TrustpilotTattoo discrimination
I went to look at a room last week to become a guardian and I was turned down because a neighbour didn't like the fact I had tattoos and the owners (which are the police force) said they don't want someone who is heavily tattooed give the wrong impression. I am heavily tattooed but all you could see of my tattoos were my hands. I was in a serious car accident 14yrs ago leaving me with serious scarring on my face so I had the tattoos done to try and draw people attention from my scars to my tattoos. I work full time and I haven't been in any trouble for over 12yrs but not once did anyone try and argue my case and I have glowing references both personal and professional. I went to the police station today and logged a formal complaint and the 2 officers I dealt with were serious concerned about this aswel as shocked about that because over half the police force have tattoos, I have suffered badly with my mental health as a result of my scars and this has caused me to backwards. I have never had to warn anyone about my tattoos before meeting them but I have for the last wk. Adhoc have blamed the police but what they should have done was fight for my rights and stop this discrimination. The police have taken this matter very seriously and I'm currently waiting for a call from the inspector investing this because in todays world this type thing shouldn't be happening. If you are tattooed don't go to this company as you won't get the room and your be wasting your time

TrustpilotAd Hoc Property Management
Ad Hoc Property ManagementI start renting from Ad Hoc sinds 2018. Never had an issue. They are professional and doing the right things to sort you out. The communication with Ad Hoc is always top. Never had to wait too long whenever I mailed or used WhatsApp.To be a guardian is different from living in a house only by yourself. It is a way of life. You have to make yourself comfortable in the space you got.You have to build up the cooperation with Ad Hoc and aim for a harmonious working method. Because the houses and the composition of the household are different, you have to take each other into account. Besides, everywhere in this world we have to take each other into account.A guardian has also make an effort to make the best of it with Ad Hoc. You need two benevolent parties for a relationship.

TrustpilotAvoid at all costs
No running hot water for over 6 months now in the kitchen and they have made absolutely no effort to fix this. They have just taken 6 months to provide a kitchen tap, but then had the cheak to ask us to fit it instead of doing the work themselves. Have to have s showers in pitch dark as light has been broken for months. They are only interested in taking people's money and not actually providing a service. Properties leave a hell of a lot to be desired. Too may cons not enough pro's. Avoid at all costs

TrustpilotBeing an Ad Hoc Property Guardian
I have been with Ad Hoc as a guardian for 4 years. It has given me cheap and affordable accommodation for that time. Occasionally there have been issues with other guardians regarding unacceptable behaviour, but Ad Hoc have always dealt with it professionally. Maintenance issues have been dealt with promptly. I used to be with another guardian company, but Ad Hoc have been much better. I've made new friends and it has been good to have fellow guardians to socialise with during these recent difficult times. Overall it has been a great experience for me and I am grateful to have had the chance to live cheaply for that period of time.

TrustpilotGrantham property
I moved into a property in Grantham about a month ago. The whole process was very quick and easy and the property is absolutely amazing and cheap! I feel like I'm still waiting for "the catch" but it never seems to come. Would definitely recommend to anyone who is interested. Ad Hoc are always just at the end of the phone if needed and seem to take a lot of pride in their properties. Deserved 5*

TrustpilotA good experience.
I have been a guardian for adhoc for over 6 years and enjoyed my time and experience. Been a guardian the flexibility has allowed me to live in some unique and varied properties. The service from Martin Doyle, Chris Chelin and Craig Mitchell from the York office has always been prompt, friendly and very helpful which has made the experience all the better. I would recommend being a guardian with adhoc. When my current job is up I hope to be a guardian again.

TrustpilotHighly Recommended
Having now moved into my third property with Ad Hoc Property Management I would highly recommend them. With great support from Trina in the Taunton office and Rory at the Bristol office I was able to move between properties at these locations to continue Key-working during the current lockdown. I am now at my first Scottish property and with the help of Ellie and Norman have been able to continue this seamless transfer and settle in with no issues at all. Great buildings to choose from and you’ll meet like minded guardians from all walks of life. Genuinely an experience that you won’t forget and will enjoy. Thank you to everyone involved.

Great opportunity to live in a 500yr old, grade 2 listed building. Would definitely be a Guardian with AdHoc again. Wish they had places available in Warwickshire, where I’m relocating to. I was fortunate to have good housemates. AdHoc gave me deposit back, no bother. When you go to view a property, there is possibility that other people will be there looking at same room too. Take deposit with you in case you really like it and want to secure it. York office were sound. Cheers Martin and Craig. RK.

TrustpilotLived as a guardian for nearly a couple…
Lived as a guardian for nearly a couple of years, I guess, mostly in church properties in North Liverpool/Southport. The properties were a mixed bag, as we're the other guardians - some lovely people there, but also a few behaviourally challenged folk who were difficult to live with. Interestingly, the latter tended to be locals rather than hard-working people from overseas making their way in the world. Can attract local ne'er-do-wells. Management generally okay, but a bit chaotic. They confused me with one of their problem guardians, and kept getting in touch for money I did not owe them. I like the concept of Adhoc and hope they can make it work. If you have to live somewhere else for part of the time, it can be a decent solution - just take care who you live with. As it turned out, I moved out of Adhoc to my own place and then Covid hit and I have had no use of my place because my office closed. May have been better sticking with Adhoc! Management need to be stricter about applying criteria for choosing guardians..

TrustpilotFour years of enjoyable guardianship
My spacious Ad Hoc room became a much-loved home for over 4 years. I had sufficient privacy, whilst having some lovely co-guardians with some of whom I'm still in touch. For me the occasional discomforts of watching over a beautiful but dilapidated mansion were compensated by the charms of the place and its garden. But prospective Guardians do need to manage their expectations - you are rewarded through massively reduced living costs for taking responsibility for a building and adapting to sometimes imperfect living conditions. The deal worked perfectly for me, as it enabled me to fund my start-up business. The arrangement does mean you need prompt support from the Ad Hoc team when things inevitably go wrong, and I found all the staff, whether those in the office whom I never met, or those who visited, extremely helpful, professional and concerned when matters required attention. And when the property was sold and the guardianship sadly ended, everything was tied up with commendable efficiency, including swift repayment of my deposit. I would definitely welcome another guardianship with Ad Hoc.

TrustpilotGreat experience
I was a guardian with Ad Hoc for a few months and it was a great experience, despite the lockdown that began shortly after. Ad Hoc were always pleasant and helpful, and for a while I lived in a beautiful listed building in the centre of Barnsley. It was an opportunity to save money, then when I found my feet and a flat, all I had to do was give my notice and move out. My deposit was refunded on time. I wouldn't hesitate to be a property guardian again in the future with Ad Hoc.

TrustpilotGuardian with Adhoc for 2years
I was a Guardian for Adhoc on and off for 2years within the same property. For a very reasonable price you pay per month, large rooms and no need to worry about issues. AdHoc would accommodate the service of maintenance and any issues raised are dealt with promptly.Ellie & Rob really helped me out both times I needed to either come back to rent with AdHoc or just had general issues or enquiries. Overall the quality that you receive is more then you expect. So thank you for everything!

TrustpilotCurrent Guardian
I first joined an Adhoc Guardianship in 2019 and am now in my second building with them. Like others I was a little dubious about moving in but haven't looked back since. I've always got on well with all my housemates (often better than in shared houses!) and found their buildings offer much more space at almost half the cost of private renting. The short notice period was also initially a worry but they have always been helpful and done their best to find alternative accomodation when building owners have given notice.

TrustpilotSaving Cash in tough times.
Been in the Taunton Old Police Station building about 6 Month. I work long nights, come home to sleep and eat, this works perfect for me. Also means I got cheap accomodation and able to save. No bills to pay and cheap rent, makes a huge difference .If you keep to yourself , don't interfer in others stuff and clean your own mess up, it will work perfect for you. If your big on sharing your music and your mum cleaning up after you, it won't. Support from Trinia (site manager) has been excellent, with any issues being dealt with immediately, she's very approachable and listens.

TrustpilotThe best choise of rental property with Ad Hoc
I'm living in a property as a Guardian offered by Adhoc Property Management Ltd in Bristol.I would recommend their favours to everyone who looking for hiring a property because many more benefits can be found here than with other agencies. It will not be found anywhere such a combination between the low rental price/all bills are included/, good property maintenance in all the time and always an extremely helpful and kind team who do look after you when you need it most.I want to thank the staff of the Bristol Branch of Adhoc Property Management - Paul Thomson, Rory Clench, and Trina Lewis for their great attitude and commitment.Despite the difficult Covid situation, they perform their duties perfectly and you can always count on them.

TrustpilotGreat value for money if you're happy with 'basic'
Firstly, I'm writing this review on behalf of my husband who could never be bothered to do things like writing reviews but I feel the experience he has had with the guardian scheme is worth writing about! He got a job on a 6 month 'trial' near Wellington in Somerset so he didn't want to commit to a long term rental - an Ad Hoc property provided the perfect solution, a one month rolling contract! Luckily he's not one to worry about everything being pristine and beautiful, but is definitely one to seek value for money. The building is an old care home and there were 3 different room configurations from which to choose. He chose a room with a private washroom/WC across a landing. The room itself could be described as extremely tired with paint peeling off the ceiling in a place where there had obviously been a leak previously, and needed curtains & curtain pole for the huge windows, but after a quick coat of paint & new curtains & pole (a small amount to pay, considering the amount saved on alternative available accommodation), it looked completely different. Homely, even! It's a fairly long walk to the shared kitchen facilities but you're allowed to keep a kettle and small fridge in your room so if you just want a quick cuppa or snack that's easy. Can't comment on any dealings with the maintenance side of things as that hasn't been needed so far (a month, or so) .All in all, it suits my husband's needs very well at an amazing price.

This is the 3rd Adhoc place I’ve lived in been here for 3 years and with Adhoc 5 years the staff are very friendly a lot of the places are a bit run down but your getting what you pay for and you do have good amenities Adhoc do make you feel welcome maintenance can be a little touch and go but it normally depends on the owners of the property but if your looking for a place to live and your on low income and/or moving to a new city like I did it’s very nice to live in a house share esp if your socially awkward most other guardians are brilliant and make you feel welcome

TrustpilotExcellent service and great price
Recently moved into a property let out by Ad Hoc and they have been great to deal with so far. The property came unfurnished and required a fresh coat of paint; as expected for the excellent monthly rate, and it now looks lovely. It’s warm and all facilities are as expected and explained when I viewed the property. Ellie and Lee have been super helpful and friendly whenever I have had any questions and I am confident any issues will be dealt with promptly and appropriately. Thank you very much :)

TrustpilotNotes from a Guardian.
I am a Guardian of properties for Adhoc Property Management Ltd. I currently live-in and have previously lived in some of the properties attained in their portfolio - they are not usually on the general market as a bare-boned property does not appeal to some, although, ideal for another and this is always explained prior to any meeting/viewing. The Guardian Recruiter explains all.I can only give positive feedback in all areas from the initial enquiry about a property to reporting a problem - all over the UK Island, Adhoc have resolved or had arrangements in place to fix many problems within a matter of hours of reporting and they are true to their word. The negative comments below appear to be somewhat personal and should not be taken into consideration what-so-ever when you want a short term stay at a low cost. I can guarantee you will not find anything like this anywhere else. Your next best option would be your mates sofa!!!You can view the property before committing and the basic essential living items are provided even they're not there on the initial viewing - washing machine, fridge, freezer, micro-wave, etc etc.As mentioned by others, yes, please read the small print becuase there are incentives for Guardians.Unlike estate agents and other property management companies - Adhoc are a people company and they do look after you when you need it most.A special thanks to staff at Adhoc;Newcastle;Daryl, Nikki, Gemma, LynsdayLiverpool;John, JohnLondon;Ellie.

TrustpilotLove it
I am not even finished unpacking but I just had to tell the world just how over the moon I am with my new living space. The team (Ellie and Rob) have been more than helpful and even worked with my busy schedule for a move in date. Quick to reply and friendly / easy going I wouldn't say I've seen this kind of a deal ever be so delightfully rewarding. I can't recommend this company enough.

TrustpilotNot happy at all. Dishonest
Not happy at all. I spent over £10,000 on a property over 3 years and there is now more people in the property than they have ever had and the property is in a higher standard than it ever has been. Dishonest and had it all thrown back in my face because they sided with another guardian talking behind my back causing problems. The place is a dump and infested with rats. The guardian that caused me problems was seeing internet dates during national lock down and bringing them back to the property. I caught covid-19 and three of us had to self isolate. He went out of his way to try and cause as much trouble with AdHoc with me as he could because he couldn’t go out. Half way through self isolation he tried to leave the house twice and the police were called twice where he was told he was not allowed to leave the property by law. The nhs also had to repeatedly call him and say the same thing as the police. The guy said I assaulted him when I went to stop him getting in his car otherwise he would have driven off. So AdHoc gave me notice to move. Whilst we are in the middle of the strictest national lock down and I’m a key worker working for the nhs. They never once questioned him asking him why he was trying to leave the house in his car breaking the law. Disgusting people. Never ever again will I ever trust them. Take them for what they are and don’t spend any money on the property because they don’t really appreciate it. I would never recommend investing long term with them. You are better off house sharing. The cost is the same, you are far more secure and you will be living in a much nicer property and you can pick who you live with. With AdHoc you don’t get a choice and they don’t care. Absolute horrors for human beings
