aggressive sale prices. you price everything with desperation. I already what properties are advertised by wards. no regard to location, practicality, features that will require attention etc, they just slap a higher end price possible on it.They once tried to sell a house that had no central heating, hidden mould with pain, cracked windows and that would need a hell of a lot of work to renovate to bring up to date, for such a ridiculously high price and even too proud to negotiate, trying the odd tactic of 'there are a lot of interested parties, and they offered..., would you like to match the offer or go higher'They were unsuccessful through the summer and had to give up as it approached the autumn as buyers would start to notice and brought up the faults every time. sort your pricing out.

We were mislead when buying a property through Wards. As first time buyers we were unaware of the relevance of EPC Ratings when buying to rent. Wards took us through the whole buying process - offering to rent the place for us as soon as the sale went through. Until we received a review of the EPC - which was the same as it was listed as, was F. Not rentable. Wards declined to say anything about this and did not respond to my emails.

From the moment Jonathan came to provide a valuation until the moment Anouska saw my sale through to completion, Wards provided a 5 star service. There was constant communication throughout and Anouska went above and beyond to ensure the sale and my purchase were progressing. Ward's were on the ball the entire time keeping me updated and making sure that the other parties were also doing their bit.I would definitely use Wards again, and recommend the Strood branch!

I've recently moved in property. The welcome gift is lovely. All moving process are so easy and smooth. The staff are professionals who know they job well and always supports whenever and wherever they offer they help. Especially, Prateek is the best, he has the most of the property knowledge. He goes for extra mile in his job. After office hours closed, he came to my flat to help me with my enquires. He responded and solved my all enquires. I highly recommend using this agency. Because, they have professional staff and all your enquires are handled quickly. I hope, they continue this way.

I have contacted Ward's via listing details for more than 30 properties they have advertised and have yet to be contacted back. Calls were answered and I would be told that someone in letting would call me back as soon as they were available. Over 2 months and no calls were ever returned. In less than 5 days, using another agency, I had keys and was moving in to a new place.If you are on a time restraint when relocating, BEWARE of using this company.

This is my first time to rent a property thru Wards. I am glad that my experience of renting was handled by Maria Byrne (Ramsgate Branch) from starting till the end of getting the key. She is so thoughtful, dedicated, be empathy, efficient in dealing problems that appeared in the rented property. Even though that was not her job scope, but she will still try to help me as she knew that English is not my first language and will try to understand me and convey the correct message to her colleague in the maintenance team.

I had the good fortune to have my tenancy managed by Tessa Daniels at Ward's Lettings, Strood. Having been unable to move into our property and having limited time to find a rental home, Tessa did everything possible to ensure a smooth move was accomplished. Tessa is a credit to her team, demonstrating professionalism and an ability to manage all parties (tenant, landlords, contractors) effectively. Tessa clearly in an experienced lettings agent and responds calmly to the challenges of her role. I would strongly recommend Tessa to anyone wishing to let or to rent via the Wards lettings team.
