Trying to move home in 2020 has been a challenge. Through it all Simon Miller were understanding when we got cold feet at times and ready to leap into action when we finally found our dream home. Our sales progression agent, Richard, was like a terrier and would never give up chasing aspects of our chain; important for us as timing got very critical. I have sold one property through Simon Miller (as my agent), and bought a property in a second transaction (as the Vendors agent) and in both roles I have found them to be responsive, helpful and able to offer sound advice. Brian Pitzey deserves a special mention (Manager Maidstone branch) who has been a great help. As the COVID-19 shut down began and Brian was furloughed, Wasim Amir has stepped up and continued to provide an effective service despite the challenges. One aspect of Brian’s service that I most valued was his realistic advice, helping us to price our property realistically, and to select a good buyer (not necessarily the highest bidder) from the multiple offers we received. The property we purchased was also realistically priced, which has meant both the buyer )me) and the seller can feel happy with the deal struck. Both the purchase and the sale were fairly quick to agree (weeks not months) although the legal process was glacial, exacerbated by the shutdown. Simon Miller remained engaged in the process throughout keeping nervous buyers and sellers on board and informed. It is perhaps the most important accolade to Simon Miller that I am now in the process of selling my main home, and have selected Simon Miller sd our Agent. As a first time buyer I can not fault the service and communication Simon and Miller offered. Dan at the Larkfield office was very helpful, quick to respond and good at keeping me updated throughout the whole process. Dan was always willing to answer any questions I had now ever silly I felt they were and was very good reassuring at me when I was a little anxious. I fell in love with the property at first sight and was eager to secure it. With the Covid 19 pandemic it was easy to worry about the security of the sale but the company worked hard through out, kept in constant touch and put my mind at rest all the way through. I would highly recommend Simon and Miller particularly the larkfield office. We purchased our first home through Simon Miller and I cannot recommend the the team at the Barming branch enough.We viewed the property at an open day, but unfortunately someone put in a better offer than us. When this offer fell through, the team contacted us first as they were aware of how disappointed we were when our initial offer was rejected. When we put in a second offer, Wasim reassured me that there would be no gazumping and that no one would be viewing the house once our offer was accepted. Wasim was a great help throughout the whole process, replying to any queries within the day and ensuring that both parties' solicitors were working as fast as they could to push the sale through. On the whole I could not fault them at any stage of the process as they made our first purchase so much easier and more enjoyable.

We decided to purchase a property through Simon Miller in Barming .. The moment we met Paul he was direct and honest and never sugar coated anything which was refreshing from a estate agent. His communication skills and customer services were second to none .. We did encounter a few problems not from the estate agents but from the sellers solicitors and Paul and Greg were there to navigate us through the issues and never stopped helping till we completed the sale .. I can say 100% we would have have walked away from the sale if Paul and Greg were not there to make it happen ... I’m totally grateful now as the house is a gem and the area is amazing ... TrustpilotYou may end up having very serious regrets.
If you are thinking of selling a house - and you are thinking of engaging an estate agent - and you are thinking about Simon Miller and Company? Think again. I let them have keys so that they could conduct viewings and I returned home after being away for a month to find my property damaged - dents all over the front of my fridge freezer. Lack of supervision of a child banging a toy into it? Something like that. I would suggest that they must not be trusted to conduct viewings. I accept that I signed a contract without fully understanding the terms - the Property Ombudsman says that any unusual or onerous terms should be drawn to your attention. The agent talked about fees and that it was a sole agency but never mentioned the duration - an unusually long 20 weeks. Nor was it explained to me that they will seek to extend this in the event that they introduce a buyer who fails to proceed. That time gets added to the 20 weeks. So to explain that properly - if they introduce a buyer and they can out after 8 weeks you are now under contract for 28 weeks!! You could find yourself locked in for ages. In any case, you might ask what kind of agent needs 20 weeks to sell a property? Communication with this firm is laughably terrible - you'l rarely if ever get a confirmation that they have received an email. Most enquiries go unanswered. Telephone call are usually not returned and when they are, not by the person you want to talk to. That led me to make a complaint and it took about half a dozen emails, several phone calls and three days for them to even acknowledge that I had made a complaint. If this is how they treat sellers, how can you have any confidence in the way they treat buyers? So in summary - read the contract carefully and get them to vary the duration to one that suits you. Make it clear that if you need to market elsewhere after a reasonable time - say 8 weeks - that you reserve the right to do that without penalty. Do not let them conduct viewings. Finally, if you are expecting modern 21st century communications and courtesy - then you'd better go elsewhere. I've been pushed to wait out my contract period and also make a complaint to the Ombudsman about this firm - take my advice and save yourself the aggravation of dealing with this very very sub standard and expensive agent.
