TrustpilotI unfortunately dealt with this…
I unfortunately dealt with this horrific company for many years as they managed the block for the flat I owned.
Very quick to charge extortionate service charges whilst half the garden has fences falling and antiquated locked doors, a gardener who can’t trim a hedge in a straight line. I asked for a key to my own garden- for two years! Still no key.
Carol was particularly awful, and worst person there I’ve had the displeasure of dealing with- extremely aggressive towards anyone who dared asked her to do her job and elusive to the point you would never get any response despite emails/calls etc.

GoogleWhat lovely people .
My car had broken down in the middle of the road and a lovely lady who worked there so very kindly let me keep it in there car park until a recovery company arrived and a gentleman very helpful getting the recovery in and out .
If you are looking for a firm with people who are good genuine people these will be who you want to deal with I can not thank you enough.

TrustpilotAvoid Jennings
Without a doubt, the most unethical management company around.
My elderly parents owned a property managed by Jennings, and for 24 years, they paid their service charge on a standing order. My father became very ill and suffered from dementia. He passed away 3 1/2 years ago, and I had to then manage all paperwork etc and take care of my disabled mother.
One day we received a demand from a law firm, which the Ombudsman is currently investigating, for non payment of the service charge, of which we were billed £300 in costs. I called Jennings to find out why a law firm was involved when they could have simply phoned me as I had had previous phone dialogue with them. They said they would not speak to me, and I had to talk to their lawyers. I went back to the lawyer and asked what happened to the standing order. They stated Jennings had switched accounts and the standing order was not valid. This response added another £500 to the bill. We now owed £800 to the lawyers. I called Jennings and they again told me to speak to their lawyers. I simply wanted to pay and end this hell, but Jennings had other ideas. I asked the law firm to contact Jennings and remove the late payment charge. They said no and upped the bill by another £280. I ended up paying £1280 for something that could have easily been resolved with a single phone call. I immediately put the flat on the market at a reduced price and moved my mother into another property. After 24 years, Jennings traumatised this woman for something that could have easily been resolved.
The flat my mother is in now is occupied predominantly by elderly people, and the management company are wonderful.
If you have elderly parents, then avoid this company. They genuinely do not care about people...only money.

TrustpilotI want to give “No Stars” but that…
I want to give “No Stars” but that doesn’t appear to be an option. They cannot possibly remain in business for much longer? Just a joke. Inexperienced rude staff. Zero accountability. The Annual Accounts they produced for our Estate are laughable. They don’t know how much they have spent or on what. DEPLORABLE.

GoogleHave you noticed 8 out of their 9 last reviews are one star?
Most businesses, when they notice a huge drop in their average score, will analyse why and fix the root cause.
If you google them on companies house almost all the directors have the same surname, strongly indicating that they’re not there on merit but through nepotism. Just speculating, but that’s what logic would suggest to most, meaning the average level of their directors is lower than the general average simply because they’re not there on merit, which will always cause long term issues.
Some of us managed to progress our careers without benefiting from nepotism.
Given they don’t read emails, and refuse phone calls, my only means of reporting an issue is via a Google review.
The balcony behind my flat has clearly moved. It now all sinks to one side and there are cracks everywhere.
Reported this multiple times over the last couple of years and they ignore it
As a consequence of their complete lack of action (apart from a couple of dodgy surveyors who say one thing to me then the complete opposite in their report. Highly suspicious), my flat is slowly being destroyed by its constant movement, and all the flooring is uneven. This is the very definition of subsidence.
I cannot believe that they refuse to see this issue. It’s completely unethical and ruining my property.
And when you explain that it now also impacts the flooring of the communal shared hall, which proves it’s not isolated to my flat (therefore I’m not liable), and the same for the shared balcony, they cannot read my email and constantly misunderstand it (see how I’ve written it here? Very easy to understand, isn’t it?), and due to this constant misunderstanding of my email, caused by a lack of reading comprehension on their part, I had to keep explaining it again because the agent simply didn’t understand. Then, given they forced me to keep explaining, they had the nerve to tell me I email too often and could only email once a day.
It is absolutely unbelievable. I’ve never been through anything like this in my life. It completely destroys your mental health and all they do is play victim when you call out their incompetence and abhorrent behaviour.
Will you finally do something about this? Are you going to constantly misunderstand my plain English then blame me when I have to explain again?
My god. These guys. If I could leave them 1000 one star reviews I would. It would be well deserved
Edited to reply to their reply; if you put the same effort into running your business, and put the same effort into answering emails, that you do when you get defensive over a negative review, then you wouldn’t have so many negative reviews, but you lack the intellect to see the irony and the self fulfilling prophecy you’ve become 🤷🏼

Dear Chris,
we are a small , family owned business, so the Directors are family and have invested their own money is the business. Bad reviews are disappointing. Yours particularly because we have , on the instruction of the residents management committee (RMC) who make the decisions, arranged a suitably qualified surveyor to investigate the issue you have reported. We have spent considerable time explaining to you their findings, you are in contact with the surveyors who are monitoring the situation. It is not in our interests , the RMC interests or the surveyors to ignore any issues. We have suggested that you seek your own advice. If there is a conflict with the advice the surveyor is providing the RMC then they will consider what action needs to be taken and of course pay the cost of that report. The RMC cannot spend more leaseholders money if there is no issue.
We know this is frustrating for you. Please do take the appropriate legal advice. Small businesses can be damaged by google reviews that are inaccurate, like this one.

TrustpilotJennings and Barret: Worst Block Management Ever
Jennings and Barret manange the block my flats are in. They have failed to have a leak repaired since January. They do not return calls, they do not reply to emails and they do not act promptly to urgent situations. Do not appoint them your block management, and do not buy or rent a flat in a block that is managed by them.
My tenant reported a leak on the 7th of January. Water was coming through the ceiling and on to her bed. At first Jennings and Barret claimed they were taking action, but as the weeks then months rolled by, the leak continued. I am now having to incur legal expense to get them to do as they should.

TrustpilotDon't try to sell or buy through Jennings & Barrett!
I put my flat on sale through this Agent. In 3 weeks they had zero viewings. All that happened was to reduce the price by 10k on their recommendation.
They blame the quality of the interior photos for the lack of viewings due to there being sitting tenants. That is just unprofessional. They keep getting my name and the address wrong.
Another agent has proposed visits. Jennings & Barrett refuse to allow a dual agency. I am cancelling but refusing to pay for their shoddy photos.
Best avoid this agency !

GoogleThis management company is very irresponsible and uncaring of the people and property that they are supposed to manage.
We pay enormous management fees and yet our common areas are suffering from damp walls, damaged fire doors, shabby floors, poor lighting and if there is light, the cheapest of fixtures.
The exits and fire doors are unlabeled.
Delivery people are always getting lost because the building names are inadequate.
I honestly don’t know why they are hired to manage our complex.
They are uncaring and disrespectful to the residents and the people who work on the property.
Are they incompetent or deliberately blind to the needs of the residents and buildings?

Hi Nina, thanks for your comment. Contrary to the details you have provided in your comment, your development pays below the average service charge in London, benefitting from our expertise and extensive network of high performing, good value contractors.
Please note that we only manage in line with the instructions that we are provided by our client, a board that are elected by all of the leaseholders.
As a listed development with communal facilities, the finances are managed sensibly, and construction/maintenance works are complex. This was explained to residents in March's General Meeting, and we request that you refer to those minutes if you were unable to make the meeting yourself. In addition, A Director from your development has recently written to you via email, we also request that you refer to this email who support the communication we’ve had with you.
We take health and safety seriously as a business, with our Property Managers having an app for the completion of on-site inspections and tracking compliance.
Your Development has a detailed maintenance plan and an active, capable board who take their role seriously, and your new Property Manager, having been with our company for almost 10 years, is capably experienced and knowledgable, recently being scored a 5/5 by clients within her portfolio for levels of trust, as did your previous Property Manager.
As a business we were also scored extremely highly in comparison to experiences of previous managing agents for value, responsiveness, service delivery and trust. These scores have been published and can be seen here:

So if your building for example doesn't need an esw1 form they will pay for one (with your money) rather than challenge. If you need proactive drain maintenance they may take two years, tell a few white lies and still not manage to get the job done. I'm quite sure one of our three property managers never visited the site. I will not begin to share the evidence of kickbacks with contractors, poor quality control and defensiveness about their approach.
My favourite example is the planning of the replacement of a fob system where they sent the fobs to building A, but replaced the fob entry system on building B. Basic communication with contractors missing.
Proceed with caution.
