GoogleAwful communication in the letting department. Waste of time attending viewings if they don’t even send you an application form so you never get considered for a property.

As per emails exchanged between ourselves, we have since presented you with the facts of why this may have happened, as there was no indication of any connection of your partner to you, or that they had viewed the property, as the viewing email was originally sent to you, yours was the only contact we had for you both. GoogleThe agent wants all of your deposit nearly £1300 for decoration of the house that already wears and tears, ridiculous, there check in photos show it all but they still want money from us to fix it, we only stayed for 1 year and didn't do any major damage. Well but we disputed and got our money back, they even told us it's gonna take months to get the money from deposit if we go dispute, well we got nothing to lose we better wait for a few months to get our money than lost our money to you, tenant should be careful with this agent

GoogleAs a letting agency this place is the worse I’ve had to deal with. When moving into the property it was not clean. I had to clean around at my expense. Once they have you in the property they don’t repair items that have gone down. I called at the start of my tenancy about a plumbing issue but they never came over. The washing machine broke down and they never sent someone over to fix it. All these problems come at a cost to the tenant… And when it comes to the deposit they will try there luck to get the whole deposit amount without any evidence to take it. It took three months to get some back and a lot of work. Katie comes across as condescending when replying to me regarding broken stuff in the apartment that they should fix and blames me for not constantly chasing this up… I hope no else uses them as they are useless when dealing with tenants.

Hi Ryan, We are sorry to read your review of our Lettings team. There are some points they wish to clarify- We only have record of you reporting an issue with the washing machine once. We attempted to have this fixed as quickly as possible but our contractor confirmed at the time that you did not respond to his calls to arrange a visit for quite some time. It was later discovered that the reason the washing machine was not draining was because there was a blockage caused by something you had placed in the machine by accident. This means that in normal circumstances it would have been your responsibility to rectify. With regards to your deposit return any requests made are based solely on the checkout report which documents how you left the property compared to how you took it on. In the course of one year there were some areas which had more than just wear and tear so there were claims made on this basis according to the checkout report. Deposit claims are based on calculations provided by the TDS and takes into account many factors such as the length of tenancy (in your case just one year) and the amount of tenants living in the property. Please also note that your deposit is protected by an independent body as required by law and neither Woodlands nor the landlord has access to it or any control over how or what is released. This can only come by agreement of the tenant and if you do not agree with any claims it is left to the protection body (in this case the TDS) to adjudicate and review the case. Your case went to the adjudicator and they ruled in your favour so the deposit was returned by them. We understand the frustration this process can sometimes cause however it is a process that is designed to protect you as much as possible and not something that Woodlands has any influence over. Once again we are sorry you felt the service was not good enough. We are satisfied we followed all the required processes and tried to assist wherever possible. We hope your onward move went smoothly. Please note this response also relates to your partner Ngocanh Huynh's 1 star review as it is the same tenancy.

GoogleWe bought our home through Woodlands and couldn’t be more pleased that the vendors used them. Simon who we mainly dealt with was thoroughly professional and a pleasure to deal with throughout. Will definitely use Woodlands in the future and would recommend them to others.
