Good luck to anyone considering buying... You are not told of hidden costs... Ie if you want to sell YOUR home with a mortgage expect to pay £400+ to do so via first port maintenance company... Drains blocking twice in as many months, noise... They don't start til 8am...LIE!!! DON'T SAY YOU HAVEN'T BEEN WARNED... Do your research... Buy any older property with no maintenance links 👍

We’ve now exchanged on our Linden Home and so far so good, we part exchanged our old property at the market value. The house is due to be completed end of May and we where last week invited up to “meet the builder” The build team appeared knowledgable and was able to confidently answer each question we had. The sales team sent through all the window dimensions as promised. Every stage so far has been straight forward and easy. The house is coming along nicely. I’ll write another review once we have moved in.

I recently bought a home off Linden Homes and like everyone says not a problem to buy the house that's the easy part...2 years warranty is absolute horse poo if you've signed after the first 5 days and develop any issues after ie in our instance one of the toilet cisterns has developed a crack and a decent one which I can only put down to plumbers dodgy and lax attitude in the house,I have been told by the appalling customer services team that this is not covered as we supposedly have done this...I don't know how the first time I ever looked in the toilet cistern was when I discovered this crack,its safe to say I will be hanging a banner on the front of my house (which is is on the front of a main road so everyone can know not to buy)

We purchased a home from Linden in 2018 within the Graylingwell Park Estate and have had terrible service from the day we put our reservation down continuing even now, six months after we move in. The whole experience we have received has really soured the excitement of buying your first property and to even make a complaint is near enough impossible. If we knew then what we know now, we would’ve gone elsewhere. It’s a shame they build luxury houses but can’t provide anything more than an appalling level of customer service.

My boyfriend and I bought a 3 bed house at Bitton Mill last summer and we absolutely love our new house! We were able to part-exchange our old flat which is a scheme I can't recommend strongly enough and made moving as stress free as it can possibly be. The Linden Homes sales team were so helpful throughout the whole process and always available to answer questions and offer guidance, which was very reassuring as this was my first time buying. We reserved an almost complete house at the start of April and were all moved in by the end of May, a bit of a whirlwind but Linden were so supportive!The quality of the house is also excellent, we had a short list of snags, all superficial, which the site team resolved very quickly, they also offered advice on how best to care for our new home. In the 9 months we've been living here, we've had no unexpected issues with the house and have found living next to a live building site to not be an problem, the site team are considerate with the construction noise so it's never an issue for us. There is a real community in Bitton and we've been welcomed with open arms. Buying from Linden was probably one of best decisions we've ever made and I can't recommend them enough.

Too many catastrophic trials and tribulations to list. If you want to know just how inept, immoral and cavalier a builder can be, check out the nomorejerrybuilt web pages. Ten years later they are hiding behind Statutory Limitations protection so I have no choice but to foot the £30,000 bill for repairs due to shoddy workmanship.

Zero stars!!!!! Meadow View Cholsey!!!Over 140 defects!!! And still finding them.Sales team shocking.After care shocking full of promises and apologies but very little action and when they do the repairs are appalling.The house was not finished and having work done to it as we moved in. Hadn't been cleaned and carpets put down on top of building dirt. Don't expect the show home. More a show dump! We experienced water pouring though the ceiling, causing our nice new home to be cut to pieces. Mess and damage to flooring, kitchen sink and work tops.Most problems take four weeks to get rectified with poor organisation. They expect you to be in to there convenience forgetting most people work.Very unprofessional and under qualified throughout the company. "All I can do is apologise"! Well apologies don't fix problems, actions do.Buy at your own peril you have been warned people.

Buy a freehold Linden Home at your peril particularly if there is a communal area for which you have to pay initially a modest service charge. Once the development is complete they will throw you to the wolves - literally. In all probability First Port management will be appointed and then the fun starts!!! Read all about First Port and it will open your eyes. Your freehold property will become almost unsalable after a few years with increasing service charges for unnecessary and questionable work. You have been warned!!

A very surprised and happy customerI moved into a Linden home in The Orchards last summer and was initially very cautious about moving into a new build, especially with all the "horror stories" but I have to say I was nothing but impressed with the service I received and the quality of the build. Obviously, a new house is going to have snags and issues but the way they were dealt with has been immaculate. The team here couldn't be more friendly or welcoming to our whole family.Mike and Beki have been great and Dave and Dom first class.

I recently completed on my first new home at The Orchards Development in Thornbury and I cannot begin to express how happy I am that I chose Linden Homes. The Sales Team (Beki & Mike ) literally felt like family by the end of the process. They took all the stress off me and did everything they could to make the purchase as seamless as possible. I am still living on a building site as the 2nd phase has started although you wouldn't even realise it. The builders are respectful and friendly. I am greeted every single morning by the builders on site, I think I may genuinely miss them when they leave! Well done Mike,Beki & the team.

We recently part exchanged our property for a 4 bed Tetbury at the Cleeve View development. Our experience of Linden has been nothing but positive and we absolutely love our new home. We were offered a fair price for our property and the conveyancing process was smooth and straight forward. The house was ready on time and we moved in in time for Christmas as promised. The quality of the build and finish exceeded our expectations and the tiny snags we found here and there were rectified quickly and efficiently. After doing two diy do up properties, it was a dream to move in to a place where everything was already perfect and we can focus on family life rather than renovations. The team at Cleeve view made everything so easy and have been so helpful from start to finish. We can’t praise them highly enough. The sales team were informed, helpful, friendly and so accommodating and the site team have been fab since we moved in. Nothing is too much trouble and although construction is still on going, every effort has been made to keep disruption to an absolute minimum. We could not be happier with our decision to buy our forever home from Linden.

I live near a family who bought a brand new linden home only to find out they were on top of a sewage pumping station the smell was atrocious!!! Linden said they should have known that but hang on you built it and sold it to them!! Why didn’t they fess up and say that prior to the sale! Avoid these barrow boys before you end up losing money and sanity, kids and family.

I recently completed on my first home at Malago Development in Bristol and I cannot begin to express how happy I am that I chose Linden Homes. The Sales Team (Lisa, Heather and Emily) literally felt like family by the end of the process. They took all the stress off me and did everything they could to make the purchase as seamless as possible. I am still living on a building site as the 2nd phase has started although you wouldn't even realise it. The builders are respectful and friendly. I am greeted every single morning by the builders on site, I think I may genuinely miss them when they leave! The Site Manager Shawn has been absolutely fantastic. He has made sure that every time I bring an issue to his attention, it's sorted right away. I cannot say enough about everyone who I have come into contact with over the past 12 months. I am very lucky that I bought my first property with Linden.

I am a construction solicitor and have been in the industry over 9 years, Linden home Hawkswood Bicester development is by far, and without question evidence of how bad the construction industry can treat residential purchasers. It is so disappointing that a company can be so poor for itself and as an industry as a whole. I bought a new build home in 2013 from Barratts and the experience was easy and I was kept up to date the entire time. In 2018 I decided to move to Bicester. My partner and I agreed with Linden to do the part exchange, we came to a decent deal and it was agreed the house would be completed no later than September 2018. It was at piling / foundation stage at june 2018 and we resisted exchanging as knew in reality they would not be able to complete the entire in 12 weeks. They promised us it would be and assured us multiple times we would not need to remortgage If (worst case scenario) there was a delay. We are now February 2019 and still waiting. 3 mortgages applications later and still Linden ignore us, lie about completion dates and cancel appointments 30 minutes before we are due. There is no engagement or apology for the strain and stress they have put on our lives and I regret ever agreeing a deal with them. Avoid at all costs, there are good residential developers out there, sadly Linden is not one of them.

My gripe is not about the houses themselves. My elderly mother's garden backs onto what was once just a field, and the boundary was marked by a waist-high stone wall. However there is now a Linden Homes development on the field, plus of course access for cars, and so an issue has arisen concerning her security and safety. This month, January 2019, marks two years of emailing the company about this. They have sent various representatives round, who have all very pleasantly promised that something will be done. Then - silence. There appears to be a high turnover amongst their staff, so the person I have spoken to leaves and I then find myself having to spend time identifying the next employee who is dealing with this case. To be fair, last summer a far more organised employee managed to arrange for a couple of young trees and a handful of very small native plants to be planted (during one of the hottest weeks of the summer!!), but these hardly constitute the secure boundary which we are after. I am very, very disappointed with this company and their attitude to the local people who are affected by Linden Homes' new developments.

If I could leave 0 stars I would.If nothing goes wrong with your home you will be fine-but any snagging at all and you are in big trouble. We have been living with a bad leak and no ceiling in our kitchen for 2 years and have a 15 month old. There is mold growing and linden will not get it sorted. It's constant dragging of feet. Please please don't buy from them. It's not worth it.

We reserved a new flat with them and used an Assisted Move scheme to buy it, selling our old flat (via New Homes Group, Linden's affiliate company) to finance the purchase. They mismanaged the Assisted Move sale (led our buyer to believe they will be able to complete earlier than allowed by the construction schedule), which caused it to fell through. Then, instead of working with us on finding another buyer, they cancelled our reservation without telling us about it! (On the phone they were promising to come back to us with "solutions".) We have incurred legal expenses which are all for nought because of their incompetence in handling our sale. On top of that, after cancelling our reservation they didn't refund our reservation fee. Don't trust their words and don't trust them with your money.Dealing with them is also unpleasant because of the fact that some of the employees (in St Clements site office) are simply rude: they talk over you and raise their voice at you, apparently thinking that this will convince you to accept their point of view even if they're in the wrong. Pathetic.

We moved into our new home in December and we absolutely love it. We are extremely happy with Linden Homes. From start to completion it has only taken 15 days. They brought our house so there was no hassle with estate agents they arranged everything. The sales representative Denise was fantastic she was so helpful and professional and couldn't do enough for us. Stacey the manager was great too and everything was followed up and dealt with very quickly and all of the workmen were very polite and explained everything they were doing. The service was the best we had ever received and would highly recommend buying from Linden Homes.

My partner and I have brought a Linden home on the Montbray, Roundswell development. We moved in a few weeks ago on 14th December so can't comment on any long term snagging issues. However the customer service that we have received from both Denise on the sales team and Stacey from the site team has been brilliant. Both have gone out of their way to get the house ready for us and help our move to run smoothly. We're very pleased with our house and the service we've received. As mentioned by a previous reviewer, there was no WiFi or phone line when we moved in. The fibre-optic cables had been laid by Linden and the wait was due to BT being busy on the run up to Christmas, so they therefore hadn't gotten around to sending Openreach out to connect them. This is hardly surprising being that we were amongst the first people to move in on a brand new phase of the development and was rectified by BT within a few days. It was hardly an issue and didn't hinder us in any way

We moved into Montbray Roundswell in March 2018. The service from the sales staff was amazing and helped us throught what had been a difficult time. Once we had moved in the help we received from the site guys was more than we could have asked for. We are so pleased with our house and love the area. Best move ever and would recommend Linden to anyone.
