Olivia Higginson at Strutt & Parker…

Olivia Higginson at Strutt & Parker Notting Hill was absolutely superb. She has a deep knowledge of the market and deployed it intelligently to value and market my home, getting to an accepted offer within 10 days of instruction. She also shepherded my house purchase and when I was taken seriously ill in the middle of the process, she stepped in on many levels to help get the process resolved smoothly. I cannot recommend her more highly.

Good Estate Agents

We have recently purchased a property through Strutt & Parker, Salisbury and I would highly recommend them. Sarah Cull has been our contact and she has been very helpful and in constant contact, updating us with any news as she gets it. The process has been complex with a few holdups due to problems in the chain, which Sarah has helped to smooth out along the way. I would definitely recommend this company for their service.

Salisbury Office

The team in Salisbury were so supportive through what was a difficult experience for me after 30 years in my previous home. after doing a lot of homework to find…an agent to market our farm tom goodley

after doing a lot of homework to find an agent and interviewing several to sell our farm we met Tom Goodley from s&p norwich who was by far the most knowledgeable and personable of everyone, so having looked at their charges which are competitive with all otherswe gave them the account . Tom and his team helped us to a great conclusion going way beyond the call of duty, always on hand and ready to come out and smooth any bumps in the road. we are really so pleased we chose Strutt and Parker NorwichWho have done a wonderful job for us. no i'm not on the payroll they couldn't afford me now after the sale at the price they achieved for us. thank you all colin barrett rosewoodfarm norfolk

top performer for us!!Approach - this was very professional and offered a considered and thoughtful appraisal of the market as well as how our property would feature in any marketing campaignEvaluation - well here goes! We interviewed four leading agents for our area - Norwich / Mid Norfolk. One agent was a highly rated but non-city based Practice the others (incl S&P) were top drawer city operators. S&P's evaluation was 36% higher than the Rural competitor (who really didn't have a clue when valuing our home). S&P differed to the remainders by a range of +5% to +21%. At the price of our home that ranged from + £6000 up to a whopping +£400,000 !!!!!Brochure prep. No cost for pics or brochure. Pics were top quality and really showed our home in the best possible light. Took hours as big country propertySupport and Proactivity - Here's the 'rub'. As we had minimal confidence in viewing support / proactive refresh of ads etc, we did much of this ourselves - going with S&P's valuation from the start. Despite set backs; few viewings (none of quality) S&P resisted any effort to reduce the price. The market was comatose! End result - Bingo!- 4th viewing offered asking price and S&P steered the negotiations through a nail biting 3 week run to exchange. Whew!!Moral - chose an agent that will be good for your home and work with them to give viewers the best possible appreciation of all of your home's qualities. Forget quibbling. What's 1% off the fee if the Agent has little to gain from going the extra yard to get the best deal possible? I would certainly recommend the S&P Team very highly - but with the caveat - stay involved throughout and give them something to be cheery about. All salesfolks need a tummy tickle from time to time. It's really tough out there!

Sevenoaks: excellent service from Victoria all the way through. We achieved the sale price recommended by Strutt & Parker, which other agents told us would not be possible. Victoria was confident in the value, even when I questioned it, and all the offers received were in line. She also consistently went above and beyond to visit the property (which was vacant) and ensure everything was in good order. Would highly recommend these agents.

Avoid like the plague.

The Salisbury office couldn’t organise the metaphorical in a brewery. These fools chased for arrears that didn’t exist because they changed the payment date on my lease without a legal deed. This resulted in *94* emails over the space of 12 months. My profession is to pull apart bank accounts to ensure correct interest and payments have been applied to an account, I did this multiple times with their shabby accounts but they still refused to acknowledge their errors. Throughout the year in question, I was undergoing cancer investigations and they were aware that I was in and out of hospital, this meant nothing. The stress of their actions actually landed me in hospital in hypertensive crisis. These people lack humanity on a basic level. As landlords, they fare no better: I was in my property for 18 years, 14 of that under Strutt and Parker. Things were quiet until they changed the payment date on my account. This came hot on the heels of a damp report showing 96.1% damp in the property. After I complained, I was served a Section 21 under the guise of the landlord selling the property. The office lied to me, saying that the owner was selling all interest in Bournemouth, this is untrue. They are selling this flat, perhaps, but they also own the freehold if this building and that is not for sale. They refused to provide me, the customer, with a hard copy reference so that I could rent overseas. They refused to provide a managers email address so that I could escalate the complaint in the normal fashion. They left me with a spinal injury (cancer scares caused by side effects of medication) in a damp flat. It turned out it was also not fire safe. There was no fire escape, thumb lock on the front door, hard wired smoke alarms or fire doors. That said, any fire in here would likely be extinguished by the damp. The Salisbury office have harassed, refused to provide information (when they have bothered to respond to emails), been restrictive in allowing me to complain (which is a basic right!) and have continually calculated my rental figures incorrectly because they changed the date in my lease illegally. Complaint lodged with PRS. AVOID THEM AT ALL COSTS.Edit; am now facing difficulties trying to get a Subject Access Request, which is just laughable. Will update as this proceeds.

Great experience with very professional agency

Fai Nesari was very responsive when I contacted about a flat - she was very efficient in organising the viewing, was on time, and knew all the details when I asked for more information. Fai kept us in the loop at every stage, letting us know about key updates and I appreciated how profesional she was (very different to other agents I’ve worked with)

Although the property took some time to sell this was due more to the climate of the property market rather than the strategy applied by Strutt and Parker who have been very professional and helpful throughout the selling process. They have been a pleasure to work with.

To be avoided. We felt badly let down when a completion chain failed due a cyber attack, in a chain we had no idea we had been locked into (until the day of completion), and most importantly which S&P had not made us aware of. (The switch took place at exchange). This left me several £K out of pocket with a failed completion. I sought redress from S&P and the 'independent' Property Redress Scheme (funded by estate agents) to no avail. S&P is owned by the global BNP Paribas Real Estate, whose primary focus is income/profit/ shareholder value. We felt pressure throughout to keep the buyer happy (and in turn secure the commission for S&P). Lesson learned, and I'd recommend a local independent in future.

I do not have enough good things to say…

I do not have enough good things to say about my experience with Strutt and Parker. They made the experience easy, seamless, and (dare I say it) enjoyable. We were treated as friends and guests and I genuinely enjoyed the chats i had with the S&P employees (massive shout out to Meena)! They were quick to answer any questions or concerns we had, and they made me feel comfortable with the entire moving process.

The Lettings Agent at Strutt and Parker

The lettings Agent was professional, straightforward and helpful. Part way through the process of finding me new tenants and having no assistant, she contacted Covid 19. She worked from home dealing with me as a landlord and potential tenants wishing to view my house. Kathy Billing was at all times kind, courteous and considerate. I am grateful to her for finding a suitable family for my property.

Dear Emma, My husband and I are extremely grateful to the first class team at Strutt and Parker but especially to you for all your hard work in negotiating on our behalf and thus enabling us to purchase our property. We would never have believed that buying a house could be so stressful, especially as we have done this a few times before and that there could be such a huge difference in service one can expect from estate agents. Not only did you champion our cause with persuading the vendor that we were a serious buyer but you worked hard alongside our solicitor in resolving the many issues and obstacles in our path; not least our estate agent selling our property at the time who failed to understand the urgency of our situation and caused the contract race, we eventually found ourselves in. Emma, as far as my husband and I are concerned, you worked above and beyond the call of duty; we were the last phone call you made at the end of the working day, not discounting all the ones made during, and the first call you made in the morning, as well as giving us your mobile number so we could contact you outside office hours should we have needed to; when we did you were amazing with your advise and empathy for our situation. Your continual encouragement kept us going and you didn't once give up on us or allow anyone else to either. You remained extremely calm and professional throughout and I'm sure you would agree it was a long six weeks. If it hadn't been for you our chain would have failed and we would have been devastated. You were instrumental in the exchange and completion in us purchasing of our property, allowing us to finally offer our children a family home. Not only do I sing your praises to anyone who'll listen but wanted to extend my audience by writing this testimonial to you. If we ever sell our house; Strutt and Parker will be the estate agents we'll call.

Dont rent from this company

Didn't want to give this so called brilliant estate agents a one star they do not deserve it after the way we have been treated the past 3 years we have been renting from them.My first point is you ring the office for some help if there is a problems and you get told they will give you a ring back but you wait and wait and still no call back.We had a problem with the flooring in our kitchen and got told they would sort it when someone finally came out to have a look he was very surprised and said it was asbestos in the kitchen flooring when they finally decided to address this issue and get new flooring it was 9 months later walking on asbestos in my kitchen.We also asked to get someone to have a look at the bathroom due to there being thick black mould accumulating on our bathroom ceiling when we asked about this we where told to wipe it with bleach and water NOT ACCEPTABLE.And to top of this matter we are now being evicted after being there 3 years but have also heard that we are not the only people this has happened to due to 3 other families have been evicted aswell from these houses they are renting to peopleABSOLUTELY DISGUSTINGhow this company is still running I will never know no respect for tenants atall

In competent sales staff

This salesman was either totally inexperienced, incompetent or did not want our property on their books. Strutt and Parker had valued our property for £250K less than 3 other estate agents. How could you trust this company. To add, the attitude of said salesperson left a lot to be desired. Further more we were approached by Strutt and Parker stating that they had buyers who had missed out on a sales and were waiting to buy our property like ours, which is clearly untrue as when questioned there were none.
