GoogleWe purchased a property via National Residential using modern method of auction and I am very pleased with the service. David explained all the purchase rules in a very clear way which was very helpful with understanding the entire purchase process.
There were no issues with booking the viewing time which was convenient for me (which is usually a problem in other estate agencies).
They recommended very good solicitor (reasonably priced) who was very responsive and turned around all process and documentation very quickly.
I think that communication was superior. They always have a time to speak with me and answer all questions, when they were unavailable at the time of my call, someone else from the office was able to solve my problem/answer questions, or they rang me back as soon as they become available.
The auction itself works weird. For me the winner should be someone who will offer the highest price before the end of the auction, whilst here people can still make offers 10-15 minutes after the completion of the auction, equally there could be no auction and be just based on the acceptance of the highest offer as traditional sale.

Just like a traditional auction doesn't end at 3p, - they end when the last hand goes up. Ours is the same. We also have buyers who put in high offers to take properties off market early. In such circumstances, we will advise all other buyers of this high offer and ask if they can beat this. If no other buyer will bid hany higher, and the seller is happy with the price, we end the auction early. National Residential initially helped us to agree a fair price for the property with the vendor, and we then dealt with only two individuals throughout the purchase, which really helped with consistency and ensured we didn't have to repeatedly provide the same information. National Residential played a key role in moving forward the process at pace, co-ordinating each of the parties and ensuring that any queries and difficulties were swiftly overcome and not allowed to slip, which enabled us to complete within a relatively short timeframe. Overall we were very impressed and wouldn't hesitate to use National Residential again, and we would recommend to others.

Hi Richard. Firstly it should be noted that you are not a client of National Residential and you are not the property owner. After conversations with the property owner, it is clear that information has been miscommunicated to you. We sell all our properties via a modern online auction. As with any auction, and with any estate agent for that matter, it is impossible to sell 100% of properties. Sellers set a Reserve Price and we do our best to achieve it. We sell 50-60% of properties. Not 100%. Your Reserve Price was set at £155K. We listed the property on Rightmove and Zoopla and our auction site for 14 days and not one buyer registered interest. A clear sign it is overpriced. We spoke to the local estate agent “Lovelle” to ask their opinion and they advised that the property would sell for £140K and the market for Terrace properties like yours is not great.
Therefore, rather than tying you in to an extended contract like other estate agents do, we advised we cannot achieve your price and cancelled our agreement. You incurred no costs and we were swift, allowing you to sell through other means.
Tom Bates, our Sales Manager spoke to you about your concerns and you advised you would speak with the property owner and be back in touch, however we have still not heard back from you. This is unfortunate as it is clear to that you do not understand our auction process.
We have written to the property owner, enclosing the actual offer letters sent to her by email and by post that states with clear transparency:
“*Please note we are unable to guarantee a sale price when selling through our auction. All sale prices are subject to receiving offers from buyers and sellers do not have to accept any price lower than the price they have agreed”
We even offered the owner £50 in M&S vouchers as a gesture of good will. We would still welcome the opportunity to speak with you further, however in the meantime I believe you should detract your statements as they are unfounded and incorrect. I wish you the best. Many Thanks, David (Director)
