and I strongly advise others to be cautious. The lack of transparency and unexpected costs have left me frustrated and disillusioned.

How are they allowed to keep doing this? The police don’t seem to be much help either.
