We were promised everything would be easy when selling our house through Romans. We had a very short chain, was told it would be quick and easy, 6-7 months later the purchase finally went through. We felt we had poor service, calls not being returned, we had to continually ring to find out what was going on with our sale and felt wrong information given all the way along. We had no help finding a property to go to as we felt once we signed the contract we didn't matter any more. As much as properties went on the market we were never informed of anything that would suit us it was left to us to look things up online. Hated the whole process with Romans and would never use them again.

Terrible experience with Romans overall! Firstly began when we put an enquiry through about a property in Reading. The sales negotiator was so pushy on the phone he wasn’t actually listening to what I wanted. When we finally got off his topic of conversation he then got round to asking me when I was available to review this house. A week later upon viewing the house it turns out the agent wasn’t even showing us round, and didn’t even bother to pop me and email or call to explain the owner was showing us around... it was a shock to the system! Let alone the owner was an old lady with arthritis who had to keep taking breaks due to the pain. Absolutely disgraceful customer service on my behalf and they should be ashamed of the seller doing their work for them, especially one with medical conditions!

Bit of a shame that zero stars is not an option really as that would be my selection of choice.Absolutely god awful, money grabbing, farcical company, me and my partner currently rent with romans and wish we had never heard of them, let alone rented with them.where to start...First and foremost they have repeatedly (3 times in as many months) seen fit to permit keyed access to different people with no proper warning to or permission from, us, the tenants - let alone the legally required 24 hours notice, no calls. No voicemails. No emails.The first occasion was an ordinary - what we assume to be - start of tenancy inspection (we were never actually informed of the exact reasoning for this one).The first we heard of this was when we received an email detailing the results of the inspection that had taken place, which was news to us. We later learned that - due to long term health issues which put me at home a large amount of the time and a habit of keeping the keys in the door when in, they could not gain full access on this occasion, however the fact remains that they attempted unauthorised access, which is bad enough.They actually used this as an excuse after the fact, stating that as no one had actually accesses the property no fault had occurred on their part.The second time was when a member of the sales team attempted to let themselves in, a fact which presented itself when we heard keys being inserted into the door. we learned later that this was an attempted conduction of a viewing. Romans had made no attempt to inform us of this event and we discovered from the landlord themselves that romans had been instructed to inform us this would be happening, something they failed to do. Third time (a pattern emerges...) was today and has been the proverbial straw.I was again disturbed by the sound of keys in the door, i confronted the person at once and asked them (not verbatim..) what on earth they could be doing letting themselves into our flat. Immediately I was presented with a very sheepish looking woman, my immediate impression as someone who reads people rather well is that she had been "caught". She stated she had arrived to conduct a viewing and asked me to confirm the address, which I did, at my request she kindly showed me her mobile phone which not only showed a photo and documentation matching our address - rather obviously, and without mistake - as it is an entirely different address and entrance than to the main building. She showed me her identification badge which did not have romans logo or anything resembling such on it. I asked her to please call the romans office to get to the bottom of the situation there and then, she passed the phone to me after a time and I was greeted very rudely by a woman on the other end who made it abundantly clear that I was nothing but a nuisance and inconvenience upon her morning, they both then started backpedalling and saying that the viewing was for the downstairs flat however the initial address I was asked to confirm was mine, the photo and written address were of mine and the woman had multiple keys in her hand. After each occasion we have contacted romans and made clear that we require notice for a visit, by email, or phonecall - ideally both.Not only have we politely requested this, it is the law. Romans seems to thinly tread that line and it is simply and wholly unacceptable that they continue to ignore these requests and ergo the law.Bluntly and candidly as someone who suffers from severe anxiety and PTSD, it is UNSAFE to flout these laws. With no prior warning how is a tenant supposed to know if it is a visit scheduled at the whim of romans with no prior notice or a legitimate threat/Intruder.If you value in any way your sanity or mental health stay far away from romans, they are embarrassingly bad at what they do and should be avoided at all costs. Shame, as our landlord himself is lovely. Much more to say however 4000 character limit.

They told me the property was sold. I then saw it back on the market for sale with another estate agent so contacted them. Turns out the seller was unhappy with Romans and switched estate agents. Romans lied to me out of spite for their client.

I will never rent with Romans again. When I moved into my house it had not been professionally cleaned and the agent agreed that they would waive a professional clean when I left. During my tenancy, service was lacklustre. Minimal maintenance was done on the property even when I requested it, a leak in the back room whenever it rained heavily was never dealt with - despite repeated requests and the fact that it leaked onto the light switch - and my rent was raised every year for the first few years. When I left, it took 5 months for me to get my deposit back via the DPS. Romans produced a schedule of dilapidations claiming most of the deposit for damages, all of which had either existed when I moved in or were fair wear and tear - including for example the cost of professional cleaning at over £200 (which should have been waived), £20 to replace a paper lampshade worth about £3 which the inventory showed was already torn when I moved in, the cost of rotting timberwork in the room with a leak (their responsibility) and overgrown garden when I left it in a far better state than I got it. I had to make a claim with the DPS and make a statutory declaration in front of a solicitor to get my deposit back and even then they sent me emails claiming that the deposit had been returned to them (not true). They ignored all correspondence from the DPS and never answered my case which suggests that they had no intention of proving their claims - they were just hoping that if they refused to give the money back, I would not pursue it. It was stressful and could have left me in a very bad financial situation. Highly unscrupulous.

Appalling company, they have messed me about for 5 months reduced the price of my property without my permission then agreed a sale price well below my reduced price and put sold on their sign. James the manager is full of waffle informing me he’d get the property I was buying reduced to !!!! It would then keep this buyer on board, I said that was undare but they did it anyway. When I found my ideal next move the time came to instruct solicitors and proceed with the sale we called but rarely got our calls returned ...when they did eventually call me 3 times with silly reasons my buyer couldn't proceed yet 1 away with his children 2 away with workFinally they were sorry but he’s going back to his wife5 months of having "sold" on my house to now having to start again IT WILL DEFINITELY NOT BE WITH ROMANS: they lied to cover their mistakes all through the time you are dealing with them They are now under investigation it was shown on South today !!

Definitely the worst estate agent. I was looking to purchase a flat in a different town (Basingstoke). We had 2 viewings booked. When we got to the property, the tenant was surprised because she was not notified that we were coming. For the second property they didn't have a key and they didn't know where it was. They promised a call back. After 2 weeks of waiting I called them to check on it and they still didn't have a key and they promised another call back. After 3 weeks of no calling, I called them, they promised another call back. I feel I need to chase them that I want to buy something and even then they do not do anything to take me as a buyer. I am not sure how they make their profit, but not with great customer services, for sure.

Attended an auction run by Romans today. Beforehand I was told by a Romans employee that properties are typically going for auction at the moment at around 10% above the guide price. Result? Every lot went for about 30%-50% above the guide price. Thus, a 200-400% lie(?) to get you in the room and wasting money on surveys.Had you won you'd have to pay over £1000 in "auction fee", if you bought 5 times, you pay the fee 5 times!

Rented a house through Romans, wasn’t professionally cleaned and had damages that weren’t fixed before we moved in, Romans didn’t even do a routine check like they are meant to. Since leaving the property Romans have tried to charge us for everything that was wrong when we moved in! Whenever we complained nothing was sorted. We are now having to follow a long and painful complaints process while I’m heavily pregnant to fight for what we don’t even owe. The Reading Romans branch were not interested and just passed it on to a debt company. Romans do not look after their tenants and it’s all money money money. Most unprofessional company I have ever come across. My advise would be to avoid!

1 star is generous. Whilst the estate agents are OK at best, the property manager, Caroline Hay, is less than useless.It was a condition of my lease that certain repairs were to be made, it is now about 2 months later and I still have a broken balcony door leaving the lounge unsecure with the cold winter air entering all day long.Add to that aspects such as faulty wiring, outdated heating and mould I would suggest any potential tenants and landlords stear clear of Romans

I have been using estate agents for years to let my properties and I recently found Roman and they give the best rate with the best service. Hettie and Ema have always been prompt in responding to my emails and queries with satisfactory answers. We had not been able to let the property and they went through a list of what needed doing in order to promote the house and it worked! It was let within the first viewing. They both have always been on hand and ready for anything including picking up the keys from my house and giving me a lift to the house for our appointment when my car was in the garage, Absolutely helpful with fantastic results. I would actually give them no star, even minus star! Had the worst experience renting with Romans. They are nowhere near professional. They probably don't even know the word 'professional'. After living in our flat for a few years, we were told that we could not stay anymore because the letting agency/landlord did not want to pay for an HMO license. So we started looking for other places. Then they unsurprisingly changed their mind and would like us to stay again. But they messed up with obtaining an HMO before the deadline. So we were kicked out eventually. During the last few months, they had been extremely horrible and unprofessional! On the day when the photographer was supposed to visit and take photos for their new adverts, I called to say I would not like them to visit anymore. They agreed to cancel the visit. But in the end, the photographer still visited when I was not in. They not only took photos, but also hid my dirty laundry under my duvet and made my bed. What a great person! I need more people like this to come to my flat and make my bed without my permission! It was not until we questioned the letting agency, they apologised that they could not reach the photographer on the day. Apparently someone is very good at their job! So if you would like to be kicked out just because someone does not want to pay a little bit extra money for a license, or, you would like someone to make your bed without your permission, then Romans is your best and only choice!
