GoogleIβve had a very positive experience with Loc8me, both as a contractor and a tenant on and off since 2016, which gives me a well-rounded view of how they operate. As a contractor, theyβve always been professional, organised, and clear in their expectations. Communication is consistent and effective, making it easy to complete work efficiently and to a high standard. Payments are reliable and always on time. As a tenant, Iβve found them equally responsive and fair. My deposits have always been returned in full, and when I ended a contract early, I was treated fairly and even received three weeksβ rent back. A special thanks to Emma, whose hard work really stands out. She plays a key role in connecting contractors and landlords, ensuring everything runs smoothly. Her support, including providing references when needed, has been greatly appreciated. Overall, a professional and well-run company that Iβd happily recommend.

GoogleUpdate: 2026 Do not believe any reassurance or excuses given by this agency afterwards, they are only putting on a show. Once they have your money, you are treated with no respect. The contract clearly states that the move-out date is 30 June, but it does not specify any time. Even before the end of June, they kept pressuring us from early June to leave the property and repeatedly chased us asking when we would move out. This is not lawfulοΌ I rarely leave reviews, but future tenants, especially international students, deserve to know this experience. After proposing unreasonable deposit deductions and additional charges, the agency refused to meet or communicate properly. Tenants are not complaining without reason. Many international students come to the UK for only one year. At the end of tenancy, we are under intense pressure from dissertations, graduation, and job searching. Agencies may assume students will not have the time or energy to challenge unfair deductions for a few hundred pounds. However, Β£300 is not a small amount for students, it can represent an entire month of living expenses. Many of us hesitate to tell our families or ask for additional financial support, yet we are expected to accept charges we genuinely believe are unjustified. During our tenancy, the agent attempted inspections roughly every two weeks, sometimes outside working hours and occasionally with less than 24 hoursβ notice, which felt intrusive and unnecessary. We later understood why inspections were so frequent, areas that became dirty during normal living were later used as justification for deposit deductions. Despite thoroughly cleaning the property one week before moving out and correctly placing the bins for council collection, we were still charged Β£40 for rubbish removal. We used half a year until January to argue our deposit. We therefore had to prepare extensive documentation, including comparative photographs, inventory extracts, and video evidence, in order to formally dispute the deductions through the Tenancy Deposit Scheme adjudication process. At the end of the tenancy, the agency attempted to claim Β£450 in deductions, even though the protected deposit itself was only Β£300, effectively asking us to pay additional money beyond the deposit. Many of these charges related to pre-existing conditions or normal wear and tear. A number of deductions were proposed despite the check-in inventory clearly documenting pre-existing marks, stains, and general wear and tear. Several charges appeared to relate to routine maintenance rather than tenant damage. Be prepared to clean everything carefully anytime if you choose to rent with this agency. Update: 22th May They informed move out date is 30th June But force us to move out 9am! We have to move out one night ahead to meet the ddl! If you asking anything about the date, they will come to your house and check for a whole day and shoot photos in the house everywhere with no reason. If you dare to write bad of them, they will force you to meet them! Be careful! 5 days ago, the score was 3.4 On Google Map, and then the recent review is all 5 stars. But no evidence to prove the 5 score reviewers truly lived in their property! ----------------- Original review: Unprofessional & Disrespectful Informed at 4PM but want to come in from 1PM Constant and Intrusive Inspections, Complete Disregard for Privacy Disorganised, Unresponsive, and Disrespectful Staff Sky-High Bills, Yet We Do Their Work Β£40 /week/persona for utilities forced to manually read and submit gas and electricity meter readings ourselves Zero Accountability After Move-In They do not deserve your trust, or your rent.
