I worked with Martin at Reeds Rains to sell my apartment, and he was brilliant. He really knew his stuff and was super helpful. Right from the start, Martin's professionalism and local knowledge were spot-on. He was always there to answer my questions, making the whole selling process a breeze. Overall an awful experience

It started off great, we rented a house in huddersfield through them and they were responsive and helpful until the person originally dealing with our move went on holiday. Then our move was transferred to emma, which again started off great however, she started to make us feel like an inconvenience whenever we called and asked for updates as it was getting close to our move date and things were not ready. Admittedly it was a quick move but we were told it was no problem. However, by the day of our move we still had no paperwork or keys despite the fact we were told we would have them by the day before at the latest, which was then changed to midday on moving today however we did not get the keys until 5pm which caused us a lot of stress and inconvenienced us a lot as we had people waiting to help us move so we just had to wait all day. When we went to the office on moving day to speak to Emma as she was just brushing us off on the phone, her attitude was awful and she was clearly irritated by us being there. She also went back on herself saying she never said the keys would be ready by this point, which was a blatant lie. She did not care about us or our move at all and I think that is what bothered me the most.Some of this may have been down to them having a new system, which I was sympathetic and understanding about at first. However, Emma's poor attitude and the fact she just didn't care made me become annoyed more quickly than I usually would have. Also, due to the new system they sent me someone else's tenancy agreement which included the tenants and landlords personal details, which must be major violation of privacy laws and made me feel insecure about the privacy of my information. When I brought it up to them they brushed it off like it was nothing. However, despite all of this, there was one positive experience which was all the handlings we had with Ben. Ben took over after Emma went home and he was kind, reassuring and caring, made us feel a lot less stressed and annoyed, as he actually explained why it was taking so long and what he was doing to speed it along a bit. He was a breath of fresh air after such an awful day.Overall I would not use this estate agent again. The staff need to work on keeping information private and attitudes towards tenants however, Ben was amazing and a saving grace that day.

It took 2 weeks from the moment I enquired about a house I wished to visit and the day I moved in. Rosalenn have been amazing, all the process was smooth. I was given plenty time to check on the house and take measurements during the two visits at the property when with other agencies it was always a rush.

We cannot recommend Reeds Rains enough the service and communications was 10/10. Everything went extremely smooth From the moment we went sale agreed to moving in. Fiona was absolutely fantastic, and extremely professional, she kept us informed the whole way through and worked extremely hard to get us over the line. We will certainly be using Reeds Rains again! Almost completed a rental with…

Almost completed a rental with Pemberton branch, due to sign contracts and collect keys to our new home this coming Friday! The help, support and advice from the staff has been phenomenal! We have rented with three Estate Agents over the past 13years, and to say that Reeds Rains have done a Great job thus far is understating their efforts. All the Staff are friendly, approachable, kind and respectful. Which is Lovely, especially when it comes to filling forms in online when you're not a confident computer user of a certain age! We have been being looked after by Kayleigh and Jessica, mostly, they have been exceptional. Thank you, So Much, to All at the Pemberton Branch, Kayleigh, Jessica and Lewis, we can't wait to finalise on Friday, and pick the keys up to our new home. Slumlord! No valid GSR for over 2 months!

Poor property management and lack of experience and/or under qualified staff across the agency. Slum landlord or ‘slumlord’ of current property who neglects and breaks every clause he’s bound by in the tenancy agreement. Left me and my family with young children without valid gas safety certificate for over 2 months, considerably a major breach of his and the agents legal duties. Reported to the HSE, to which the agent finally got in touch to arrange this to be carried out. To little too late in my opinion as this could have disastrous consequences. Gas safety certificate flagged a repair that needs to be carried out on the boiler, does not stop the boiler from working but the landlord immediately stated ‘if the tenant wants this repaired he needs to get this done at his own expense’ to which I stated that I was not paying for any part of the boiler to be repaired if this is required as it is simply not my fault or responsibility it is down to poor maintenance on the landlords behalf, landlord then stated that any repair to the boiler would be taken from my deposit. A void and ridiculous statement to make as anything to do with the boiler is his responsibility as per the tenancy agreement. Landlord is a tyrant and the agent supports his ludicrous comments and dictator behaviour.

What an excellent service!

The York branch Rains Reeds have gone above and beyond for our move. The whole process was smooth, they kept us updated every step of the way and looked after us moving into our first new home. My partner and I moved from Kent into York, and due to other issues we were unable to collect the keys on time. The team, Sophie, Tom & Emma, made sure we got into our lovely new home, and especially a big thank you to Tom for all the help! These guys deserve so much more than just a thank you. We use Reeds Rains to manage our…

We use Reeds Rains to manage our properties and they are dreadful. Had a major issue with one of the properties as it was allegedly inspected and was in a filthy state with flooring ripped up & no bath panels but was deemed in a good condition. There were at least 60 bin liners thrown in the garden and has cost us a fortune removing it all. We have been paying a management fee for non management . They are very good at over charging for small jobs doing and pass the buck if they’re is a problem. The problem is with head office in Southampton and no reflection on the local office & staff

A five star service from Reeds Rains who made selling the house process easy. We had excellent communication throughout the process from day 1 to the sale completion. We were regularly kept updated on offers,appointments and when the sale was agreed when people would be out to survey etc. We had at least weekly updates on how things were progressing. Many thanks to Alan who started the process and especially to Pat who kept me entertained through our weekly chats. I would highly recommend to go with Reeds Rains Estate Agents.

Not a good experience

We have recently tried to onboard to our portfolio a property located in central Manchester. The property was promoted by Reeds Reins but never advertised as a repossession, something we uncovered through coincidence after asking some basic questions to a rather inexperienced very junior rep the agency used to do the viewings.Having offered the advertised asking price which, subsequently got accepted, the Estate Agent in charge of promoting the property offered us a turnaround time of just three weeks to conclude exchange of contracts from the issue of the Memorandum Of Sale knowing only too well they we had to deal with the property under standard conveyancing rules and a mortgage that had to be approved by a mortgage lender with their own charter surveying process. This additional pressure to exchange made the entire buying experience particularly stressful.Eventually, we were informed by email that there was another offer on the table and were asked to put in a counter offer if still interested. We lost the flat to the other buyer.That was the second loss with this agent that came across to us not as easy to work with. In our offer to another property the agent demanded proof of finance prior to even putting forward our offer to the seller and sounded rude. No apology was offered when I called the manager to complain .We eventually decided to stop viewing properties through that agency.

Most useless company award 2020/2023

One of the most useless companies I have ever had the displeasure of dealing with. Almost every single member of staff we have spoken to about various issues have been so dismissive and dim witted that their answer to us not having a functioning washing machine for 3 weeks, was “well can’t you use a dry cleaners?” In an area where the closest one is over 15 miles away and closes before we can finish work meaning we could only do washing between their slim to nine weekend hours.We got that little “hiccup” out the way and thought thank god we don’t have to deal with them again… until a mass leak in the building has ruined most of the bathrooms, ours included and wouldn’t you know it. Ours is the only one AFTER 2+ YEARS. To still not be done. There is damp. Mould. The floor is literally soft and rotting. There are silverfish now taking up residence in the soaked flooring and the bathroom smells like damp. (Oh and we know now thanks to the builders showing us the upstairs bathroom they done, that there is no water proofing what so ever in the bathroom so it will keep getting worse until we fall through the sodding floor. We have told red rains about this on what must be over 12 times so far and they have done 0 about it :) once again I could imagine their response would be along the lines of “well there’s a seaside 30 miles away, why don’t you just use that”. Again. Words cannot describe how useless they have been and at this point in time we are considering just taking legal action thanks to the 4 visits we have had all saying “oh that’s bad, I’ll inform my manager” 😂 like that will do anything. Useless.

UNPROFESSIONAL AND LACKING IN CUSTOMER SERVICE.

We had an appointment to view a house in Prescot - Merseyside, on the Saturday the 18th of March, but there was a delay of 3 weeks from the original appointment, which was put back by 3 weeks to view the house.When making the appointment to view the house, the estate agency Reeds Rains in Prescot, wrote down the wrong email address and so therefore we never got a confirmation of the viewing appointment for the house.This meant we then had to ring back to the Reeds Rains - Prescot office, and get them to amend the email address, and resend us a confirmation email confirming the viewing of the house in Prescot - Merseyside.We noticed yet again, Reeds Rains - Prescot, does not like to communicate by phone if they can avoid it!!Surprise Surprise, the estate agency is Reeds Rains - Prescot office!!People renting the house needed an extra 10 days to move out, then the vendor took another whole week to tidy up the house, and not anyone at Reeds Rains, then phoned us and confirmed the viewing was still on for the Saturday the 18th of March 2023?We had to phone Reeds Rains- Prescot office to check that the viewing was still on?!!Sadly when we saw the house, which had the roof of the porch off, which was flung in the back garden, no side gate on the side of the house leading to the garden, no front drive gates on the driveway, no doors on any rooms in the house either!!We could see what the house would look like with our care put into restoring the house back up again, even the garden was crazy with unlevel layers of the garden lawn, but we looked past that, and could see the house looking what it would like with our restoration done to it!!We asked before attending the viewing if the vendor was after the asking price only, to that question, we got "The vendor was after the asking price only".So we put in our offer of full asking price!!We waited over 5 days, and then the Reeds Rains - Prescot office decides to ring My husband on his mobile phone while he is at work, to tell him the vendor has gone for a higher offer.There was no conversation to My husband, can you possibly go higher with your offer for the house?The conversation from the Manager was abrupt, and very short!!My husband was not able to read emails, or make any calls or send any text messages at all, from work.When we ring the Reeds Rains - Prescot office the Manager concerned could not understand why we were phoning to ask what the answer was to our offer?The Manager`s reply was "Has your husband not given you the message"?My reply to that was "How can he do that, when he can not make phone calls from work, that is why I am phoning now and asking you the Manager yourself"?When we corrected the Manager, by informing him they had our landline phone number to call us at home in the first place with the answer to our original offer to the vendor?We pointed out to the Manager, that if we had been told that our offer for this house was accepted, we could easily now say we have changed our minds on this house in Prescot due to the delays on trying to see the house, and answers as to if our offer for this house in Prescot was accepted?58 people showed interest in this house, only 3 parties gave offers, we gave the full asking price, yet the vendor, went for a higher figure from another purchaser?!!!This Reeds Rains - Prescot office of estate agents did not ring us back and even ask us if we could go higher with our offer at all?We had to keep ringing them over everything, and they hardly rang us once.The end result was we never bought any house with Reeds Rains - Prescot office, even though we tried to purchase one!!A very unprofessional Reeds Rains - Prescot office, who failed to produce a house, even though we were in a very strong position to purchase a house.Yet again, Reeds Rains, still keep acting and behaving in unprofessional manners, and no customer service at all.Again our advice still is do not use Reeds Rains - Prescot office to purchase or rent a house.To Reeds Rains - customer service,Our experience of the Reeds Rains Prescot Office was real, and it actually happened to us.We quite simply made an offer for a house, and no one came back and even asked us if we could go higher with our price for the house either?There was a delay of 3 weeks on seeing the house, and that did not help either. Our write up has been here since the 18th of March 2023, and you are only now asking us what happened? We have told the truth and not lied. The way we were treated was not okay, and on the whole when you are trying to buy a house that process was then made more difficult via the estate agent concerned which was Reeds Rains from Prescot.If you want to ring us and speak with us directly then you can do so, but we are not going to start arguing about what happened to us, from the service we received from your estate agent in Prescot. The West Derby office, was similar.

Reeds rain.

Reeds rain.. cowboy company that cannot be trusted. Very quick to make things happen when it suits them yet takes incredible amount of time getting through and dealing with issues. One thing after another.. blame landlord or blame letting agency for being slow? Boiler been out several months, once it was ‘fixed’ after returning 3 times to resolve the issue it then turned into a fire hazard and the best they can do is constantly delay it and avoid the matter. Everyday since I have moved into this apartment has caused me nothing but problems, problems they should’ve dealt with prior to moving in.. forcing me to deal with it and go out my way costing me my time, job and peace. Would not recommend. Lucky I still have a roof over my head for 2 stars.

Constantly kept me in the loop with regular updates, followed up on any questions or issues I raised and was generally just great to deal with overall. Highly recommend reeds rains and Martin in particular. Made moving house as stress free as it could be.
