The service was mostly good up until the point that I made an offer on the property. A few things that you need to be really wary of, though, especially if you're a first time buyer. You must enquire about the service charge and ground rent as I am currently paying ridiculous amounts a month to a joke housing association. I feel Inspired need to let you know this up front as it's a huge financial commitment. If you are buying a leasehold property, please make sure that you enquire how many years are left on the lease. The property that I bought had 68 years left, which meant that it needed urgent renewing and this cost me about £10k to rectify the issue. If the lease is any shorter than 75 years, then you should effectively add £10k to the price that you are paying.The property that I bought also included 2% estate agent fee payable to Inspired. Since Inspired already get commission from the sale anyway, this fee was excessive and worked out to be £4000. Inspired will declare this on the website but you need to question whether that fee is worth paying or whether to go to an estate agent that sells similar property with no fee.
