Have just Let an apartment from Gascoigne Halman Didsbury! Large deposit and £1600 per month! Apartment in a filthy condition,no windows can open as no key has been provided to open locks! No heating ,Hot Water as either owner,Gascoigne Halman representative,previous tenants turned off switches that marked Do Not Switch Off! Despite contacting them a week ago I am still in the same situation? They insist that I take holidays off work rather than send someone after hours or weekend? Sending emails to the Didsbury Rental Dept and the Manager of the Didsbury Office ,a week later in exactly the same situation?The only service they did promptly was to take my money and it appears they don’t want to do anything! I have invited the Manager to come and visit to see that the Inventory was either done many years ago or is a work of fiction? 1 week later and situation is exactly the same! I certainly could not recommend this company going forward!Mt only hope is someone senior within this company see this review and gets it sorted before the apartment makes me ill due to no ventilation,damp conditions!

My husband and I moved into a property managed by letting agents Gascoigne Halman in Chapel en le Frith in November 2022. From the start we had major issues with the property; it hadn't been cleaned, the water pressure was terrible, in fact prior to us moving in after pointing out some defects during a viewing the electricity board had to be brought in to make the electrics safe! There was rubbish left in the loft and cellar and an open manhole cover with standing water in the basement with a pump in it. We had been told this was a usable storage space by the agents. It was not. It flooded more than once ruining our property and was horrendously damp. The wetness in the cellar rose through the house making it constantly damp and mouldy. The window frames were so rotten you could push your finger through them. The front door lock was insecure and you could push the door open with a hard shove.The shower seal was leaky and caused staining downstairs. The shower barely worked then stopped altogether. I believe the property would have been below the required EPC rating for letting if it were tested last year.
These are just a few of the catalogue of defects. (I have photographic evidence of all of this). It took months to get some these things rectified and over 200 emails. I have made clear that one of my emails be treated as an official complaint but nothing has come of it. Often we were simply told 'the landlord doesn't want to spend any more money on the property'.
We requested a reduced rent rate from £900 to £500 expecting a negotiation with the landlord. He took over a month to respond and then offered £850 despite our explaining the extensive damage to our property and us having paid for a shed to move our things from the cellar. The agents then sent messages chasing arrears.
After continuing to press for the landlord to fulfill his legal obligations we were eventually hand delivered a section 21 notice (our tenancy should have run until November and they delivered this in June which I think may be in breach of the rules). The landlord claimed to not be able to afford repairs and needed to sell the property.
This all happened over an 8 month period and I have to believe there is some sort of recourse for us. The property should not have been let in that state and we should be able to claim damages for our ruined property and loss of income (I work from home as a contractor). Having rented for over 20 years I have never had such a terrible experience. We moved back to Chapel to be closer to my elderly parents to care for them and now because of the lack of affordable, appropriate property we have had to move further away ultimately making them suffer.
We have contacted the property ombudsman who have advised we have a case against Gascoigne Halman we just need to to follow it up.
We have managed to find a private let and now moved at great personal expense through no fault of our own. Our new property is clean, well cared for and seems heaven after 9 Cross Street.

This company is really unprofessional but leading the Altrincham area due to less competitors in the market. By mistake they send some emails to me as Tenant and actually were supposed to send landlord suggesting that they can increase the rent and committed to another contract so on. In the otherway round Landlord sair I want to go away from them and its waste of money on Managed service.
Really unpleasant business their doing in this market. Stay away from them. Local council should come up with certain rules towards this kind of cunning businesses

During the tenancy it started already. the garage door fell down TWICE. and it took them 10 months to fix. Only when i started to not pay the full rent they started acting fixing it 2 months before we needed to leave the premisis
Altough they make a check in and check out report they dont look at it. Claiming ridiculous amounts of money for things that where already like that before we moved in as visible on the checkin report.
We've been waiting for 2months now to get our deposit back and they keep answering once every 3weeks if we're lucky and if they read our 10emails every 3 weeks to remind them

From the outset they seem great, but as soon as the agreement is signed they stop caring about anything except getting the rent in each month.
They'll happily let themselves in without speaking to you, they say that they only have to send an email 24hrs in advance.
They never return calls. They ignore maintenance requests and then try to say that you damaged things that never worked and were highlighted on the initial move in.
As for returning your deposit, I am currently going through a claim against them through the dps as after 4 weeks of vacating at the end of tenancy, they have not done a thing woth regards to authorising the return of deposit. Once you aren't paying them rent anymore, they won't return calls, messages, emails. Go in in person and funnily enough, "oh sorry, they've left for the day and I work in a different dept. I'll leave them a message and get them to call you in the morning"

Robert at Tarporley Gascoigne Halman tried to sell me a property at £1.3million that was only worth £900k.
After noticing worrying signs on a new build home that I had originally place a bid on, I had a rics chartered surveyor both snag, and value the property.
224 faults were found, with an estimate of upwards £170k to correct them. It was valued at £900k as it was, or £1.1m max if completed to a high standard. Almost every unit had damage to them, the showers leaked water on the ceilings, electrics did not work. There was even a huge fly infestation in the loft. The list was scary.
I could have moved in to a dangerous property if checks had not been carried out.
I immediately informed Robert, however days later he stated how excellent the build was. Seemingly without a care of how dangerous this could be.
I removed my offer, and the house was placed back on the market days later with false information, and more worryingly, not mentioning a thing about the condition of the property.
I just hope whoever looks at it next has a full survey conducted, and fingers crossed there are no more like the one I was about to buy on his books, or GH as a whole.
28 March - Robert has emailed me to insultingly suggest that because I gave an advanced payment of £20,000 to the vendor, due to him being unable to continue the build due to debts, and which he can not afford to pay back until the property sells, I can sell the snagging report via him to any would be buyers.
I have informed him it can and should be given to any one looking at the property. Also the valuation can be given on request providing the chartered surveyor agrees to this.
Anyone looking to purchase a property at around £1.3m in East Cheshire that may be next to a garden centre ask him for a copy. Both he and the builder has one.

Three postgraduate student Drs moving from Scotland to complete their clinical training in the Manchester hospitals for three years were looking to rent a good, clean property in Didsbury with a generous budget. Best tenants you could ever hope for-offering UK based parental guarantors if required too. We saw a potential property and so rang this company and I will say that at least they answered the call, unlike some other
Didsbury letting agents, but the call handler was dire! She was immediately negative-along the lines of well, I’ll have to put you on a waiting list if you want to view that one…Therefore, I tried to engage her on what we were looking for to see if there were any other possible properties to view but she was very clearly disinterested and desperate to get off the phone. I can’t understand why Landlords use letting agents like this one-I would have been so annoyed had I been a Landlord and known this company was simply passing over good tenants like these and it must be happening all the time which is why I’m writing the review so that Landlords are aware. A horribly negative experience with this Agency and others around the Didsbury area. I can safely say that based on our experience, these agents are definitely not serving the best interests of their client landlords. I fully recommended OpenRent-a beautiful property has been secured with absolutely no fuss whatsoever because we have been able to communicate directly with the Landlord-all messages and calls followed up and almost by return too. These letting agents need to seriously up their game and start treating prospective tenants and their enquiries with more interest, respect and professionalism.

All was fine until we received a quit notice. They harassed us with emails asking when are you leaving? have you found a house? They even threatened to charge us double rent if we overstayed our due leave date. Disorganised and disoriented, all they care about is money. They will quickly collect your rent and deposit but take forever to refund it when you leave. I would rather remain homeless than stay in house managed by Gascoigne!

We have recently finalised the sale of our house, and purchase of our next (of which the sale side was dealt with by Gascoingn Halman). We would like to particularly thank Dominic from the Sales office in Wilmslow for all his help during the process - he was absolutely the reason why everything ran smoothly and most importantly ran to time. Though we have bought a house previously, this was our first time buying and selling at the same time and Dominic was fantastic at guiding & advising us each step of the way and always on hand for our questions. Dominic was also particularly great with coordinating all the moving parts and knew who to call and when to get things moving, and seeming never hesitate to do so on our behalf, we are extremely grateful. We would thoroughly recommend and hope to use his services again! We would also thoroughly recommend Gascoign Halman Wilmslow too - though we primarily dealt with Dominic, all other colleagues at the Wilmslow office we spoke to during the process were extremely helpful.

I recently rented a house in Frodsham and on return of the property, despite a gold star check out report, the lack of communication regarding my deposit refund was horrific.. multiple calls, emails, 'I can't reach the Landlord', 'let me check and get back to you' it became farcical. I was then hit with an 80% claim by the landlord against my deposit for made up broken items and repairs. The check out team in Macclesfield did not care, emails not responded to, nonsense chatter blaming the Frodsham branch who apparently were in conversations with the landlord regarding re listing the property, however the check out team in Macclesfield could not reach him. The emphasis clearly was to talk to the landlord about more money for him, more money for GH and just leave me and hopefully I will go away.
I asked to speak to the branch manager at Macclesfield who did call me, she also didn't know what was going on so said she would follow up and help. Needless to say this was the one and only time I heard from her, not even a courtesy call or anything...
I obviously rejected the claim by the landlord and
fast forward 4 months since we left the property, the DPS have awarded our deposit in almost its entirety, so the greed of the landlord did not win in this case, quite rightly... and if GH would have consulted with him and me better from the start we maybe could have avoided such a mentally straining 4 months for me.
I understand they are acting on the landlords wishes, however, the sheer disregard for the tenant was freighting.
I now own a property so renting is not something I plan on doing in the near future, however should the need arise, I will never use GH again for their services, nor will I engage with them in any future business.
Note - this mainly refers to the Macclesfield Branch.

Gasgoigne Halman, in my opinion, are the creme de la creme of Estate Agents - particularly the WILMSLOW office. Selling my house was being done to enable me to move overseas which made it particularly important and intense as there was a house purchase taking place at the same time. James and his team really pulled out all the stops - even after two buyers they found defaulted and left us in the lurch! At one point I considered using one of the “We buy any house.com” companies - purely out of desperation to prevent the loss of the overseas property. But James and his brilliant team were not for giving up!! Not only did they find another buyer - they found a cash buyer who was in a hurry to complete the sale as soon as possible!
The care and service received from every member of this company was outstanding in every single aspect and I cannot recommend them highly enough to anyone looking for a company with absolute integrity, professionalism and personal attention. Over 10 years ago I had purchased my house through Gasgoignes and now - having experienced their sales expertise as well - for me - they are Simply the Best!!☺️

They provide a shocking service. Terrible communication. The conveyancers they recommended were utterly atrocious and useless.
After six months of wrangling with a supposed first time buyer (us selling with NO
chain too), buyer pulled out a day before we wanted to move.
Estate agent didn't even try to get a reason why. Just a one line email saying the buyer had pulled out of the transaction. No phone call.

In short, Owen (from the Poynton branch) and his colleagues were astounding. Even with a vested interest in the sale going through (as we all had), Owen went above and beyond - giving the impression that we were his only purchase (which was obviously very far from the case). It may not be an exaggeration to say that Owen was the reason the purchase ultimately went through, even with some considerable bumps in the road. He was always approachable and helpful; an asset to the company!

The sale of my house took place during very difficult circumstances as the U.K. AND ISLE Of MAN were in lock down during different periods during the sale process .I couldn’t visit the property. The property had been rented with Gascoigne Halman for 12 Year before I sold it . The asking price was set at a good level the brochure was produced in a couple of daysand the sale proceeded well
.The first buyers who bought the house within days they couldn’t get the mortgage they needed so the house went back on the market and sold again within a relatively short period of time
in 5 months Oct to March the whole process was completed.
I was kept up to date with emails and phone calls every time there was a viewing
I had dealings with mainly one sales person James but when he was off others kept me informed
Sue the sales secretary was also good at answering queries connected with the sales process.
As I was at a distance I used a solicitor recommended by GH and was pleased with there services I also used an insurance company that was local.
During the cold spell when prospective buyers visited James made sue the house was warm enough to prevent issues with burst pipes I was also alerted to problems with the loft door and garage door and was then able to use GH property maintenance to solve several issues.I think James gave the sale a personal touch
For me the all round service GH provided was very helpful in difficult working circumstances .
I am very pleased with the outcome and would recommend them

Wilmslow branch: very unprofessional, ignoring duty of care to renters. Ignored multiple requests to return the rental deposit after moving out, ignored multiple phone calls or came back with limp excuses for delays in responding.
Then came back 2 months after moving out with bombshell email of £700 of "repairs and maintenance " needed to be deducted from the deposit. This included £155 to trim a small hedge, and refused to allow us to use our own professional to do this (he said £20 was generous) , and didn't take account of the garden being in a terrible state when we moved in, which the landlord himself had thanked us for tidying it up so much.
They have a duty to act as fair agent to landlords and tenants equally, but they are clearly in bed with the landlords, or / and taking their own cut from renters
