Awful place, useless staff. Wouldn't bother with these uneducated people. Just feed you lie after lie.

Overall an ok lettings agency. On the pro side, they were fairly prompt with any response or query that we had. Starting and ending the renting process was fairly straight forward and we had very few issues. However, certain staff members can be quite patronising and rude, on numerous occasions as well. If you are ever have an issue, its a case of 'you handle it' rather than 'more than happy to help.' All in all, could be better but the rating matches the performance over the length of our contract.

Do not do business with the Lettings side of this company, they cannot be trusted. We viewed a house on Christmas Eve that we fell in love with, the same day we paid the £150 “holding fee” and referencing fees in order to secure the property with an agreed move date in one months time due to notice being due on our existing rental. At this stage we were both happy and looking forward to moving into our new place despite the rent being slightly higher than market rents in the area for similar properties and the house not having white goods that we were prepared to buy. There was even a discussion about a possible upcoming sale of the house by the landlady (who is strongly associated with Hythe and Waterside, a director of Hythe and Waterside?) after 6 months rental which would have suited us down to the ground. As you can imagine this was overall an exciting prospect. However, this is where it turned sour as we received a phone call on 27 Dec whereby we were asked if we could move in at much earlier date than we agreed. This meant us having to pay rent on our existing place and on the new place for the same month which as you can imagine is not ideal and went against what we had agreed when we paid the “holding fee”. This really wasn’t much of an option for us and we were upset Hythe and Waterside had gone back on what we agreed and paid for. However, we were reasonable and came to the earliest possible date we could do (only 7 days after the day they wanted). This stretched us financially but we could do it. This was subsequently rejected by Hythe and Waterside and the lies came thick and fast. The only option according to Hythe and Waterside from this point on was to refund us the money and lose the house. We were told various different stories by various different people but on Sat 29 Dec a member of staff let slip the property had been let to someone else. Absolutely disgusting behaviour, and I would urge anyone to seriously consider the trust worthiness of this company before parting with any cash.

Hythe and Waterside were very easy to work for, very professional and dedicated to achieving the best for both owners and tenants. Peter Cherry, Pests Birds and Bugs Limited, Lymington

My Waterside property has been let through Hythe & Waterside Estate & Lettings Agents ("HWELA") since 2006. HWELA has always found excellent tenants and at the time of writing I have only had void period lasting circa 1 month or so. I have found HWELA to be very efficient and competent in dealing with my property and my tenants. It has a broad team who I have found to be professional and businesslike. I would not have any hesitation in recommending HWELA to other landlords.

We would like to say that Hythe and Waterside have been very helpful during our time with them, over 7 years. Always helpful and professional. Mr & Mrs L J Kane.

The service was exemplary in most parts, and the only reason that this is not 5 star was some dissatisfaction with the inspections. I believe that this may be a training need, but in our experience the staff that have carried out the inspections tend to sometimes talk down to you as if you have never had a house before. I realise that there are good tenants and bad, but maybe some background research?
