The transaction was a tricky one with one half of the chain being ready before the rest. Kelly kept a tricky first time buyer well managed simply through her kindness, courteousness and professionalism. GoogleI had an appallingly bad experience with Richard James, and I feel compelled to warn others about their unprofessional and unethical practices. From the very beginning, the process of renting a property through them was unnecessarily difficult and stressful. While I understand the need for thorough documentation and credit checks, they made the process needlessly complicated, creating obstacles at every step. Once I moved in, the issues escalated. They failed to provide critical information about the property’s history, the area, or the neighbors, which turned out to be a nightmare. I discovered, only after moving in, that the property had a history of disturbances caused by previous tenants. This history made the neighbors act strangely toward me, and I faced ongoing harassment that severely impacted my peace of mind and forced me to leave the property early. The emotional and financial toll of this experience was enormous. When I ended the tenancy and moved out, they promised to return my deposit within 9 days after the final inspection. Not only has this deadline passed, but they also failed to communicate effectively. I called two days ago and was assured I would receive an update the next day, yet I heard nothing. This lack of professionalism and respect for their tenants’ time is unacceptable. To add insult to injury, they are now attempting to extort money from my deposit. They claimed there were “three small holes” in a bedroom wall, a ridiculous accusation clearly intended to hold onto as much of my deposit as possible. The fact that I had to waste so much time chasing them over the phone, coupled with their baseless attempts to make unwarranted deductions, shows the kind of company they are: unethical, untrustworthy, and focused only on exploiting tenants. This entire ordeal has been one of the worst experiences I have had with a real estate company. From their lack of transparency about the property’s history to their unprofessional handling of my deposit, Richard James has shown nothing but incompetence and a complete disregard for their tenants. I would strongly urge anyone considering renting through Richard James to think twice. There are far better, more reputable agencies out there. Do yourself a favor and avoid the financial and emotional turmoil they bring.

Regarding the deposit return, we can confirm that this was handled in full compliance with all regulations. No deductions were made for any alleged holes in the wall, as this was not part of our assessment. The only outstanding charge was for rent owed due to the late return of keys. The tenancy was brought to an early end because additional adults were residing at the property without prior consent, which was a breach of the tenancy agreement. This is a matter we take seriously to ensure that all parties adhere to the terms agreed upon. We understand that difficulties with neighbours can be distressing; however, we cannot be held responsible for their actions or behaviour or your actions or behaviour. We don’t believe the illegal parking of a caravan on the front garden whilst the property offers no driveway or off road parking helped your relationship with neighbours. While we strive to provide tenants with as much relevant information as possible, these circumstances are outside of our control. A successful tenancy previously ran at the subject property until earlier this year, for more than ten years. We are sorry that your experience did not meet your expectations and wish you the best in your future endeavours.

GoogleWe approached Richard James Estate Agents after using their services previously, so they were our first choice in selling our family home of 66 years. After the initial call to the Wellingborough branch we were quickly given a date for a market appraisal that was confirmed for Richard Fowler to conduct the appraisal. During the appointment Richard pointed out the negatives and the positives within the property and gave us valuable and very useful advice and quoted us a price that we all agreed on. The property swiftly went live with pictures taken at all angles showing our quirky house and complimented with a stunning coloured booklet. The viewing was attended by a member of Richard James which was the first after 2 weeks going live and the applicant put in an offer on the property. During the process everyone we dealt with was friendly, contactable and extremely knowledgeable and always made themselves available whenever we had questions. Christopher Wise kept us informed of the process every step of the way and was very knowledgeable and professional. Very easy to interact with. GoogleAs a first time buyer I felt the service was very poor! Sale fell through due to the sellers. Felt like there was an element of trying to persuade me (by the estate agents) into agreeing the sellers wants which I refused. Little to no support for the buyer. Ended up paying over 2k for a property that then fell through. I appreciate the sellers were difficult and that is who pays the estate agents, but very little care for myself as the buyer. I will never sell or buy through Richard James. Disgusted with how I was treated!
Thank you for your review Beth, however we feel your comments are harsh as we felt we did everything possible to facilitate the sale proceeding, however both you and the sellers had different opinions, to which we tried reach a compromise, without success. We felt we treated you with respect and dignity throughout the transaction and tried to help you. It was regretful that both you and the owners were unable to agree on certain points which resulted in the sale falling through. We care about every customer but unfortunately house sales can fall through despite our best endeavours. We feel it is inappropriate to discuss the full detail of your transaction on this platform but more than happy to elaborate if you wish to contact us directly.

GoogleThoroughly recommend Richard James Estate Agents. James visited and we discussed the market value after having refurbished the property to make it stand head and shouldders above the similar properties on the market nearby. James suggested a value that was correct with his vast knowledge of the area and this was reflected when the property received a full asking price offer at the location ceiling price within a few days. Christopher and the branch team managed the sale from there on keeping us and the buyer up to speed with sales progression and were always available on the end of the phone, or if we just turned up adhoc, they were always welcoming. Sale completed. Would 110% recommend them.

GoogleThere is a question of what do you get for your money when you list your house for sale and instruct an estate agent to sell it for you. On the most basic level, you would expect a picture of your house in the window of the agent's office, to arrange the viewings and then negotiate with the buyer over their offer and deal with the process as it is probably quite lengthy. After James visited to talk us through the process, we arranged to list it there and then. He revisited to take measurements and photographs and, once the property was listed, it sold after 2 viewings and 3 days. After that, RJ contacted us with questions from the buyers or to give us information that we weren't getting elsewhere. Most of the process happens without any direct involvement from us as a vendor. So it is worth the fees -1% doesn't look like much until it comes off the bottom line of the sale price. Given the house sold in three days and is not still on the market nearly 12 months later, we would have to say that the results speak for themselves and it was worth every penny. We won't sell or buy another house, but if we did, we'd go straight back to Richard James

GoogleA fantastic independent estate agents. The girls that showed us many properties for sale were always obliging, kind and helpful. They would have showed our property with the same helpful attitude as it sold within a few days, set at a realistic price point and full asking price obtained. They really know what they are doing and I totally recommend them, and would use again if needed.
