Neglect. You could start by repairing my electric…

You could help by repairing my electric s that rat's have chewed through the wiring on in the roof.This was reported to the housing Manager by email last Autumn many times, yet nothing has been done. Also to your repairs team 6wks ago who claimed this was an urgent situation, yet again nothing done. Then with your electrician check, who note I have no power along the hallway of my bungalow which leads to every room in the property, but the electric check was passed. HOW IS THIS POSSIBLE to be PASSED????.It's been so long now that I've been awaiting this repair that compensation is now due.

Incompetence has cost us a dog rehoming

We have a roof that is crumbling and possibly leaking for almost 3 years, and nothing has been done about it.But this is not the worst part.Rehoming a dog is made deliberately difficult.First we contacted the online chat. We were told to write a letter stating we would like a dog, with details and signatures, and it would be dealt within 48 hours.3 days later we received a form to fill in.To re-home a dog with dogs trust requires prior permission from a landlord for obvious reasons. Orbit refuse to accept this and will not accept a pet permission form without a definite breed defined on it, despite being told - directly in an email from the relevant department directly - that this was not necessary, and to just leave this part blank.After asking a member of staff over the phone about this, she contradicted what dogs trust themselves told me and refused to accept it, and hung up on me.Speaking to another member of staff, I was told (more politely) that they do indeed require the breed to be listed, but she still did not believe dogs trust's restriction, however she did say that if we marked it as urgent it would be dealt with quickly.We have most likely now lost the opportunity to re-home the dog we had hoped to get as a result of these ridiculous policies.If the form was provided immediately and it was made clear that the breed was a required part of the form, this would not have happened.EDIT: now 7 hours following their response, I have not received a private message on trust pilot from them regarding this matter.UPDATE 28th August: further phone calls regarding the pet request were still met with resistance, until I demanded to speak with a manager.This proved to be spectacular. He seemed genuinely concerned at the conflicting information and inconsistent times we were given. He also put us through to a lovely manager who kept working past hours to get this sorted for us, and we even have a letter stating any dog is fine.If I receive any information about this process being improved I will increase the score of this review again, but unfortunately I cannot increase it more because these obstacles are still in place as far as I am aware.

Kings Oak Park. Orbit not sticking to legal documents

Orbit sold us a house with a white picket fence included. The sales person said the house comes with it when showing us round. We then signed a reservation checklist which had this fence included. This document was signed by both myself and Orbit. Later, when it came to exchange, she said ‘the fence will be taken down soon’. I queried this and said but it wasn’t what we were told and that it was listed on my checklist. Orbit agreed I was right and said (in writing) the fence will therefore remain. A year or so later, we overheard a builder say the fence is coming down. So again I forward the emails back to orbit and the documents and they reassure me that ‘the fence will remain’. Fast forward to a month ago and we see builders ripping the fence out on our Ring doorbell. Absolutely no communication prior to doing it either. Orbit have said Chartway removed it and shouldn’t have done but Chartway say there is no planning permission for this fence and that it was only ever a temporary fence during the sales period. I spoke to someone from the Orbit sales team today who said the fence won’t be going back. Orbit have promised this and sold me the house on the basis it will remain but never had planning permission. I am not getting replies or a resolution from them either. Furthermore, Orbit said the fence could stay as I have a young child and it was for her safety. The fence was surrounding a pond and culvert area. There is a significant drop to the pond as well. They’ve taken the fence but left the fence posts which also looks awful. Also, they only took it down after a car crashed into the fence. This resident has been seen by many of us driving around under the influence and speeding. They drive over residents lawns and have crashed into garden furniture. They could have killed someone as they speed across a busy road/pavement often used by residents, dog walkers and school children. We have all reported this to Orbit and nothing gets done. They are struggling to sell the remaining houses due to these residents. We have had many other issues with Orbit as well. I would think twice before buying a property with them.

I received a letter in the post to tell…

I received a letter in the post to tell my orbit wanted to buy my property, in this letter they had told me to not waste any money on doing the house up and they would rehouse me to a better house and have it fully decorated before I moved in. I am now a year still on living here with a house that is half done as I started the work and I can’t afford to do the house up if I am going to be housed another house. This is a year on and nothing seems to be getting resolved. It has made me very depressed and unsettled as I can’t organise anything due to not knowing where I will be.

The engineer was polite

The engineer was polite. Changed a part & mentioned the boiler needed a clip but he ‘didn’t have one in the van’. If they are coming for an annual check why don’t they ever have all the parts they need? It’s not the first time we’ve had to try and arrange another appointment for something that seems relatively simple and straightforward. A waste of our time and yours and a waste of money having to arrange a second appointment. Otherwise it was ok.

There is help available….

Thanks to Donna … I didn’t realise orbit could support its residents, there are many departments that can offer support and I’ve found the support very good and being able to talk to someone who can advise you and just knowing there is help out there makes the stress of everyday issues extremely helpful .

I own a property in Bexleyheath

I own a property in Bexleyheath, Kent that unfortunately has orbit as as the property management. Orbit very kindly offered to replace all the front doors on all of the property’s in my particular building, owned and rented. Since the door has been fitted I’ve had constant problems with it, mainly with the door latch/locking mechanism. I have also had to replace the door handles on both sides and the doors are probably only a year or so old. Two nights ago my daughter who lives in the second floor property went to go out at around 9pm and couldn’t get out the front door. The door wasn’t locked but the latch to simply open the door wouldn’t work. This has happened before but after fiddling about it’s normally opened, not this time. We contacted orbit to report it and pointed out that it’s a potential fire risk and as usual they’re not interested as I own the property. We managed to get a locksmith out and after two hours of being there he got the door open. I have since called orbit to find out who installed the doors so I could contact them directly and got told that they don’t actually know who installed the new doors. I can only think that orbit have used a really cheap company that has now gone out of business which is why they can’t pass the information on. Just beware anyone living in these properties that orbit have fitted new doors on are at risk, the are a fire trap. Other people in the building have also been experiencing problems with the doors but nothing seems to get done about it, and probably won’t until someone is seriously injured or worse case killed. I am hopefully going to sell my property and get well away from orbit.

Boiler Temperature during the summer

I was employed as a self employed cleaner at 6 Anne Boleyn Court in Chatham.During the winter some new boilers were put in Valiantcompared to the old boilers every time I arrived the small bungalows seemed very over heated compared to the old ones. As it turned to summer seemed the boiler temperature was unable to be turned down.Resident had a seizure at home one evening it was reported. Went into hospital arrived home very very weak then returned to hospital and died after a stroke.

Orbit just asked for more details regarding my last review. You have all info there. Street name...Area.(do you need a map to find it)You don't need anymore info. You don't need our names either.Everyone is pissed off with the piece of c**p you allow to continue living here. Clue 1Her name sounds like a luxury car.... unfortunately, she's more of a rusty bike.I could print her address as I did previously..( you asked for that to be removed from review)So, you know exactly who they are. You know the estate etc.As for rest of review...You are well aware of the druggie problems that occured here a few years ago... You know he stole electric. Which meant he stole from residents. You took it upon yourselves to just let it go. You knowingly passed the cost onto other residents. You knew he was involved in drugs before you moved him here.That's the reason he had to move from another area!!I could print his name and address but I wont as he's clean now.As I said previous review...All you have to do is write to residents informing us who our housing officer is. (if we have one)It's not difficult....If you can't do it.... Or, don't think it's important that we knowwe'll request the info from New CEO and ask him to set up meeting with whoever it is and the residents.ALSO...STILL WAITING ON GLASS ON ENTRY DOOR BEING REPLACED. BEEN ABOUT 2 MONTHS. LOOKS AWFUL!

Orbit came to my house said I owed for water rates firstly the account isn't in my name, secondly she got my phone number off my doorbell with my name she also had started recording me without asking my permission and also didn't contact us by email, letter, phone call nothing no letters for 2 years from the water company i personally wasnt aware i owed anything i was under the impression it was free as part of my rent with my private landlord I feel my rights have been abused, I've complained to orbit and are seeking legal advice due to date of protection laws I'm not prepared to give out personal details and you should look at all the reviews made against you which you have ignored there are a lots of unhappy people with your company's scare and bully tatics I've read by other people's complaints against you,you should be ashamed of yourselves and trust pilot havnt asked me for any personal information this sounds like another bully tatic dated 25/7/24

Poor, poor, poor customer support!

Orbit,This is to inform you that your customer support line is extremely unreliable, useless & unprofessional. Why do I say this? It is because you have made it a habit of keeping callers in the queue for 30mins to 1 hour ⏳, and at times hang them up.Secondly, you have discriminately increased my monthly rate without actually declaring why.Thirdly, the property that I reside in has become a prison of illness, dying heaters & damaged walls not forgetting monthly incremental service fees.Fourthly, you delay responding to client emails & and threaten them with subpoena for arrears accrued due to your unprofessional accounting department.Last but not least, you don't seem to investigate matters but just sit back and let these troubles depress clients up.Something MUST be done! Hopefully, some big official will come across these reviews and hold this company accountable.

And 1 star is too generous! I have been trying to get the communal roof above my flat fixed since October of last year. I have spent literally hours on the phone to no available with the Orbit hub, been lied to and hung up on. Having called them yet again today, I have been advised as the roof is major works there is a 90 day consultation. A further 90 days will take me to almost a year when I first advised them of the leak. My flat is almost uninhabitable, damp and mouldy. They are a shocking organisation. Please avoid at all costs.

At my wits end. I'm crying and can't sell.

I'm at my wits end.Despite my frustrations at the service charge raising to £170 per month without a reason, I've just received a letter to say it will now be £330 per month. I'm in tears. How can they expect people to afford this? I can't sell because the service charge plus mortgage doesn't make it worth it.The service charge continually increases but the level of service remains non existent. What are we paying for?The only services for (DA8 Ratio) are communal cleaning, window cleaning, grounds maintenance (car park and grass/plants surrounding) and repairs to the bin storage door as they insist on using cheap locks that easily break. To put it into perspective, it's one block over 4 floors, with 8 flats in it. Just 8. 2 communal doors (front and back), parking out back, some grass and plants, stairs, a bin store and a bike store. THAT'S IT.We haven't had a site manager, nobody engages with us but we're paying the same if not more compared to blocks that have concierge, lifts, security cameras, gyms etc in the area. WE HAVE NONE of these things. We have expressed that the cleaning contractors don't turn up and presence has significantly reduced. I've even reported the window cleaner sitting outside in the van and not cleaning anything but the GPS says he was here so we're still charged! it's ridiculous. The only people that turn up regularly are the grounds keepers. Do yourself a favour and STAY AWAY FROM ORBIT. by the time you add the SO rent and service charge, it'll be more than your mortgage. DO NOT BE FOOLED by the first year of low rates either. 7 years in and fighting a losing battle with them. They talk about staircasing but how is it possible with the rent and service charge increasing so much every year? The breakdowns don't make any sense and sometimes you have the same costs being counted in more than one category. I ask for explanations and they never respond. I get passed around the departments without response.AVOID ORBIT! you'll be paying money each month to them for the fun of it.I don't have any monies outstanding so don't bother replying trying to use that as an excuse.

Altogether very very poor service.

The issue was originally reported by my mother who has since passed away, we have taken over the tenancy and todate been waiting for 4 years for repairs to be carried out. The issues we have experience are due to what was reported as subsidence, we have had numerousness people from Orbit and repairers staff attend but the other issues cannot be sorted until the main issue has been resolved. During the this time we have been paying full rent, Bet they would soon come knocking if i didn't pay the rent.Altogether very very poor service.

Awful

The communication between orbit and the companies they contract out is awful. Trying to get through to the call centre on average takes over an hour. Then often your cut off. Rent increases without fail every year & absolutely nothing to show for it. I have been fighting for a new kitchen for nearly two years as mine is vile from the previous tenants (nicotine stains damaged doors etc) and I’ve have 4 people now come look all saying different things. No one knows what’s going on. Been communicating with a ‘housing officer’ who I had to put in an official complaint about due to lack of communication & leading me on with false promises. If I don’t have to be in an orbit properly I would be. And I know a lot of people feel the same. Bullys. Money grabbing. Corporate greed.

If I could give them no.stars I.would Orbit the way u are treating my son in law and his family is disgusting. My son in law has mental health issues .Yet u use bully tactics .Refuse to answer there calls .Have a go at him for the slightest thing .I am his legal advocate .I will not let u bully people .And your staff be rude just cause u can't do your job propley .My.son in.law will have lpa soon.so I will be dealing with this.U call yourself a charity .Well start acting like one .

Orbit Threatens To Take Me To Court For An Accrued Debt Under £30.00

Orbit Housing Association wrote me a letter threatening to take me to court & possess their property in which I've been an assured tenant for many years for a mere under £30.00 accrued debt! This came as a shock to me because I'm not an individual that intentionally fails to settle my rent.You see another thing with this company is their inhumane and "we don't care" response reaction in this matter. They accompanied all main housing law paraphernalia in the letter I received from them! As if that's not enough, Orbit's phone customer service is extremely unreliable in that they'll keep you on the queue for over 30 mins - then suddenly cut you off! What an Oscar they deserve to get for that - poor service in over 5 plus years. Another thing is poor building maintenance - they are freezing cold and unwelcome! Orbit know what I'm talking about here. As if this is not enough, Orbit kept increasing rental fees in 2023. Why do you threaten me? I need an answer. What a disgraceful company!
