Cleeve View, Cheltenham - so far so good!
My husband bought a 3-bedroom house off plan from Linden Homes at their Cleeve View development in Gloucestershire as a BTL investment. We got the keys to the house last month and to date we have been pleased with the process and the house. The sales team, Gemma and Sam, have been in touch throughout and have been helpful. The same goes for the Part-Exchange coordinator, Neil. The house was finished when they said it would be and the build quality seems to be good. There were a few, minor issues, and the Site Manager, AJ, has gone out of his way to get them sorted out out quickly and effectively. He was not at all defensive when we raised these concerns and he has been a pleasure to deal with. The mortgage broker that Linden Homes recommended to us, "The New Homes Group" were shockingly bad and I would advise purchasers to avoid them like the plague. The landscape gardeners that Linden Homes used on site are pretty shoddy - the standard of their planting is terrible and we currently have a dead tree planted in the plot next to ours, due, we believe to them not have planted them properly.I wanted to write this review because we were close to not making an offer on a Linden Home after reading the reviews on here about the company - both the standard of workmanship and their attitude to dealing with issues. My heart goes out to anyone who has spent hundreds of thousand of pounds on a new house to find that it has been thrown up shoddily and then has to suffer a nightmare getting the developer to take responsibility. That said, our experience with Linden Homes so far has been a positive one. It seems to us that their quality can vary significantly by region. Although it is early days, our opinion at the moment is that the Cleeve View team have done a very good job in terms of both the build and customer care and based on our experience we would be happy to recommend.

Hope you have no “snags” - Wilford Fields Nottingham
The after sales process has been incredibly poor. I decided to get a professional snagger in after noticing things didn’t quite feel right in our home. This was met very negatively by the site manager who continually used the phrase he has to “justify his existence” for all snags on our list. Eventually the site manager stopped bothering to support and left us to more junior colleagues who it must be said endeavoured to support us as much as they could and were far more pleasant and adept at dealing with customers. But unfortunately contractors used are far below standard and we have had issues with flooring, plumbing, and electricians. Our issues are not resolved, and in some cases are worse than before. At my first attempt at applying pressure with a more formal email outlining my issues and how I wished to proceed I have been told to go to the NHBC. Haven’t even bothered coming to look at the details I have outlined and ignored half of my email. The NHBC will now lengthen our continuing issues and we will be escalating our complaint inwards.

Fake Review concerns
Mr Williams - another fake review no doubt...or else if you honestly expect us to believe that the Customer (don't) Care team "occasionally took a day or so" - more fool you....and if it's true you have already recommended this corrupt builder, then you have done a huge disservice to the 80% of people here who have had shocking service from Linden Homes and I wonder how you would feel if your house was uninhabitable and condemned and you'd been paying a mortgage for it to sit empty for 3.5 years?I strongly suggest anyone considering buying a Linden Home, Googles my experience. Websites not allowed on Trustpilot so put into Google PORTSMOUTH NEWS WOMAN SUICIDAL and see what comes up and I urge you to watch the video and listen to my interview.

Great New Homes - Cleeve View
We purchased our new home from Linden nearly 2 years ago now, and honestly, we couldn't be happier...We thought we'd leave it a few years before leaving a review to avoid tempting fate..The whole experience of purchasing our home to moving in was smooth. We dealt with Gemma from the start until the day we moved in and she couldn't have been more helpful. As far as the snagging list went, compared to the Bovis home we bought 10 years previous, it was relatively small. A few touch ups here and there but all were dealt with in a timely manner. The customer care team occasionally took a day or so to get back to us on a few minor issues, but overall, they were efficient.A special mention to AJ (site manager) who has consistently gone above and beyond in making sure that we are happy in our new home. I'd have no concern in recommending Linden to any potential home buyer. Actually, we already have.

Great Experience with Linden Cleeve View Start to Finish
We part Ex'd our old house and ended up getting more than market value. Have been in the new house for 5 months now and all has gone really well. The customer care team have been great and the whole process was pain free. Special mention must go to AJ who was brilliant in getting the little niggles fixed in the couple of weeks after we moved in. Happy to recommend them to anyone wanting a great quality new build property.

Underhand.....
We’ve been living in a new build Linden Home in Verwood, Kilnhurst Gardens since December. In order to be balanced I will say the on-site team were great during the building process and first few weeks. However, once the ‘all important’ survey is completed that disappears. My issue is the seeming underhand behaviour to cover their mistakes without communicating with residents. Having messed up boundaries they have offered someone the communal land opposite our house to be incorporated into their garden. While they, constantly, point out they are not doing anything illegal there comes a time when acting with integrity should count. They are aware the purchaser intends to seek planning permission to put a wall around their land (and why shouldn’t they) but at no point has Linden communicated anything to anyone here; in fact the on-site manager, Lewis, actively tried to avoid and talk himself out of a direct question when asked. It is this kind of poor behaviour that undermines confidence in a company. If you’re doing nothing wrong, you should have nothing to hide. I would have to add the head office team are worse than useless - absolutely appalling service and I would not recommend them.

Linden Homes - Fox Hill
Beyond delighted with our new home and the service/process that got us here. Lynne and Laurie in the on site sales team honestly could not have been more helpful and went above and beyond with their service. We arranged a part exchange on a one bed 150 year old converted town flat, and a few weeks later moved into our whopping great big 3 bed new build in the country! The conveyancing process was a little dogged, but then selling a house always is right? Post sale we have been very impressed with the quality and finish of the house and the amount of fixtures, fittings and appliances included. We identified a few small snags with the support of lindens, and Paul the project manager was right on top of fixing them ASAP. I would recommend this development to anyone interested in a new build. We haven’t been able to fault it.

Uninhabitable Linden House 2years ++ EDIT NOW 3+YEARS
Uninhabitable Linden House 2years ++ (now 3+ years)I would have rated Linden Homes zero if I could. DO NOT buy from this cowboy builder if you do not want your life ripped apart. My story is horrific. I haven't been able to live in my brand new Linden Home for almost 2.5 years. Here's my story. Please read and save yourself the heartache and legal fight I am going through : I bought what was supposed to be my 'dream home' in July 2015. I spent 6 months fighting with Customer (dont) Care and senior Management to get more than 150 snags put right and had to move out for a week just before Xmas 2015 for them to gut my kitchen, rip up and replace flooring and redecorate the entire house, whilst I lived in a pub room. I moved back in one week prior to Xmas only to gain proof the water was contaminated with Pseudomonas aeruginosa bacteria (which I had been drinking, eating food cooked in, cleaning my teeth in and washing and bathing in for 6 months). Linden's Executive Chairman (Greg Fitzgerald) and Managing Director (Peter Youll) ignored this serious Health and Safety issue until I threatened to put the UKAS ACCREDITED Microbiologist Water reports into the hands of the media. Linden then forced me out on 19/01/2016 and I've NEVER been able to go back. I was forced to live in a hotel bedroom for 12 weeks, moving hotels 3 times, Linden acting on threats to cut off reimbursing my hotel bill, at one point my credit card bill rose to £11,000. I had to find my own temporary alternative accommodation because Linden ignored my pleas to be rehoused and ended up in the only rental property that would allow my cat, a house, half the size of mine, living out of boxes for 16 months in a rough part of central Southampton after I had purchased in a nice leafy part of Sarisbury Green. Linden changed the locks to my house in April 2016, walked away in August 2016 and refused to make my house fit for habitation, after lying to the media that they were 'committed to finding a solution as soon as possible' yet refused to give me my money back and refused to give me my house keys back to this day, so 6 months after they walked away I had no choice but to have all the locks changed to prevent them continuing to have free access to MY house. I sent the Invoice to Peter Truscott, Galliford Try (Linden's parent company) CEO, who ignored me, as he has done for over 2 years. Then Linden Homes had their solicitors serve me by a Court Official with eviction papers to throw me out of the rental with nowhere to go. Their solicitors wrote stating Linden was only agreeing to make my house 'fit for habitation' as a "gesture of goodwill" and "they were no longer prepared to". I've now been in a second temporary alternative accommodation rental property for nearly 8 months after I sued the NHBC for breach of contract since once Linden walked away the NHBC had a contractual obligation under my 10 year Buildmark Warranty, to fix my house, but the NHBC (the Warranty Provider) who is working with Linden Homes against me, refuses to pay anymore rent so has forced me into rent arrears when I've had to continue paying my mortgage of more than £1200 a month on a house 'not fit for purpose'. I've paid £33,500 so far in mortgage payments since Linden forced me out in January 2016. I have packed and unpacked a total of 8 times in 2.5 years, on my own as a single woman because the house Linden Homes sold me was not fit to live in. Now Fareham Borough Council is threatening me with a Court Summons for non payment of council tax on my uninhabitable house since I cannot afford it because I am paying council tax on the rental property I am forced to live in. I am paying bills on two properties. Standing charges on my uninhabitable house and bills on my rental property. How can any of this be right or fair. Linden Homes are corporate thieves, in my opinion, because they have my money for a house I purchased from them that is no good to me. I have not been able to live in it or enjoy it yet have still had to keep paying a mortgage on it yet I cannot sell it either. The NHBC who is supposed to be there to protect us, the new home purchasers and policyholders is no better as has been reported in the Guardian as instead of using OUR money to fix OUR shoddy houses and compensate us, they pass OUR money back to the builders in incentive payments. All in the public domain if you Google The Guardian NHBC. Linden Homes and their solicitors and the NHBC and their solicitors have bullied me for 2.5 years between them, trying to break me. I suffered a nervous breakdown and have been signed off on long-term sick leave since February 2016, so am managing all this financial stress and worry on just sick pay.THAT is how unscrupulous Linden Homes and the NHBC is.....so "David"... if you decide to bring a 'class action lawsuit' please put a message on here and I'll contact you. The way Linden Homes (and the NHBC) has and continues to treat me is nothing short of inhumane.SORRY this is long but I will do ANYTHING to help save anyone else from going through the heartache I have and still am going through at the hands of these evil and corrupt people and to stop them from ruining anyone else's lives.

Update : 3years, 4months, 3weeks and 4 days forced out of my house...
Update. On 19/01/2016 #DawnetMcLoughlin Commercial Director for #LindenHomes checked me into a grotty hotel for 2 nights.... that's right...TWO NIGHTS, when Linden forced me out of my brand new house a MONTH after I made #GregFitzgerald (then Executive Chairman) and #PeterYoull (then Managing Director) aware that it was contaminated. I've never been able to return to my house for what is now 1,237 nights. That's 3 YEARS, 4 MONTHS, 3 WEEKS and 4 DAYS. #Injustice #Immoral #Cowboybuilders ...and if you think the #NHBC 10 Year Buildmark warranty will protect you - think again. The NHBC is in bed with the builders, as reported in the Guardian (Google it) and they and their equally unethical lawyers #DentonsLLP have been stalling since the claim fell to them on 19/08/16 when Linden Homes walked away with my keys having changed the locks to MY house. My name is the only name on the Deeds. If you believe any of these so called green reviews, read my reviews of my 4 year nightmare together with the other 81% BAD reviews..... then and only then will you know the truth as to how Linden Homes and the NHBC will treat you.

Cleeve View
We bought our house almost a year ago and have been really pleased with our linden home. Gemma helped us through the process of purchasing and was always on hand to help with any questions. Site manager AJ has been fantastic and is always quick to respond if we have any queries. The regional after sales customer service has required us to chase up a few issues but they have all been dealt with in an acceptable timescale. All in all happy customers!

Poor finish for a lixury house
Moved in on 26th April 2019, Abbey Farm, Swindon. I did snag list on 27th and the surveyor found 98(!) faults. Good that under 5 were major. I found additional afterLinden Homes successfully ignores us, but I don’t intend tolerating it much furtherThe house is nice, but all small faults make it bad experience. It is a second house I bought brand new, plus had one still under 10 built warranty, so definitely this one has way more faultsI suggest you all haggle hard with them when buying because you will need to spend a lot of money after fixing problems

Unfortunately despite contacting Linden…
Unfortunately despite contacting Linden Homes several weeks ago about an issue where they have allowed Leylandi on property they own to grow out of control less than 1m from my home (which was built by Stamford Homes - who they now own) I STILL AWAIT a response from the relevant department. They have just not bothered.

New Linden home at Cleeve View
We moved into our new Linden home at Cleeve View exactly a year ago and have been delighted with everything. We needed to move very quickly and thought we would have to live in rented accommodation for a couple of months but Linden pulled all the stops out to get our house ready in time. Since then we have had a couple of minor snags which have been fixed very quickly to our complete satisfaction. I don’t know about other developments but we would certainly recommend Cleeve View to anyone.

Cleeve View
Cleeve View, Bishop’s Cleeve. We moved in here just before Christmas, cannot recommend Linden here highly enough, it was a complicated move as we were selling our business and a small rental property and Linden were extremely helpful and their part exchange scheme made everything possible. Lindens Sales Co-ordinator Gemma nursed us through the entire process and since arriving here the assistant site manager “AJ” is always on hand he has dealt with any minor issues usually on the same day. The only negative that we can come up with is Linden regional After Sales Service we only had one snag which could not be rectified by the on site team and that took over a month of continual chasing for it to be dealt with.

The Grange, Wroughton, Wiltshire
Snagging List submitted in January, still not completed. It has dragged on for months. TBF to a new site manager he has tried to do a lot of the jobs himself, but we still have a garage door with a dent in it, which on the inside of the garage door has a sticker showing it is DAMAGED but it was put on regardless. Not the best experience we have had overall with buying a new property and we have bought a few from other builders who were not as bad as Linden.

We have been our new 4 bedroom detached…
We have been our new 4 bedroom detached house on the carpenters place estate for 3weeks and can not be happier. Charlotte who we have dealt with all the way from viewing to buying has been absolutely first class and everything that was asked to be put right has been without any debate and straight away. Steve the Site Manager has also been terrifically easy to work with and has also been very helpful. Thank you Charlotte and Steve. Sandra & Steve Curley

The truth about Linden - uninhabitable house 3+ years
Try not being able to live in your brand new Linden Home for almost 3.5 years (since they forced me out 19/01/16) changed MY locks to MY house in April 2016 and walked away with MY keys in August 2016 .... try paying more than £47k in mortgage payments on an uninhabitable house before you believe any highly suspect Green Reviews. I have been asked to warn prospective buyers in Wolverhampton
Word spreads and I have just been asked to warn the people of #WOLVERHAMPTON. If you are thinking of buying a Linden Home from their new site (Linden Homes Press Release "linden homes acquired land for new development in Wolverhampton) first read these reviews but be wary of the Green Star reviews appearing since January this year. If you want the truth about Linden Homes, then in particular read my other reviews (just click reviews under 'Yvette') as I made the fateful mistake of buying from these unscrupulous builders almost 4 years ago and haven't been able to live in my uninhabitable house for the last 3.5 years and still counting. I will continue to do everything I can to help save people from the misery I've suffered and still suffer at the hands of these life wreckers.

Priory Fields, Plymouth
Been in one of their homes for a year now at their site in Plymouth, Devon.Initially, snagging was dealt with promptly on site but now they keep feeding us rubbish so we don't bother them!Problem one. The render on the side of the house (gable) has fractured/cranked the whole length of the house. They say it's not an issue and have so far refused to do anything about it.Its a crack in the render, you can see it with the naked eye and if/when we come to sell the house, the price would be reduced. They've also just finished rendering another new property behind ours. They laid it during really bad weather and part of it fell away. All they have done is patched it and you can see the scar! Good luck to the family who buy that one! I do have pictures as well. Our home isn't the only one with this happening so we'll be getting together to see where we stand legally. Problem two. They have left a gap between our property boundary and a wall. They failed to remove all the plants behind and these are now encroaching into our garden. The plants are ivy and brambles so you can imagine how quickly they grow! Again, they have said they don't own that land and it's nothing to do with them.Absolutely disgusting behavior. If they had sorted the issues with the ivy and brambles prior to putting our boundary fence up we wouldn't have an issue now. I have also asked countless times to find out who needs to sort this but no one ever gets back to you. Its been going on since we moved in.I am going to have to speak with our solicitor to find out who owns this 'no mans land' to get it sorted. This is the first time we've bought a new build and probably won't do it again. Galliford Try Partnerships and Linden homes are hopeless. Happy to take your money, and a lot of it, but not happy to fix issues that are major problems and shouldn't be happening.I don't know what the other sites are like but by going through reviews on here, they're just as bad!

Part exchange @ Montbray Barnstaple
My partner and I did a part exchange on the Montbray site at Roundswell I can honestly say the guys on site have been fantastic helpful and polite nothing is to much trouble, we moved in almost 4 weeks ago and love our new home, Stacy the site manager has been extremely helpful and dealt with snags immediately. Denise and the sales team are always friendly and helpful and have kept us well informed. we first viewed our Linden home mid January 19, agreed on a part exchange on our old house and completed end of March 19. I just have 1 small complaint but its not with any of the team at Lindens its the New Homes Group that was used to do the part exchange I could never get hold of them and they were very slow to instruct relevant survey's that were required.
