Move On has so far proved to be an extremely helpful agency - particularly the owner, Sharon, who repeatedly went out of her way to assist us with all aspects and details of the initial rental documentation and guided us through the move-in process. We also found all the other office staff to be very congenial and friendly; so we have had an excellent first, introductory experience in the sphere of UK property rental.

Move On Lettings were pleasant to deal with when first viewing the property and generally fine during the tenancy. However, my experience with them at the end of the tenancy has been extremely disappointing. The initial deposit claim included charges relating to a weathered fence, rusted gate hinges and a damaged shed. Fortunately, I had taken my own dated photographs when I moved in, which clearly showed that these issues already existed. After I challenged the claims and provided my evidence, these items were removed, yet the overall amount claimed was only reduced by around £25. I was told this reduction was made as a “goodwill” gesture, despite it following these items being removed from consideration from the proposed deduction amount. I have requested how much I was being deducted for these, but as of yet they have not supplied this information. I then requested a full itemised breakdown of the remaining deductions. Once this was finally provided, I found further claims relating to damage that was clearly visible in both the check-in and check-out evidence. This included damaged cupboard doors and wallpaper that was already lifting and deteriorating before my tenancy began but the list goes on! In my opinion, some of the remaining items also appear to be normal wear and tear or natural ageing rather than damage caused during the tenancy. Ignoring the fact that some of the damage was already present, it does make me question how often similar claims may have been made against other tenants. To support this review, I have attached a selection of photographs, which shows examples where the condition being claimed for is clearly visible at both the beginning and end of the tenancy. The cooker photographs was taken when moving in and moving out. And yes The finish had deteriorated further during the tenancy, but this was because the paint coating continued to peel away through normal use rather than, in my opinion, accidental damage or neglect. I have also included photographs of the garden (we moved in with it overgrown) and the window. The window is being claimed as chipped and dirty, despite the move-out photograph showing it in a cleaner condition than when I moved in. The chip itself was already present. These is also a long list of areas that are ” grubby or grime”. But again detailed photographs of the house not being cleaned to any sort of level before we moved in… again detailed photographs to support this but also still very apparent in check in inventory. Hands up we did miss a couple of spots ( behind the kitchen tap and maybe a few little spots but not £200 worth of cleaning and considering the condition when we moved in, I’m surprised for any! Not sharing these photos yet as still need to raise the dispute and consider other options but will post once finished This experience has reinforced my concerns about Move On Lettings and shown just how important it is to take your own detailed and dated photographs of every room, fixture and fitting when moving in and again when moving out. I have never felt the need to take photographs with any previous rental, but had my concerns with moveon and unfortunately my concerns appear justified. Do not rely solely on the inventory, as your own evidence could make all the difference in your deposit is disputed. Which will only look at your tenancy and the available facts. For anyone considering renting through Move On Lettings, my advice would be to be extremely careful and thorough with your evidence from day one. This review reflects my personal experience

Move on when things are going well and you have no issues are good friendly and all smiles but when you have an issue that changes. When we took the keys for our flat I could have cleaned it better myself and did, when I spoke with Mandy about it she admitted she had not checked the flat and said she would send cleaners back in they did not arrive. Not long into our tenancy mould appeared which I reported and was constantly cleaning off in all rooms. I was told I needed to ventalate the flat more, I had windows open and three dehumidifiers working all day. The mould spread so quickly onto furniture aswell as the walls. Move on never took responsibilty for this always blaming bad ventalation and did nothing about it. I had my six monthly checks with Monica she always said how clean and well kept the flat was. At the end of the tenancy I painted any walls that had marks on but they said one wall had scuff marks on which if there I would have painted. They said there was rubble on the carpet when I looked at picture, it was fluff that must have fallen down from behind radiator. They said there was mould in cupboard yet when I left I took pictures of each room and there was no mould ,it had grown in the time I handed keys back and they did their check. They complained about a stain on a carpet that was there when we moved in. I can go on and on so I asked to go back into the flat to see there issues many times and asked her to itemise the amount of money they were trying to take from my deposit, everytime Mandy ignored my request.move on are happy to take your money and do nothing for it and then try to take more when you leave.
