50/50 place, the staff & apartments are great/lovely. However, they got rid of the community perks such as socials and breakfast over covid never bringing them back even though the rent is extremely inflated. A major issue was continous water problems over 2020-2023 which is unacceptable. Lastly they are very slow at giving deposit back - I'm still waiting for deposit after almost 2 months

For the past two years we’re experiencing hot water and heating issues every single week. Also, there’s no insulation whatsoever which means you can clearly hear any noises coming from other flats as well as from the construction sites around. The whole building stinks and the management as well as security are very poor. The flats and furnishings, and some communal areas look beautiful but don’t let the looks fool you - the life at no26 is extremely low quality. PLEASE AVOID!

Lived here since 2020, massive reduction in quality since new management took over. Our flat flooded on Christmas eve, there are frequent concerns with the plumbing (no running water all day, drains don't work leaving dirty water in the shower tray, sinks and bath which smells) There is a constant turn-over of staff, security staff aren't at the desk at night which is concerning considering the rise in anti-social behaviour outside of the building. On that point, the bike shed was broken into and our bikes were vandalised (couldn't be stolen due to our locks) No 26 didn't bother to inform us or provide an alternative. We kept our bikes in the corridor for the remainder of the tenancy. Thankfully we have left now, they have charged us for another months rent (not canceled the direct debit) and charged us for "wear and tear" (despite the flat never being repaired and re-painted after the flood) DONT MOVE HERE

If you are thinking of moving in, or even if you just moved in, BE AWARE of your inventory. We are in our second flat in the building and had a TERRIBLE experience in both moves. This second is even worse. We did not sign for our inventory because it was the second time we got an inaccurate one, with pictures not reflecting the current state of the flat and were sure outdated. However, we naively did not check the fixtures and furnishings! The wood panel that was supposed to be fixed on the kitchen extractor fell off in my partner's head. We then learned IT WAS HANGING BY ONE CLIP AND SOME SCREWS. My partner reported it in good faith (as he could very well FIX THAT PROPERLY WITH THE RIGHT CLIPS), explaining it fell off when I wiped it and that we got very disappointed as that could have split open his head or even hit our pets. THEY CAME BACK SAYING WE FORCED THAT PANEL OPEN AND SAYING THEY WOULD DEDUCT FROM OUR DEPOSIT THAT!! On top of that, the Facilities Manager Daniel Payne is stupidly rude, not even close to being humanly understanding, has terrible customer service and should not be talking with people, just like their engineer who attended my flat when my cleaner was in, who made her lock my dog in the toilet and kept grumping out loud saying that we were crazy. They took their own conclusions that we ripped a piece of wood panel for no apparent reason and did not even call or ask us what happened there. Of course, it is obvious that someone in previous years, probably an engineer, had to gain access to the kitchen extractor and ripped that. They keep saying we did not mention that when we moved in. SO, YOU MAKE SURE YOU BRING AN ENGINEER TO CHECK ALL THE PANELS ON THE APARTMENT TO MAKE SURE THEY ARE WELL FIXED, ALSO THE PLANT ROOM OR ANY OTHER THING THAT CAN BREAK OTHERWISE, IF ONE DAY YOU NEED TO WIPE THEM AND THEY FALL BECAUSE THEY ARE NOT PROPERLY FIXED YOU WILL BE LIABLE FOR THAT. MAKE SURE YOU FILM EVERY SINGLE BIT OF THE APARTMENT!!! We don't even care if this is only £5. The main concern here is the principle of blaming us. That is utterly wrong AND UNFAIR!!! ADDITIONALLY, THE BUILDING IS ALWAYS HAVING ISSUES LIKE: LACK OF HOT WATER, WATER PRESSURE ISSUES, WASTE MANAGEMENT PROBLEMS, DIRT IN COMMON AREAS AND TENANTS THROWING LOUD PARTIES, WEED SMOKING, ETC ETC.

REASONS TO AVOID! 1. There are an endless number of maintenance issues that aren’t ever resolved! Some people have been waiting for months and issues still haven’t been fixed. Quite SERIOUS issues I might add! 2. We’ve been left withOUT ANY running water on two occasions in the last 2 months with little to no proper communication about what’s gone wrong, but appreciate it’s not down to the on-site team, it’s down to “head office” to arrange, and speaking of which, feel like a non-existent entity with the lack of responses they need to feedback to the on-site team, in order to help us. 3. For those of us on higher floors, the lifts have stopped working on 2 occasions in the last couple of months, so good luck if you’re eying that 2-bed on the 18th floor; it’s a long climb in either direction! REASONS TO STAY HERE 1. The residents (well, most of them) are all amazing! 2. The on-site staff, Andrew, Kam, Heather all of them, are are actually incredibly helpful! But they are unfortunately themselves let down by what feels like a non-existent head office. 3. The co-working space is great! 4. We get free breakfast one day of the week, free wine on Wednesday and beer and wine on Fridays, no yoga though, as may have been advertised. 5. Andrew (one of the team) puts on amazing events like a quiz, bingo, things to foster community spirit! 6. You can get from your apartment onto a train at East Croydon in 3 minutes (if you run). In conclusion: if you can put up with medium to severe inconveniences, especially where head office is needed, oh and there was a leaking roof, but that only happened twice, then this place is for you!

This is horrible building management, they allow the residents open a party at midnight. We need to face a construction site noise from morning to afternoon, and also a party noise at midnight. My sons can’t go to sleep. In the past year, there are no water / hot water supply frequency, and also the lift arrangement.

Management seems to have a procedure of keeping residents in the dark regarding significant incidents occurring in the building. Latest incidents include: * recurring intruders in the building harrowing residents security with no action from administration / no further involvement of authorities or reporting to residents; * Fire alarms going off repeatedly shutting down all lifts for over 12 hours with no further report to residents; * Over four water/heating incidents in the past month; * Incidents with uncollected rubbish; There is only so much the frontline team can be doing, specially having two outstanding team members just recently left. Unfortunately it started off well and is slowly derailing to a nightmare.

It is really shame what this building has become. It is such a lovely place to live at, but lately, it’s issue after an issue! Water is not running, hot water is not running, lifts are not running, there are loads more happening and it’s just wrong which is really shame. The actual tenants have been asked to pay higher rents, but then the same apartments are in lower prices for new tenants…. The management is absolutely poor and trying to get as much money from everybody as possible! And only amazing people who try to help as much as they are allowed is Heather and Kam with Andrew. Just shame!

Building work opposite is pretty unbearable. If you are planning to live here, wait at least 6 months until it’s done. We have to keep our bikes in our flat because the bike shed has been broken into a few times, which is not ideal. The design of the flats are nice, however the furniture is made to a poor standard. Overall not great.

When I first moved here back in June of this year, I was very impressed by how smoothly everything was managed. There were a few minor maintenance issues which at the time I didn't think were a big deal, but now almost 6 months on, some of these issues have still not been addressed. We as residents pay a higher rent here for what is advertised as luxury accommodation, but in truth the last 2 months have been increasingly frustrating. We have had issues with uncollected rubbish, making the entire ground floor reception area and lift shafts stink, lack of hot water or in some cases no running water at all. There have been multiple incidents where the lifts have stopped working and I've had to carry heavy tools up and down 17 flights of stairs, I've seen others carrying bikes, suitcases and pushchairs. Throughout all of this we have had minimal communication. It is very disappointing how far this place has fallen throught my short time here. I really hope the head office take action and start supporting their brilliant frontline team here at 26 and actually make some effort to maintain the homes and communal areas of this brilliant community of people and the fantastic staff on the ground.

One or two smart people convincing work there but the rest are shamples, if you are a tenant beware of man called Brian who puts your deposit on TDS to not get refunded when moving away .. use DPS instead if you are tenant ... hope that helps I had bad experience with them as they charge small dents on the wall
Hi Tim, We are sorry to see that you have left us this review and feel this way. We can’t seem to verify that you ever lived at No.26, as your name does not match any of our records, please can you send us an email at Hello@no26croydon.co.uk with more details so that we can look into this for you? Kind regards No.26 Team

It was a great pleasure to be given the tour by Heather who was absolutely wonderful and welcoming. We were shown different apartments which were beautiful and all our questions were answered very patiently and well by Heather. Good job!

Nice apartments in a very convenient location, right next to East Croydon station. Staff were friendly and always done their best to help. Night team are also great. Apartments and communal areas all look very good and the rooftop has lovely views.

Lived here for just over a year. The staff are lovely and make every effort for the community as a whole and to make individual tenants happy. The apartments are great quality and beautiful places to call home.

Staff are always so friendly and helpful. The interiors here are seriously nice, especially the co-working space. Great to work from during the day. The roof also has amazing views all around and across to London. The location is super convenient right next to the station.

I’ve never lived in such a luxury place and I’m so glad that we chose no.26! Fairly close to central London, you can either take Thames link or Southern which will take around 40 minutes. Much cheaper rents than central while you get a super comfy room, rooftop, working space, 24/7 security with reception, and amaaaaazing staff (you really feel they care for you ♡). You’ve got a shopping center nearby, box park, and if you’re feeling lazy you can hop down to co-op for groceries. If you’re feeling adventurous, you can go to IKEA or Wingyip which takes 1h by walk. all the gorgeous photos listed by no.26 are accurate and that’s literally what you get. Overall 10/10 would recommend this place where I’m totally in love with ♡
