The service I have received from Simon Miller was poor. I contacted Larkfield by phone for lettings, to be told, lettings was dealt with, through Maidstone. I was given a number, which I phoned, I then asked about letting a property to be told I had come through to sales. I was then put through to Grace Lane. I ask if a property was still available as my partner had looked at it but had problems with her references, I explained that we were still interested in the property, and that we had sorted the problem with the references, out. She said the client didn't want to go any further. She wasn't interested in looking into our references or advising the client of our change of circumstances. In fact she came across quite arrogant and rude. The circumstances of the problem with the references, my partner told Grace Lane before we paid the holding fee. She told us not to include it. The least she could have done was contacted the client and asked if he would like to reconsider, as the property is still available on your website.

Whilst we are naturally disappointed to read of your comments, it is important that we clarify the circumstances surrounding this matter.
Grace acted entirely in accordance with our client’s instructions and based upon the information presented within the report provided by the independent referencing company. Regrettably, the outcome of that process meant that our client did not wish to proceed with the proposed tenancy application.
Given the significant changes introduced by the Renters’ Rights legislation and the increased responsibilities placed upon landlords, it is understandable that many clients adopt a cautious approach when considering prospective tenants. Full transparency from the outset is therefore essential to enable both the referencing provider and the landlord to make informed decisions. Unfortunately, the information available at the time of the application did not provide our client with the confidence required to proceed.
We do not accept, however, that Grace acted in an arrogant or rude manner. She is a valued member of our team who was simply communicating her client’s position and implementing their instructions professionally and appropriately. Once a landlord has made a decision not to proceed following independent referencing, it would be neither reasonable nor proper for our staff to seek to influence that decision contrary to their expressed wishes.
We appreciate that this was a disappointing outcome for both yourself and your partner, and we regret any frustration caused. Nevertheless, our primary duty remains to act in the best interests of our clients while ensuring that all parties provide complete and accurate information throughout the application process.
We wish you both every success in securing a suitable property in the near future.

I applied for a studio through Simon and Miller Company and paid a £186 holding deposit, only a day after applying, I discovered my guarantor could no longer proceed due to declining health and work commitments. The vetting process was extensive and, given his circumstances, it was not feasible for him to continue. I made genuine efforts to find alternatives, including exploring guarantor insurance, but could not secure another guarantor. I informed the agency promptly, apologised for any inconvenience, and thanked both the landlord for being generous and the agent for their support. I had also travelled to view the studio and accepted it in good faith, I acted honestly and responsibly throughout.

As previously explained, the holding deposit was taken in accordance with the terms agreed at the point of application and in line with the provisions of the Tenant Fees Act 2019. A holding deposit may be retained where an applicant withdraws from the process, which is what occurred in this instance. While we were sorry to hear of the change in your guarantor’s circumstances, the reason for the withdrawal does not alter the legal position under the agreed terms.
With regard to your comments about other agents, we cannot comment on what another business may or may not choose to do in their own circumstances; however, our responsibility is to follow the legislation and the clearly stated terms that were accepted when the holding deposit was paid.
Your application was handled courteously and in good faith throughout, and we are satisfied that the process followed by our team was fair, compliant and appropriate.

What can I say. I dealt with Tracey to start she showed me a couple of properties to rent but one wasn't what I was looking for and the other I just missed out on. Unlike other estate agents/letting agencies where you never hear from them again, they go back to their portfolio or as soon as a new property comes on the market they will call and see if your interested. Then I had a call from Lyndsey said she has a flat one coming up, we went and had a look and it was exactly what I was looking for. Having bought and sold many times over the years, I can honestly say this (we dealt with Andrew at the Larkfield branch) has been the worst experience of any estate agent I have ever dealt with (and there have been many brilliant ones!). My advice would be to take the sales pitch to get the instruction with a (massive) pinch of salt - so much of the service described wasn't subsequently delivered. And, if you are making offers on properties through them, be very wary as they openly share the names, contact details, budget and offers made (in my experience going back three years!), as part of getting people to market properties with them (and yes, I have the evidence and am sharing it with the ICO). Never again!

Wasim was my first contact with Simon Miller. Immediately thought what a well presented, personable and professional guy he was on meeting him in my mums property which was entering probate at the time. In the first meeting he demonstrated his experience and knowledge being very helpful with information about the probate process obviously linked to the sale which I found really helpful as doing myself. During the process there was a moment where I felt a little pushed but with Wasim acting for us realised this was all in our favour. He then found a buyer in 2 or 3 days at asking price even before photos for my mum’s house and in about 4 weeks above asking price for my own house. Jeremy at Simon Miller was the agent when we bought our house and he was exceptional then so when we came to sell it there really was only one option for us. We bought a new build property and they recommended we meet other estate agents but we were never interested. We knew Jeremy does his job to an impeccable standard and we were never going anywhere else. Jeremy has been so impressive during this move that now the new build developer has told us that she will be recommending Jeremy for future house sales because of his superb manor and conduct. One of the most important things with a house sale is speed. The returning of calls and emails speeds the process along and gets you into your new home at the earliest opportunity, which is what everyone wants. Jeremy (and his team at Simon Miller) are top class when it comes to being on top of queries and questions to get the sale moving forward at speed. Jeremy was so on the ball with our house sales that we had viewings before it officially hit the market and in fact the house was under offer before it had even gone on right move due to the diligence of Jeremy and his team alerting potential new buyers of our upcoming property. In addition, Jeremy is always on your team and looking to do his best for you as a both a seller and we’ve seen this as a buyer as well - truly exceptional service. There can be challenging conversations when selling a house and these are handled with professionalism and always resolved as soon as they possibly can to allow the sale to continue moving forward.
