Dear Arundel Street tenants,
You came to the office earlier this year to discuss your security deposit and we spent quite a lot of time explaining the situation, the legalities, what John Hilton were doing to help you guys and therefore we feel that your reviews are unfair as we were trying to recoup money for you all.
As you are aware one the joint tenants did not pay a portion of the rent at the house, the property was not left in a good condition, required a deep clean, decoration, rubbish removal and repairs which exceeded the security deposit held. We explained that the tenant who was behind on the rent is on a payment plan with John Hilton. As all tenants are jointly and severally liable the landlord may withhold the deposit as compensation for the losses caused due to damage, cleaning and unpaid rent and may also pursue any tenant for monies owed; which John Hilton felt was unfair to the other tenants who had paid the rent. John Hilton were trying to recoup some of the monies in unpaid rent for the other tenants once the rent has been paid on the payment plan. This is why we feel that your review is unfair and a little harsh. We understand your frustrations but feel that this shouldn't be directed at us.

GoogleSeem to be worth while working with if you're selling but avoid if you're renting.
My landlord moved mid tenancy so had no choice but to work with JH.
Rent went up £100 and was given 3 weeks notice on the increase.
£120 is deducted from deposit for an inventory.
Pretty dishonest and completely unclear.
Can't reply to your response, so shall do here.
1. We have not ran into each other in my place of work? This review is about the moving out process for which I forewarned I would do. Not sure why there is confusion.
2. My boyfriend had moved out by that time, it has been single occupancy since 2016. I am good friends with the landlord and know that the request was yours not hers. My landlord is also the gran of my ex boyfriend...
3. I am in work and not taking personal calls so have emailed you. Unless communication is only regarded as communication on your own terms, like everything else?
4. Not sure why you're adding that you've helped me out with contractors like you've gone out your way, as a letting agency that is literally your job.
5.The fact that this is public and your only thought that your job would be easier if all deposits could be returned, shows how little you are focused on customer satisfaction.
This is not misleading, this is very much what has happened over the course of the last week.

Dear hazel, I feel that your comments are misleading and to give a true account of events: with regards to your deposit the charges were “proposed” and not taken. We have made many attempts to contact yourself but calls have not been returned so we are unable to assist if we are being ignored.
As you are aware the rent was increased as you requested that your boyfriend move in; as the rent was previously below the market rate and as a single occupant the landlord requested a fair increase so the rent was closer to the market level and for both occupants names to be put on the new tenancy agreement.
Check out fees were included in the tenancy which you signed and at no point was this brought up before signing the legal agreement.
I’m confused as to why you would leave this review as when I ran into you in your place of work you raved about what a great agency we were, we’ve helped you out with contractors when you had person bits you wanted done to the flat.
Dealing with the deposit return is always the worst part of the job, if we could hand the deposit back in full it would make our jobs so much more pleasant, but where does that leave landlords? Out of pocket I’m afraid. As I said were always happy to discuss proposed deductions however communication is a two way street

GoogleWhat can I say about John Hilton's? They have been truly amazing throughout a very complicated sale, which they were involved with. All the staff are highly professional and very friendly. They make you feel like one of the family. Marius was the agent in charge and he worked tirelessly on this difficult sale, and I can not say enough thank yous for what he has done for me. I never had to wait for a reply and I knew he would action anything urgent without delay. He is also extremely calm in a crises and very patient. He was my rock through this dinosaur of a sale and I thank him for that. I would give this agency more than 5 stars if I could. Big thumbs up to Hiltons and the star that is Marius!! Carey

Hi Davide, I feel that this is an unfair comment as 75% the deposit was returned in this case. The house was left dirty and required a professional clean, also a contribution was withheld towards stained mattresses which are not fair wear and tear. Deposit returns can be a contentious issue however the house was professionally cleaned when you moved in and needed to be returned to the same standard. I contacted the lead tenant of the house who was a tenant of ours for 3 years and she was very pleased with our service and disappointed that you have made such a retaliatory comment

GoogleMyself and 2 more people have rented a house through this agency. The house had multiples stains of mould and nobody came to professionally clean it before we moved in. We did it by ourselves. Landlord and agency couldn't work together. They were dropping in our house without letting us know and lying that they sent us an email but 'maybe it didn't come'. They gave us the option of cleaning our garden when we moved in and then we should keep it tidy or leave it as it is and not to worry about it when we were going to move out. We chose the 2nd option. Obviously by the end of the contract the garden was worst compared with when we moved in but we didn't care as we agreed of not cleaning it from the first place. 1 month before moving out they sent us an email with the pictures of the garden when it was tidy and they were threatening us that we should clean it or they would get money from our deposit. Being students then with a budget in our hands, we were forced to clean it. A lot more happened which ill not waste my time writing.
Hope you became better since then because i am still feeling bad for the people which moved in that house after us.
Edit: Thanks for the response, and for investigating my feedback. That is the reason i changed my review from 1 to 2 stars.
Yes i agree with you and i understand that you may had a difficult person to deal with. But what did you do about this during that time? I don't care what you did afterwards as it didn't influence me. I will answer the question for you. During that period of time, the tasks you did were: 1. try to convince the landlord to do something without achieving it, 2. ignoring the emails from tenants, 3. Threatening us at the end of our contract, 4. Never apologized for anything. This is unprofessional and really bad behavior, especially when applied to young, busy, concerned about life students.

Hi Demos, thank you for your comments and we appreciate and understand your frustration. 2015 was the first year John Hilton's were asked to find tenants for Gary’s properties on a tenant find only service and for him to self manage as the landlord. We were advised that the houses would be professionally cleaned, any rubbish removed, broken items repaired/replaced and gardens tidied before tenants took up occupancy. Unfortunately this was found not to be the case and the houses were not left as promised. John Hilton's were hugely let down by the landlord and were left to try and help disgruntled tenants and guarantors with no power to rectify these issues and a landlord with a dismissive attitude. Due to our experience with Gary we have refused to have any further dealings in letting his properties as we feel that promises and assurances to us were not upheld.
We fully appreciate that you may have experienced issues during your tenancy, however this is not in anyway connected to John Hilton's and we feel that your dissatisfaction and frustrations are misdirected at our company

GoogleGreat Estate Agents, small effective team of professionals. All communications were responded to promptly and was kept in the loop regularly to progress from advertising till completion. The advert was excellent but felt it was the proactive approach of contact with buyers that got such a quick sale. A lovely bunch of honest staff, I would always use for selling or buying. Highly recommend.

GoogleVery unhappy with the service and lack of speed with the organisation. Having a heavily stained mattress for 3 weeks of the tennancy is not what i expected when moving into a property - when requesting 1 week of rent off for the fact i could not sleep at the property i was denied, left feeling and left feeling uncredibly upset. This is one of the many problems we've had with john hilton. Will never be using John Hilton again.
Anna · 21 June 2019 · John Hilton and Co Brighton
Agent replied · 19 June 2024
Hi Anna, yes there was a small stain on the underside of your mattress which was cleaned but unfortunately it could not be fully removed. The reason for the delay in replacement was because the office had great difficulty in getting hold of you and we called many times to arrange a property visit. The mattress had been sanitised therefore we do not see a reason why you could not sleep in your room. Once we had the opportunity to check the mattress and obtain authorisation from the landlord it was quickly replaced

GoogleAfter a very stressful first time property buy using John Hilton's, I am now finally in my new flat. I felt Marius' approach was refreshing compared some of the total moronic simpletons I met throughout my many viewings with other estate agents (I won't name drop but the largest brands were by far the worst). I felt that Marius and Tracy represented my views to the vendor and voiced my frustrations when things were not going to plan. I also felt bad because they probably bore the worst of my frustrations in the process (along with my solicitor), but remained empathetic in a very highly stressful time. The lengths to which they both went to ensure that I wasn't left homeless by my move in date is testament to their dedication. They even drove to another solicitors office and to see the freeholder in person to help speed up and rectify certain documents that were necessary to move. This sort of thing is few and far between these days! I would recommend buying or selling through them as I feel they kept a human touch to something that is covered in formalities and legal jargon

GoogleI didn't have great success with selling my property with John Hilton unfortunately. Apart from an open day, I only had 3 viewings in 10 weeks. Although the market was somewhat stagnant at the time, I moved to another estate agent nearby who took more professional photo's, improved my rightmove advert immediately and were a lot more proactive at selling my property. This increased my viewing's to 1-2 a week for a consistent amount of time and I eventually sold my property at a decent price.
They're all good people at JH but I just think they lack business nous and proactivity in actually selling properties (compared to other agents) and are probably more suited to the letting's market.
Andy · 21 June 2019 · John Hilton and Co Brighton
Agent replied · 19 June 2024
Hi Andy, thank you for your review. Unfortunately when we were marketing your property last year, like you say the market was a bit flat and the property wasn't attracting a massive amount of interest at that particular time. We used professional photography and also listed as a Premium Listing on Rightmove to increase exposure to the market. I would disagree that we are not pro-active. We do a lot of work behind the scenes which you may not be aware of pushing properties to potential buyers with a tight follow up system in place. We regularly come up in the top 3 of property's sold in the BN1 and BN2 areas according to Rightmove Stat's and feel your comment regarding "business nous" is a little harsh. I am sorry we were unable to assist with the sale on this particular occasion but we generally sell a very high percentage of what we take on for sale. We wish you all the best in your new home.
Kind regards
Marius
