Without a doubt the worst experience I have had with a property company - both Sales and Lettings. Gross negligence from start to finish. As an overseas Landlord I was sold the “fully” managed service. Well what a fool I was, the tenant missed 3 months rent, Romans didn’t even mention it, I flagged it to them!! I served notice, tenant scarpers and leaves the place in a mess. Romans contributed NOTHING to the whole process - in fact they let it happen. Beyond, and I mean way beyond terrible, please please please do not give this company your hard earned money!

Since Romans took over managing our property we have had terrible service, and certainly not what was expected from how they portray themselves on the website. So Caveat Emptor when letting through this company! Their communication is poor ignoring many of our emails. Our property manager has either not been properly trained or is just inept. They have no senior directors prepared to answer our complaints and these were just handed down to more junior staff. The lack of service has cost us dearly in terms of money and time and we are not using them anymore.

The only reason I'm giving this lot a 1 star is because I could not choose no stars as a rating.I did my survey on a property I bought through Romans, the report was detailed but just crap, the surveyor clearly didn't know what he was doing and just made up stuff. I wrote a fairly long paragraph about there being no evidence of Japanese Knotweed on the property even though there were old stems three feet high clearly visible. I would not use this lot, they do nothing for their fee and their surveyors are poorly qualified.

Awful service from Romans Winchester. If you want to let DO NOT use them! Emails and requests are ignored. Lies told! We’re told everything would be removed and sorted prior to our move in date (3 days after the start of our tenancy) yet nothing done. At our new house until 2am cleaning and removing a washing machine which we were promised wouldn’t be there. Previous tenants white goods still in our house, unclean. We’ve had to remove a washing machine ourselves and are likely going to have to remove all the rubbish ourselves. Absolute joke of a company and completely ruined our moving in to our first house.

Would strongly recommend against using Romans, even to my worst enemy... really poor service all round but especially from the 'Move Manager' who's role is to keep us (the buyer's) updated on the progress, I didn't get a single update from her even after raising the issue with branch management. I was made numerous promises which were never followed up on and also lied to about leases being extended and other crucial information.To operate in this manner is appalling and in all honesty I'm not sure how they are still in business.They only care about their own benefit and it was the worst customer experience I have ever been involved in.

Sold a house through Staines office, team there were excellent and gave a lot of support and advice on the process and a range if issues that arise. They were very professional and knowledgeable. I was a first time seller and they were always accessible and patient. I see a lot of negative reviews below connected to renting experiences and can’t comment on that but for sales I recommend having a conversation with the branch manager to decide for yourself.

Overall a generally shocking experience, if I was a landlord I would certainly not entrust my property with Romans and if I was considering letting even if the property looked fantastic I would highly recommend ANY other lettings agency. The customer service is atrocious, you have to repeatedly chase, leave messages, call, email, carrier pigeon, eventually several weeks later somebody will pick up the phone and by then you have had to sort the problem with your own finances yourself. Own a property below a tenant of Romans who has been making considerable noise for an extended period of time, this noise has been not the ‘nicest’ thing to here at circa 01:00AM in the morning especially with a young family living below. When lodging a complaint for noise it took 7 months for a response that was there was nothing they could do. Tenant had a gas leak and all mains gas was shut-off for several weeks peak winter. Eventually after numerous complaints was given a small fan heater to ‘make-do’ for the next 3 weeks. Avoid like the plague, or any other particularly nasty tropical disease.

Do not fall for the reviews on other websites as they all seem to be written by their own staff, if you are planning to rent out with Romans as a tenant make sure from the 1st day to take photos or videos of the condition of the property and any damage you find as when you move out you may have a large bill stating that you caused damages and haven't cleaned the property to professional standards which is charged at £320+, if you can, avoid Romans at all cost's as they are a bunch of scammers trying to do anything they can to rip you off! This is what happened to me and they even want to charge for faulty light bulbs I had replaced because they weren't the same ones during the check in, any little scuffs or marks you cause which in most conditions count as general wear and tear are counted as damage by them so you will be requested to pay. I had no heating during mid winter and nothing was done about it for 10 days by these people and they will still request the full monthly rent, also any issues you have during your tenancy that needs fixing is never dealt with as I had many issues and not a single one was fixed, even if it's in your contract. I'm currenty in a legal battle with them over little costs they have added during the check out and also for the so called "profesional cleaning" they have supposedly done which they want to charge me £323! for only a small 2 bedroom empty flat. When I moved it wasn't too clean with dust and hair on the carpets which I cleaned myself and on the check out spent hours doing the cleaning but was told it wasn't to the professional standards! that it was when I moved in, now my case will be taken to arbitration. Avoid these scammers at all costs!

It is about READING branch. I saw few 1-bed properties adverts in October 2018. I have under 2y old daughter I told them about. They immediately refused viewings to any of 1-bed properties during all 3 calls (I was interested in at least 5 flats) mailing later after my complaint that properties could be overcrowded, more damaged, unsafe or.. they did not have ANY 1 bed properties at the time for 2 people as soon as I was complaining that it was because of my child. Romans did not ask any of landlords about me despite my stable financial position of around 24K a year salary on its own and being in full time stable employment for 3y. Romans pressurised me to see 2-bed flats. They even were not interested to take my details. 2-bed property is not within my current budget due to my daughter's full time nursery costing a fortune. Surprisingly, my friend from work emailed them with his partner to view 1 and 2-bed properties and Romans was ok to arrange viewing for them. I took this matter through their internal procedures. However after continuous denial of discrimination and mistakes, later I found out that even their own CEO wrote that their landlord can refuse tenant on the base of claiming benefits. Shocking and unlawful. This company knows ZERO about equality law. Romans my question is: should every single mother or parent who works hard and rarely even misses work like me to provide for child but in fact claims benefits that is entitled to to help towards rent and childcare, I should feel worst having a family you think and be exposed to your discriminative rude behaviours and misleading lovely described adverts open to all people and.. you allow it? I have around 35K with benefits a year, possibly more than most of your single or 2 tenants. It is high time to think about it and improve your business.Update as per 01/07/2019- received £500 from Ombudsman. My advice: If they treat you badly and breach their code of practice and cannot put things right, complain to Ombudsman. Do not let anyone to treat you like this.

AVOID AT ALL COSTS. We moved into our rented property under the understanding that the filthy carpets (80% stained with dog urine) would be replaced, plumbing and electrics fixed and that everything would be in full working order. Having paid extensive fees to Romans, we moved into a property with a dishwasher uninstalled in the living room, every sink blocked and unfunctioning, a broken shower and bath, a leaking pipe dripping onto an extension cable (supplying electricity to the kitchen) which was dishing out ELECTRIC SHOCKS, heavily stained carpets not replaced as promised, loose wiring trailing out of the walls, and a huge quantity of the previous tenant's rubbish shoved into every drawer, cupboard and shed available. When we complained (on day 1 of our tenancy, and nearly daily for the last month) we received no apology, no prompt action, and in fact the landlord's elderly parents turned up unannounced along with another unidentified person to 'solve the problems'. With them being elderly and far from qualified electricians or contractors, needless to say this didn't go well. Again, when I complained to Romans about this being a breach of our rights as tenants, they said there was nothing they could do to stop these people turning up. This is a 'fully managed' property, where we legally require 24 hours written notice about anyone attending, not strangers turning up and letting themselves in. We now have a leaking roof, with water running through a light fitting into the kitchen, on top of the existing issues and we have lived here for a month now. When I phoned the emergency maintenance line, we were told that if the dripping water from the light fixture had stopped by the time someone arrived (which it has, because we have a bath full of dirty water to avoid said water leaking through the floor into the light fittings downstairs and dishing out even more electric shocks, blowing fuses etc) we would be liable for the call-out fee and repair costs, as it's not classed as an emergency. Quite how not having had washing facilities, a functioning kitchen, working lights or safe wiring for a MONTH isn't an emergency is beyond me. Our 'Property Manager' doesn't reply to us, the service has been appalling, expensive and hugely stressful and I can't emphasise enough how regretful I am that we have leased a property through Romans. Avoid at all costs.

Was left without fridge-freezer and I was told to give the foods to a neighbour for a couple of days!? No spare freezer, no engineer within 24 hrs, not even the suggestion of a compensation for the hundreds of pounds that will be lost as freezer is full of meat, fish, seafood and shellfish. Romans appreciate my issue apparently but cannot be bothered to do something in a really timely manner (I was actually told that this was dealt within a timely manner!). The big fees we both tenants and landlords are giving them unfortunately are not big enough to send someone over to fix things. Disappointing Romans in Reading!

We had Romans round to value our house a year ago and made it clear we weren't looking to sell for at least a year - despite this, I received 3-4 phone calls a week chasing me. They were so harassing, I blocked their number! When we did wish to sell, we thought we would see if they had improved but when they came to value our house, they were extremely unprofessional in their approach - rather than selling their services, they just told us how awful everyone else was in the area.We chose another company to market our property but registered with them as potential customers. Despite us being clear about the area we wanted to live within and the required features of a new home, we were sent completely inappropriate houses by various other branches too.I would receive several calls from different members of the Sandhurst team on the same day asking whether we were still looking! The whole process was ridiculous! Despite our house showing as "Sold STC" on rightmove, Romans continued to send us marketing material and phone us to try and get them to market our house! When we did try and make viewings for properties we liked, our calls were not returned promptly and they didn't seem that bothered.I can honestly say, I haven't been impressed at all.

For a few years Romans had been managing our rented property. During that time as tenants we had lots of issues with the property and never had any support by the company. No matter what it was: emails or phone calls they were always ignored. No any response back or phone call back. Once we stayed without hot water during winter, it took me a month to get somebody in the house to fix a problem. I do not understand what is a point of having property manager? Easier would be to deal directly with the landlord.Please avoid!
