AVOID! Sheens and avoid Pattinson's Auction based on our experience. Sheens recommended that we use Pattinson's, saying they worked closely together. We ended up with two accepted offers from two different buyers, and both sales collapsed. We believe this was due to Sheens failing to follow the proper procedures and potentially breaching their own agreed process with Pattinson's. When my father called the Frinton branch after the second collapse, he was told, in effect, that the manager had 'had a really bad day' and was going home. When my father then went to the Clacton Head Office to speak to the owner/branch manager, it was clear that he hadn't even reviewed the file before offering vague reassurances. Pattinson's terms also felt very one-sided. While tied into their auction agreement, they seek a 6% fee regardless of where the buyer comes from. We also believe that the auction listing was extended without our parents' explicit agreement and outside what we understood to be the contractual arrangement. After two failed sales and a great deal of wasted time and stress, we're left feeling frustrated and out of pocket. We cannot recommend either Sheens or Pattinson's.

Good morning Terry, I understand that it can be frustrating in losing out on a property, however when you offered on the property, you were not in a position proceed. We mentioned that the property would remain on the market until you had a buyer for yours or if another buyer was found. This was also put in writing to you and sent on the 23rd June explaining the sellers position. Great support from Sheens as we were selling the property from 450 miles away so they arranged for contractor access as well as all viewings. The staff were positive, cheerful and helpful at all times. They also kept an eye on the property through the winter and communicated proactively and well with us. An excellent and worry free experience at a difficult time for us. Would highly recommend this company.

Everyone in the Frinton Branch were very polite, friendly and informative. Anything you needed to know they were always prepared to find out if they didn’t already know. Nothing was too much trouble. I can't thank James, John, Lee and the team enough, they all went above and beyond for me, they all done everything possible they could for me, chasing my solicitor's and the buyer's solicitor, always replied to any enquiries when I needed answes. Review for Sheens Estate Agents We sold a property in Clacton-on-Sea through Sheens, and while the sale did eventually complete, the overall experience was unfortunately prolonged, stressful, and costly due to incorrect advice given during the process. To be fair, one of the gentlemen working at Sheens was very helpful to our daughter, who was based in the UK at the time and was dealing with a significant administrative burden, including over 60 pages of forms. His support during that stage was appreciated. However, the main issue arose with the primary agent handling our sale, Ella, who advised us that the property would sell more quickly if we renewed the lease to 99 years prior to the sale, rather than surrendering the lease and allowing the buyer to renew it after completion. This advice turned out to be incorrect and had serious consequences. As a direct result of this misinformation, the sale was delayed by over four months. What should reasonably have been a sale completed within approximately five months instead took nine months to complete. This delay cost us thousands of pounds in additional legal fees, ground rent, service charges, council tax, electricity bills, and other ongoing costs associated with the flat. Beyond the financial impact, the prolonged uncertainty and repeated delays had a significant psychological effect on my health and caused considerable stress for our entire family. Our concern is not simply that a mistake was made, but that such major financial advice appears to have been given without sufficient knowledge or experience. We strongly feel that junior staff should be fully informed and properly trained before advising clients on matters that can have such serious financial and personal consequences. While the property was eventually sold, we would advise others to seek clear, well-verified guidance and to question lease-related advice carefully before proceeding. Improved communication, accuracy, and accountability would have made a substantial difference to our experience.
