Would rate 0 stars if I could
They will try to charge you to redecorate the entire property at the end of your tenancy and replace carpets that were already old and worn when you moved in. I am having to fight to get any of my deposit back.

Worst agent I have encountered in 15…
Worst agent I have encountered in 15 years as a landlord. Leicester Branch are hopeless.Extremely shoddy management. For example, they didn't action a Gas Safety certificate for SIX MONTHS. It is illegal to not have a valid cert in place with tenants in a property. They only arranged the check when I noticed and alerted them. Blamed tenants for their inaction. Same excuse....they don't pick up the phone. Simply untrue and tenants provided evidence that they do reply to emails. I complained about poor management several times and had to pay over 350 pounds to get rid of them due to a breakout clause in the contract. So if you do use this awful company, read the contract carefully! No receipt ever provided despite several requests. They threatened me with CCJ and court action over something that was paid weeks ago. Accused my tenants of calling them saying I threatened them. Totally false and my tenants provided a statement saying they did nothing of the sort. They also ignored maintenance requests by them which I only found about when I took over my property. They compromised their safety by not carrying out gas checks on time.As they were managing my property I had no choice but to ask them to sell it even though I was unhappy. They took FIVE WEEKS to put it on the market and were rude when I asked them why it was taking so long. There were issues which I won't detail here and in the end I got fed up and told them to stop. A 2 bed house was being marketed as a 1 bed flat. They couldn't do anything. And they were charging me a lot of money for such a shoddy service. They were hopeless. They didn't care about anything. They were incompetent. I cannot recall anything positive from them and they were informed about my dissatisfaction verbally and in writing many times. They just ignored that.I would not recommend this company at all and I have evidence to back up every statement in this review. My experience relates to Leicester branch of this franchise. The senior property manager in the Leicester branch is totally unable to either manage property or sell property. She was rude to me and I was a paying client, not someone who was annoyed over a failed viewing. I was paying for a service and they did not give me a half decent service. It was rubbish quality and I have not detailed everything here.They really don't deserve a single star but there is no option for that.

Communication very poor-prospective…
Communication very poor-prospective renters are told the property at 64 Park Ave, Wrexham cannot be viewed in June this year. This property is still not ready to go on the Letting Market. This was dissappointing viewing and total waste of our time.

Hereford Branch provided an awful…
Hereford Branch provided an awful service . Lack of genuine understanding of the legal side when things go wrong. Failed to chase up spare keys after locks changed resulting in gas check being overdue. Failed to get Tenancy agreement signed. Moved goal posts re legal cover to suit their own ends, conflicting information given to us as LL and tenants. Failed to do inspections when needed . One tenant should never have been on T A due to lack of income and criminal convictions . The list goes on and we are taking legal advice . Office is full of chancers and no one wants to address our concerns . We had been with them for 13 years and their true colours came shining through when things go wrong. Happy to cream the money when things are going smooth but thoroughly Useless when things go wrong .

Wonderful company
I don't even know where to begin, from the first to the last meeting what a lovely, attentive, professional company. From Philip and Ethan, with whom I worked on renting this home to Rhys, Daniel and numerous support staff with whom I spoke on the phone everyone was kind, patient and unfailingly helpful.

I used them for renting a house in Colchester for a while. I left the house exactly as I had rented it. They charged enormous amount for cleaning and gardening, which is completely unjustified. I have to go the whole fight process. These people cannot be trusted, would not go with them.

If I could rate 0 stars I would. Absolutely horrible communication, misunderstandings on THEIR side about tenancy agreements, and frequent logic and spelling errors which make understanding your agreement impossible.

Viewing cancelled last minute
Was meant to have a property viewing, had already booked an uber on my way to the location and got a call 10 minutes before saying someone had reserved it so the viewing was cancelled.

I highly recommend belvoir had no problems doing a chain sale went smoothly with the team in Wolverhampton well done to Harvey he went up and above and found me a buyer and offer was accepted and turned house move around and complete within weeks not a fuss the team were amazing throughout after I’d been with other estate agents I would use them again also kept me in contact with everything couldn’t have asked for more

Maybe great for landlords but awful for Tenants
As first time renters we did not really have much expectations from an agency, but this has set the bar really low. At first the Birmingham Central Office were really accommodating for viewings, replying promptly to emails/queries, really polite and informative. It wasn't until we signed the contract, got the keys and moved into the apartment that we realised we were not told about the electricity supply in the building - we were told 'it was included in the building' but nothing explaining how it works, who to pay; they just handed booklets and booklets of manuals which were out of date. Which then gave us outstanding payment issues due to the lack of clarity of the payment, billing and overall process. The apartment had the previous tenants belongings still in there, even though we were told at viewing this would be cleared out. The oven was dirty with food remains inside which on viewing, again, we were told this was going to be 'professionally cleaned'. The fixtures were falling out and switches needed be replaced which we were told this would be done when required.The apartment had a leak but this was not managed as a priority when reported. The property had many issues throughout the tenancy, Jonathan was the point of call, but could never 'get in contact with the contractors' then disappeared, maintenance issues were going on for longer than 3 months until Major kindly resolved the issue. Now we have left the apartment and ended the tenancy, we have been charged for cleaning, when the apartment was cleaner and tidier than it was given to us in the first place. I have asked for pictures with timestamps to show the concerns, however, now emails are not being replied to and I feel like this is on purpose so we give up and accept the deductions which we have now done. Really untrustworthy experience with Belvior and from talking to other people who have used them - both landlords and tenants, it seems the appalling customer service for tenants and outstanding customer service for landlords.

I phoned to book a viewing on one of their properties. The bloke asked if I could hold for a second and then never came back to the phone. After 17 minutes I gave up and ended the call.

Poor management, very much on the side of the tenant, pressured to assist with tenant removals and when asked to issue notice they totally ignored the instruction.

Be prepared
Be prepared to pester.we were letting a property through belvoir for a few years and every time we had a problem with the property and needed to get in contact it would take ages to hear any response from them let alone any action. One of our favourites was when our shower developed a leak that was directly over the kitchen light and we were told to not use the shower untill it was sorted (would be acceptable if it wasn't 8 weeks to get it sorted to a poor standard) many other things they wouldn't even bother to respond to unless we emailed them daily in order to be a big enough nuisance to warrant a reply. belvoir Ipswich is such a joke that when it came to look for a new property seeing one rented through them it was an immediate turn off. Avoid like the plague

I have NEVER in my life dealt with an agent with such criminal behaviours working solely for the money focused landlord. Nathan and his team are wolves in sheep’s clothing, happy to drive around in his Porsche whilst he dries his tenants blind. RENTERS BEWARE!

Absolutely dreadful
Absolutely dreadful. As long as you’re paying rent to them, they’re fine, but once you hand in your notice they will change their tune immediately: late responses, ignoring emails, arranging viewing after viewing without consultation, and entering without knocking. The real reason for this one star review is the degree to which they will go to try and retain your deposit. We were charged for ‘cleaning’ due to a mark in the box which houses the meter - this was located above the front door and is covered by a panel… - they also charged us for ‘dirty hall and landing carpet’, which they proved by sending us photographs of two single hairs on maximum zoom, as well as for a variety of other nonsense ‘cleaning’. They also charged us for a gardener - one arrived to do the gardening before we had moved out and before they had completed an inventory. There are various other charges of a similar level of ridiculousness. Please avoid this agency and save yourself hassle and money. They’re crooks.

Stay away from this agency
Stay away from this agency! I rented from them for about 4 years, payed rent on time. And all of a sudden they decided to increase my rent from 800 to 1250. I called them to let them now that i will move in one month, handed over the keys and they still claim that i have to pay one more month even if i no longer live there and they have the keys. Not to mention that my last contract was signed in 2020 for the duration of 12 months

Very unprofessional letting agent
Very unprofessional letting agent. Did not send me full quarterly reviews with pictures advising of work that needed to be done. Didn't tell me the state of the flat. Had work done that was unsatisfactory e.g. fitting heaters and leaving the old heaters in the kitchen. Excessive leaks in the kitchen and bathroom that I wasn't informed of and no update that decorating was due. When challenged, Richard was patronising and unhelpful. When the tenant disappeared, I asked for a set of keys and he sent all the keys in one envelope with no number and road on the address. This meant I waited weeks for keys. Had to continually chase them to get the relevant legal paperwork so that we could enter the property and their recommend insurance wasn't worth the paper it was written on. On top of all that, they offered us a meagre sum for the cleaning bill that had arisen because of their lax attitude. I would not recommend them at all to any landlord in Macclesfield.

I only put 1 star because I can't put none. If you want nothing to be fixed ans emails to be ignored this is the agent for you. I have never known such bad service from an estate agent

Not interested and just after money
Used belvoir Newcastle. Found this lovely flat in the area we wanted so obviously I was really happy! Originally kept pushing back the date we could move in because there were 'problems'. The charges are quite high here but I assumed that meant I was dealing with a more professional company. When we first went in, there was quite a few things wrong with the flat but nothing we couldn't fix such as deep cleaning. The whole flat felt very cheap. The door handles broke off within a week, you controlled the fridge and freezer with one dial which meant that one was never the right temp, freezer door seal was rubbish so we lost most food we put in there. One of the wooden planks on the balcony splintered and stuck up at s dangerous angle causing quite a few small injuries. Seal around the washing machine came lose, the vacuum was broken and other bits and bobs. Reported all of these and not a single one was fixed. I lived there 2.5 years. I took the tenancy with one lady who then moved to another city so someone else moved in to take her place. Since I never left, I still had to pay full admin fees, was re referenced and a new deposit. At the very end of the tenancy they tried to keep my full deposit claiming they needed to re carpet the whole flat and pay for rubbish removal and professional cleaning. The carpet had stains on from when we moved in and before they returned my initial deposit. There was no actual damage other than stains, no rips, tears, etc so no need to fully recarpet. I managed to argue the amount down and settled on a massive reduction but still annoyed that they had the audacity to charge us anything. Customer service is nonexistent. They all say they'll be right back, they'll let me, they'll do their best but I honestly believe they just sit in their office laughing at all those people who are struggling in their properties. Don't be fooled by their nicey nice approach, they'll screw you over

I had booked a viewing for today…
I had booked a viewing for today 7/9/2024 in Ipswich,paid 200 pounds to renew the place i am staying only for the viewing,went to the adrress where the flat was and nobody showed up.I called the agency and they told me that the viewings was cancelled cause the house was already rented it.When i told them that they had to inform me earlier for this cause i paid money to stay in Ipswich only for this reason the lady i spoke told me that they sent me a mail or message which i didn't receive and she can only apologise.Stay away cause as you see they are totally unprofessionals.
