GoogleVery challenging from day 1.
1. Win Auction with final bid price - they force you to offer higher amount or you lose
2. Frequently call & contact you until pay them deposit of £2500 or 1% of property if higher than it
3. You will be forgotten for weeks if not months
4. Properties can be unfit for mortgage application
5. Countless accusation and misleading information by text, email for deposit loss
6. Irresponsible of their actions
8. Sometimes they recommend you people to cover their shady work
Be careful when dealing your case.

Hi Fillippo, we sell properties for our vendors via a modern auction and buyers have to be the highest bidder and be chain free, and pay a deposit. This is the same with any auction. If you do not want t purchase through auction you don't have to. I would recommend you do not based on your feedback and should stick to local agents. Thanks, David

We foremost have to get the price the vendor needs and when we do this, but the buyer needs vacant possession we will always help tenants financially and with our contacts to find another property to move into. We appreciate these times can be stressful and do what we can to help. Thanks for working with us and good luck. David (Director) and the NatRes team

GoogleI was a tenant in a property sold last year. Tom the manager colluded with our landlord to try and pressure us to leave the property by convincing us to have viewings of the property by people who wanted to live in the property. He thought that we would leave the property ourselves when we had every legal to remain. Even though forcing tenants out is illegal.
Luckily we cottoned on to what tom and the landlord were up to and we cut off all communucation with national residential.
Two weeks later Tom is forced to sell to another landlord as he would miss out on his commisssion. It says on their website they have lawyers who can convince tenants to leave.
My advice to tenants is do not trust Tom and the rest at national residential. They will try to force you out to make a quick dollar. He would sell his own grandmother out to make a quick buck.

Hi Yuppie, thanks for your review. Landlords approach us to sell their houses and there is no guarantee that other landlords will agree to pay the price they want or keep the tenant. We try our best but sometimes we must sell with vacant possession and in those circumstances, we help the tenant in every way possible including paying rent and deposit for a new property and home removal fees. I with you the best for the future. Thanks David (Director)

GoogleVery poorly run business. From not returning calls, to just being rude for no good reason they really are everything you don’t want in an estate agent. Thinking it could not get much worse and still keen on the property I agreed on a purchase price pending a survey.
I arranged for the survey to take place within a week of the offer, they gave the surveyor access to the property and within 48 hours I had the results and was happy to proceed… but wait for it the property was already sold at auction prior to the survey taking place they just failed to tell me or cancel the survey, actually they only told me when I asked where to pay the deposit to. Be very careful when considering parting with cash as maybe next time they might sell the property twice.
Very unethical and all with the Directors knowledge.
If you don’t have a choice but to deal with them speak to Tom as he is at least polite and diligent even if he is hung out to dry by the bosses.
Ps it’s worth noting that they owned the property that they were selling and it wasn’t the seller pulling the strings but the Directors themselves

Hi David - our job is to sell a vendors property through our auction. You did not offer the reserve price on this property by the end of our auction and instead you were going back and forth with Tom (sales manager) to try your luck to negotiate a better deal with the vendor. This went on for weeks after out auction had finished and by then the vendor decided 'enough was enough' and put the property in Pugh Auctions and you were made fully aware he had done this and you were advised of the date of the Pugh Auction in case you decided to make an offer acceptable to the seller and pay your deposit. You did not and the property then sold at Pugh Auction. Only after the property sold through Pugh did you come back with a higher offer and by then it was too late.
You have since purchased a property belonging to myself located in Mold that I decided to sell through Pattinsons Auction and I notified you I was selling. I’m glad it worked out for you this time around. Thanks, David (Director)

GoogleNear impossible to get an initial viewing of the property and was eventually (after relentless phoning and promises (by the male receptionist) for calls to be returned but never were) was shown around by a lovely lady but who unfortunately couldn't answer a single question as she was a third party agent. Selling team not great at comms (potentially an under-staffing issue?) with me or with each other and I had to email often to ask for updates as they didn't come willingly. Abbie was the lifesaver who really came through at the end of the sale, so thank you Abbie (she needs a raise). David was quick to respond when the others didn't. Overall - A LOT of effort but a cheap house to be had if you don't mind paying the extortionate £6k fee and prompting most of the comms yourself.

Hi Millie, thanks for your review. We use a company called Viewber to carry out all viewings nationwide as we are an online auction. We communicate with clients by SMS, email and WhatsApp. Usually, messages are replied to same day but apologies if we did not come up to the mark. In your case you wanted to buy the property vacant so we had to manage the tenant to leave and that created challenges which we eventually overcome. The buyer’s fee is not charged on all sales as we offer different price options to sellers. However, where we do charge buyer fees, buyers just factor this into the price they pay, and we will work as hard as possible to get properties completed and over the line and we were successful in your case. I wish you all the best with your new home. David and the team

GoogleSCAMMERS - BE WARE -
Really bad experience!!!
We have paid a deposit of £2500 for a property which ideally and as per the contract agreement, the purchase was supposed to be finalized by now. Our mortgage application (before the crisis ~Sept. 2022) has been rejected due to the property being unfit for lending. To improve the condition they agreed to do the refurbishment long ago. It took them months to update the status of the refurbishment and every time we checked the progress they assured us saying that was started. Yesterday, they sent a fake refurbishment quote on a letter with a huge sum of ££££K price, NO Clear maintenance cost and NO tax price, NOT only that but they wanted us to cover the cost!!! Now the mortgage % has sky rocketed, which is a big loss to us. Even a week ago they asked us confidentially to change our mortgage adviser and suggested they know someone better. A BIG NO from us!!!
Today the 4th of Nov, 2022 they sent a threatening email that says property has been back on the property market for sale and We Have Lost Our Deposit Money, which won't happen, this is a total SCAM, we'll do everything necessary to stop it from Happening!!!!!!
Pina · 12 June 2023 · National Residential Chester
Agent replied · 11 June 2024
Hi Pina, we act in the interest of our vendors foremost as they have approached us to sell their property via a modern auction, so they get a guaranteed sale. Buyers get the opportunity to buy purchase cheaper than they would through local agents which takes into account the condition of the property and buyers are clearly advised when they pay deposits, they are non-refundable unless there are serious structural issues (such as subsidence) that simply cannot be resolved. This was not the case with your purchase and even when you had a survey the vendor was willing to pay for repairs. If you are purchasing at auction you cannot expect to buy cheap due to the conditional and then require the vendor to reduce even further for repairs. In this case the vendor was willing to pay for repairs but you withdrew anyway and this means you lose your deposit. We have auction terms after all, which you agreed to. Thanks David

GoogleI sold my 3 bedroom house with the tenant in situ through National Residential. I accepted a fixed price offer of £300k and they achieved a sale price of £310k. The sale was made in September 2022 and completion was in late January 2023. I had to provide details of the previous conveyancers for the previous sale and purchase of the property in order for the legal issues to be addressed. I had to collate and resend numerous documents relating to the property to the estate agent before completion. However, finally the sale was successfully achieved.

GoogleI've had the worst experience with National Residential, purchasing my first property. Abbie was absolutely amazing, she deserves a raise, always kept me updated on everything and even referred me to really good solicitors. The process was quite fast, it seemed rushed and there were a lot of issues. I called to place a bid and was told they've been offered a higher price and if I agreed to pay them higher than what they were offered, I did. I viewed the property, it looked alright as all the issues were covered up, I placed a non refundable deposit of £2500. I viewed the property again when it was empty and I saw that there were multiple things wrong, a whole in the roof of the house, a leak in the bathroom, causing some damage to the kitchen ceiling, I spoke to the manager Tom and was told that these issues are not that big, and he said that he rushed to sell me the property in the first place and then now he can try to discount me on the price, however this was done after all the mortgage paperwork from my end, so I was stuck in a hole, I had made multiple payments for this to go ahead. Later on after some calls I managed to get £7000 discounted, I received the keys a few weeks later, the previous tenant had torn the place apart, taken a lot of the things that were included in the sale, and he had even told me how national residential had paid him £5000 to leave. A few weeks into the property the kitchen ceiling (bathroom floor) was leaking and the whole ceiling collapsed. Most reviews here are paid, I was initially paid £30 to leave my review but they're all lies.
Jaz · 12 June 2023 · National Residential Chester
Agent replied · 11 June 2024
Hi Jaz, you purchased a property through a modern auction. Properties are sold through auction because the vendor wants a quick certain sale. Properties may not be in the best condition, or they are tenanted and this is reflected in the price and why the vendor chooses an auction sale. It’s up to you as a buyer to view the property and get whatever surveys you require for your due diligence to determine the price you subsequently want to pay? You make your offer based on your own due diligence. We are simply the auctioneer instructed to get the seller the best price. In your case, after you agreed a price, you then wanted a reduction and we obtained that for you but you are still unhappy with that and now it seems you believe it is also our responsibility for the property after you purchased it? That’s not how it works. Buyers purchasing at auction at a discount cannot hold the auctioneer responsible for the condition of the property they purchased once they have purchased it at a price reflecting its condition. You have to take responsibility and accountability for your own property investment decisions just like everyone else. Thanks David

GoogleNational Residential helped me to sell a tenanted flat which I needed to dispose of for financial reasons. The team got me a fair price and achieved completion in a good space of time, relative to the circumstances. It took slightly longer to complete than I had first envisaged but I am happy with the outcome given the added complications that exist when selling an ex-local authority flat that is tenanted. I would recommend National Residential to landlords who need to sell property while tenanted. Mark, London.

Hi Mark, thanks for your kind review. To get vendors a higher price than other conditional auctions we accept offers from mortgage buyers and not just cash buyers. We a higher price than auctions and we get a quicker completion than traditional estate agents as we only accept offers form buyers who are chain free and pay non-refundable deposits. The challenge that comes with this model (best price as well as quick sale) is that we have to resolve all enquiries from lenders and buyer solicitors, but we have a highly experienced and proactive sales progression team who drive these.
