Dear Dee, Thank you for taking the time to write this review. While we appreciate all feedback, it is unfortunate that your review omits several key facts that provide important context to the issues raised. At the start of your tenancy, the inventory records show that the property was presented in a clean condition and that all of the lights throughout the property were in working order. We have photographic evidence to support this, and this was referenced during the email and WhatsApp correspondence between yourself and Yadush. Yadush also took the time to provide you with guidance outlining a tenant's responsibilities during a tenancy, including the replacement of non-working light bulbs. It is therefore disappointing that your review continues to state that the lights were not working when you moved in, despite the inventory evidence and this having already been discussed with you. With regard to the cleaning, prior to carrying out the check-out inspection, Yadush attended the property with a prospective tenant who happened to be a professional industrial cleaner by trade. In her professional opinion, the property had not been cleaned to a professional standard, commenting on the condition of the shower screen before the inspection had even begun. During the subsequent check-out inspection, Yadush also identified additional areas requiring attention, including water marks, limescale build-up and appliances that had not been cleaned thoroughly. Ordinarily, where a property has not been returned in the required condition, a professional cleaning charge would be applicable. However, as you advised that you had already arranged a professional clean, Yadush accepted your explanation and, rather than applying the £220 professional cleaning charge, gave you the opportunity to arrange remedial cleaning yourself. This was done as a gesture of goodwill and to minimise any cost to you. Ultimately, no professional cleaning charge was applied. The only charge that remained related to the replacement of four non-working light bulbs, which fall within a tenant's responsibilities during a tenancy. Yadush also offered you the opportunity to have your own cleaner or contractor replace the bulbs during the remedial visit so that this cost could be avoided entirely. Our role is to assess the condition of a property fairly and objectively, using the inventory report, photographic evidence and the condition found at check-out. We are therefore disappointed that your review chooses to criticise a member of staff personally, despite the efforts made to resolve matters reasonably and reduce the costs that would otherwise have been payable.
