I had both bought and sold my house using Bairstow Eves in Kirkby in Ashfield as an agent. Professional staff, professional conduct of business throughout. During the recent sale, I have been kept in the loop constantly and informed with every step of progress of the sale. My property was sold earlier than average and they only took 2 weeks to find a buyer thanks to the stuff working overtime. Everything went smoothly with no hiccups and we reached completion (from start to finish) in 5 weeks. Great service, highly recommended!

Thanks to the superhero trio comprising Jade, Amy, and Joseph, our Christmas miracle came true! Jade was our trusty point of contact, and when she took a day off for training, Amy swooped in to save the day. And let's not forget Joe, who kept us in the loop when Jade and Amy were off gallivanting. From start to finish, their service was top-notch, leaving us with nothing but smiles.Now, here's the twist: the only hiccup we encountered was the moving-in gift box they provided. I had the pleasure of dealing mainly with Lesley Fergie, who was always very professional, courteous, friendly and most importantly - up-to-date! Lesley, kept the chain going, she always chased everyone involved in our sale/purchase - she went above and beyond. If Lesley was unavailable Jo Phillips was always on hand and would get any answers I needed in a quick, efficient way. I would literally not be exchanged and moving tomorrow if it had not been for these two. I would 100% recommend.

Recently had Bairstow Eves do a valuation on our house and had Lesley come to view. She was very nice, prompt, professional and thorough in exploring the property so no complaints there. The issue we had primarily was the valuation itself; I’m aware that everyone has different opinions and not all will be the same but we knew as soon as she pulled out the comparable properties in the area that she was going to value ours down fairly significantly. I’d already done my market research and thought £140-150k was fair, confirmed when another estate agency came and gave that exact valuation. Bairstow Eves however were adamant that £140k would be a push, the very top end and that we’d be waiting a while to sell it at that and the surveyors would never agree to a price above it. She said £150k was absolutely out of the question and whoever gave that valuation didn’t know what they were talking about and if we wanted to sell it fast we’d be better at £130-£135k. We completely disagreed with this as a house 2 doors up from ours sold for £130k through Bairstow Eves with no off street parking (we have a drive for 2 cars) and no outdoor studio and a smaller garden. I also did my own market research after she left and again, it was not on par with similar houses in the vicinity that were not in the good condition ours was in. Obviously we’re free to choose who we have sell our house, and we went with someone else in the end, but Lesley’s adamant valuation made us question ourselves and so rather than go for the £150k which we’d originally wanted, we put it on for £145k. It sold to the first person who came to look, before it even went to market, for the full asking price. The surveyor approved the price with their lender also so potentially could have got more if we’d wanted. Like I said I know house valuations vary but the conviction she had that we, and the other estate agency, were wrong and repeatedly told us we would never reach any where near that price goes to show that they don’t quite know as much as they suggest they do.

I would strongly discourage anyone from renting student property through Bairstow Eves based on our experience at 14 Devonshire Promenade this year. During the middle of winter, our house was left without heating for three weeks, which is completely unacceptable, especially in freezing conditions. We were initially told we would receive compensation for this, but that promise was later withdrawn without proper explanation.

AVOID AVOID AVOIDI recently had the displeasure of dealing with Bairstow Eves Letting Agents, and it was an experience that left me thoroughly disappointed and frustrated. From start to finish, their incompetence and lack of professionalism were evident, with countless issues that made the entire rental process extremely cumbersome.The most glaring flaw was Jason, Freddie and Jessica's abysmal communication skills. They were consistently unresponsive, failing to return calls, emails, and messages promptly. It often felt like we were chasing them for necessary information, updates, or even simple questions. This lack of communication created unnecessary stress and wasted valuable time.Unreasonable Charges: The letting agency imposed exorbitant fees and charges for their services, without any tangible value in return, leaving us feeling exploited and taken advantage of. The lack of transparency in their fee structure only added insult to injury.Overall, my experience with Bairstow Eves Letting Agents was nothing short of a nightmare. Romford Branch - (Mostly) lovely people, useless organisation

The positives - the majority of the staff are actually nice, apart from someone who claimed to be the manager. He complained about his own staff to me when someone had been off ill and dismissed any responsibility for fixing the poor service we received, asking for sympathy himself instead.The main issue is that when staff are off, nobody takes over their work. Nobody tells you they are off. So if the person responsible for your sale is off, nothing gets done. It takes lots of chasing to get a call back, so you are left with no progress being made for long periods of time.There were some issues with our sale because of difficulties that the buyer had with the mortgage provider. The buyer used a mortgage broker with Bairstow Eves, so I thought this would have been easy to fix, but it didn't help smooth the process at all, and each phone call ended up being a long chain of relayed messages with little to gain, and things only progressed once I asked the estate agent for the contact details of the mortgage broker, spoke to the mortgage broker, then found the details of the valuer from the mortgage lender and spoke to him directly. This feels like the sort of thing I was paying Bairstow Eves £3600 to do for me.This wasn't an isolated incident, and the same issue was repeated with dealing with issues with the EWS1 form, where after waiting for weeks with no movement I suggested calling the company who was responsible for the certificate, upon which the issue was resolved promptly. Again, this felt like the work I was paying someone else to do for me.Overall, I put in far too much work to justify a £3600 fee. Coupled with the rude emails I received from Countrywide chasing an AML fee that hadn't been paid because initially they had failed to invoice my solicitors, so my solicitors only knew the commission due through me, I would run like hell away from any Countrywide Estage Agents if I ever needed to sell a property again.(Mostly) lovely people, useless organisation.
