As prospective tenants you are treated like second class citizens. They also use Goodlord for referencing purposes. I would query whether some of their processes are actually legal. They do not tell the truth and we have evidence of this. It is only because of the circumstances we found ourselves in and the house we wanted near relatives was being let by them that we proceeded with this company. It has been a dreadful experience. Sometimes in life we can all face storms and find ourselves in difficult circumstances. The "service" received by Linley & Simpson only added to this.Look at their rating - and I am shocked this company is allowed to continue.

GoogleLeft our house with many problems and ignored our emails complaining about the problems for months. Then leaving us without an oven for 3 weeks as well as now being on day 4 with a new oven and left with our old broken oven in our tiny cramped kitchen that has to be fitted by a second person who hasnt been in touch not to mentioned the fact someone in the household is clinically vulnerable and your workers dont wear masks. Moved into a flat in sherburn after it had been "refurbished". New cupboards had been put in which apparently constitutes rent going from £575 to £775. I could only stay 3 months in the flat due to mould and such growing in the shower grouting and vents and electrics being completely broken behind walls creating a fire hazard. When I moved out they told me they'd be taking £175 out for "cleaning" and even more for repairs on the wall (with the mould). I asked what constituted the cleaning amount and they said it's because I didn't leave it in an acceptable state, specifically my parking space (an open space, no roof, where I kept a small motorbike). I really wouldn't recommend this company. Choose anyone else but this unless you want to be hundreds of pounds out of pocket.

Horrendous experience at the Headingley office.Rented a property and when the landlord removed the property from their care and went on their own this moronic company contacted all the utility companies to close our accounts, we lost our water, gas, electricity and council tax accounts as they emailed them all to say the property was empty even though the landlord had just changed the rental agency.They are completely clueless dimwits without two brain cells to divide between themselves and have caused us major hassle for no reason other than them being the most useless rental company I have ever had the misfortune of coming across.AVOID AT ALL COST
