I would recommend James to buy and/or sell a property with as he says what he will do and it happens. GoogleAdmove were absolutely fantastic when I recently moved house, I'd give more than 5 stars if I could. They provide an exceptional service, brilliant value for money and were always at the end of the phone if I needed. Whenever they were arranging viewings for my property, it was always done at my convenience and they grouped the viewings together too. James Leake was particularly exceptional, he got us the full asking price and always kept me updated via email and phone. He was so friendly and welcoming to the viewers too, which made a huge difference! His knowledge and professionalism on the sale of my property was exceptional and I would highly recommend them to anyone! I wouldn't even hesitate to go to them again to sell my property and would love to use them on a future purchase. GoogleI had the pleasure in appointing Admove estate agents for both the letting and eventually the sale of my property. James Leake was my main points of contact and was incredibly helpful from start to finish. Due to a change in circumstances, I was required to sell my property quickly whilst it was still tenanted. James was very helpful dealing with the tenants and the added complications caused by the property being occupied and conducted viewings and found me a buyer quickly. He went above and beyond to ensure the sale was progressing within the time frames, liaising with all parties involved including the Solicitors, mortgage lender and tenants and kept me updated throughout the entire process, even when I was out of the country. James was also great with the sales negotiations and maximised the sale price, which included an additional sum for the contents. I wouldn’t hesitate to recommend Admove to anyone and certainly hope to use them again for future properties. GoogleA big thank you to James Leake for the recent sale of our property at 27 Orchard Avenue, Lymm. James was always fast to respond to every enquiry and was super helpful throughout. Communication with James was excellent and reduced the stress of the process. Because we were out of the country, James went over and above to open the house to clients and a removal company and checked that the house was left secure. All in all, we were very happy, both with the awesome service during the sale, and in negotiating the best price we thought possible. James experience of the Lymm area and the real estate trade is clear.

GoogleWe opted for the fixed price sale of our house, and we were worried it would be a lot of work, but the guys at AdMove were amazing, especially Michael. Nothing was ever too much trouble and they were always very responsive. We did have some issues when a buyer dropped out (at the very last minute!), but the team at AdMove stepped up and helped arrange 25 viewings in one weekend! It was amazing. They understood the market of the area better than any of the other estate agents we had view to sell our property. They were on the ball with all queries and managed both sets of solicitors very well. GoogleI used AdMove to sell my apartment and would definitely recommend. Unfortunately my sale encountered numerous challenges and took over 10 months to complete (due to problems elsewhere in the chain), James Leake went above and beyond to have each hurdle rectified as soon as possible, he was always available when I rang and acted proactively throughout the process to drive things forward. Despite it taking a long time, I am certain that had I used another estate agent it would have taken much longer. James was passionate about making sure I was ok and receiving a good service throughout a stressful process and I cannot thank him enough. I will be requesting James again the next time I sell my property (which will not be any time soon!!! 😁).

GoogleWe got the opportunity to buy our dream house, but we had to sell our own house first. James Leake at Admove conducted our viewings and found us a buyer. He helped with administration outside of an Estate Agents normal dealings. Liaised with all parties and their solicitors in a complicated chain. Very professional, and if not available immediately was super quick in replying. We had so many hurdles outside ours and the estate agents control, yet James remained calm at all times, making the whole process as stress free as a house move can be. GoogleAfter 33 years in my property and a real need to downsize I contacted a recommended Admove. They came out straight away valued it photography and got potential viewings sorted straight away. I paid up front a surprisingly good price. My house sold almost straight away but as with most house sales we did hit some snags. James Leake handled this with superb professionalism and a speedy response. He took the time to explain everything to me in detail so that I understood and was ready to move forward. The latter stages of any sale can be fraught but James never took his eye off the ball and things were seamlessly sorted. Nothing was ever too much. As an older lady selling on my own I was extremely appreciative of all the little things which put my mind at rest. It was our first house sale which made us nervous but everything was well explained during the initial meeting which gave us confidence. The fee was more than reasonable for the amount of work that the Admove team put in and especially considering that our valuation was £30k higher than some comparable properties a couple of streets away. We had a small set back when our original purchaser fell through but Charlie went back to people from the original viewing period and found us another offer without us losing any value in the sale which was a great relief. From the initial viewing James was professional and informative, allowing us enough time to view the property and answer any questions we had. James was easily contactable which we have found can be a problem in the past, he was always on hand to answer any questions and also came out to the property to meet us again to take measurements which was extremely helpful as the property is a renovation project. GoogleI recently sold a property via Admove in Altrincham. From the start of the process to the end, I was very happy with the service I received. At the initial meeting, I was impressed with Mike’s knowledge of the area and the price of similar properties as the one I was selling. I was given a very realistic price I could obtain, with a full explanation of why it was that price and what Admove would do to give my property maximum exposure to the market. The online brochure they produced was of very a high standard, property description was bang on and the property pictures were perfect, really showing what my property had to offer (I’m amazed sometimes, looking at other properties for sale, how bad some pictures are and someone taking the time and making the effort makes a massive difference in my opinion) There was a lot of interest in my property, Charlie Done was the sales negotiator assigned to handle the sales process. As the property was empty, Admove were handling any viewing, I would receive an e-mail informing of every viewing that was booked (viewers name and date of time of viewing) After any viewings, Charlie would contact the viewers and ask them for feedback, which was passed on to me. What I did like, was even if Charlie couldn’t get any feedback from the persons who had viewed, he would still ring and say the viewing went ahead, but they had no feedback. When a sale was agreed, the whole process was taking longer than it normally would, due to Covid, but Charlie kept me informed all the way, keeping all others parties informed, making sure both sets of solicitors were communicating with each other, he was very knowledgeable about the various issues that get raised when you are selling the property. In the final stages of the sale, in my opinion the buyer started playing games with the agreed price, Charlie handled this really well - calming me down, from pulling out and was very firm (and I think fair) with the buyer, which resulted in the sale being completed at the agreed price. As someone who has bought and sold a few properties, so dealt with a few estate agents in the past, Admove is the only estate agent, I would use again.PositiveProfessionalism
