Abnormal Profits AVOID

We were going through the process of buying a Gleeson Home and visited a number of their sites as they seemed like good value.All a bit unfinihsed looking but...Then we saw their recent accounts just published in which they state the following:Number of homes sold 1,812Average Selling price £145,800Profit per House £41,600That level of profit on low value houses just seems massive and much greater than other housebuilders. Assuming their accounts are accurate (They're audited) and that they pay their workers and suppliers fairly - then they cannot possibly be building houses properly at this cost.It made me suspicious that maybe their houses don't comply with the very stringent Building Regulations.£41,600 average profit per house just seems too high to me for starter homesSomething's definitely amiss

Moved into our 3 bed semi (Tyrone) at the end of August. We absolutely love it!! My other half has worked in the trade for 8 years and couldn’t spot anything during the final inspection. Sales advisors and site managers have been amazing with us. Any little issues site managers Joe&Andy are there to help, for example there was a leak in the bath and they sorted it straight away. We honestly can’t complain, we’ve had such a good experience as we were expecting teething problems like there always is with new builds. We love our home so much, from the layout, the garden and the area.Thankyou Gleesons for helping us be home owners at the age of 23&24.

Carmen at Conrad Court, Rochdale is a diamond!

This has been our first home, it was a difficult time through the lockdown and everything else to save up the money, so we were very cautious about using the help-to-buy scheme/ a new build since we knew how much we had struggled to save up the money for the deposit. We naturally went online to read reviews and yes, we saw the negative reviews about gleesons. The thing we realised is that there isn't a single building company in the UK that does not have these exact same sorts of reviews. So instead of looking online, we made a habit of regularly popping over to the site and speaking with neighbours and people who had already moved in. it says a lot about the neighbourhood that everyone was so friendly and open to chatting with us any time we went. This gave us much more confidence to go with Conrad Court and work with Carmen. Every single person we spoke with said that she is an absolute diamond, really helpful and someone you can rely on to always have your back. Yes, a few mentioned issues they had had with building work, but they said that Gleesons did come and sort it out, it's not anywhere near as bad as people say online, and that it looks like rival companies are writing negative reviews. From our first interaction with Carmen to completion, what I appreciate most about her is her "no BS" approach. She has always been honest and upfront with us never tried to "hard sell" anything or force us to buy any extras that we didn't need. There have been (very minor) hiccups along the way such as delays due to a shortage of materials from the EU etc, but Carmen has always stayed in communication with us and kept us informed. There have also been mistakes that we have made and a bit of flip-flopping with decisions that were always met with nothing but patience and her usual jolly attitude, never making us feel bad. Things will always go wrong, I accept that, and what I always prefer is being told upfront instead of having to chase or get to voicemail after the fact. I can say with my hand on my heart that I've never had to chase Carmen if I have had any issues, and I would say 99% of the time, she has proactively rung us ahead of time to let us know. In terms of the actual house - it's good. Let's be honest, we are buying a house at the lower end of the price spectrum, so we were never expecting something out of MTV Cribs, but the things that matter are all in order. The 10-year warranty is perfect because according to the neighbours who have lived there for a year or more, so long as you don't do anything dodgy to void the warranty like doing building work without planning permission, Gleeson will just come out and fix the things you highlight. I am happy with the house, its build quality, the whole process from reservation to completion and am confident about the customer service going forwards. My main advice to any potential homeowners is twofold - The agent (Carmen in our case) makes a massive difference to the journey, so pay attention to what people say about them, and if you like a plot, before you make any decisions, just walk around and chat with the neighbours what their experiences have been. If you don't feel comfortable wandering around an area then that is an answer for you also. I can say that Conrad Court/ Hill Top are really great areas where you can go up to anyone and just have a chat with them. We have a toddler so obviously, we were very cautious about what area to live in, that he would be safe in, but we feel like he will love it here.

Middlestone Meadows

We bought a property in Middlestone Meadows in January, moved here in February and have never had any problems since. The sale went smoothly and quickly, and the sales executive, Jane, was always available for help and advice. The construction site manager is also accessible, and, except some minor things that were solved quickly, we haven't had any issues. The estate is lovely and we would definitely recommend it!

They are an absolute nightmare . The drains are terrible and blame the neighbours baby wipes absolute load of rubbish . The house was so bad we moved after 7 months . We did get 2k compensation as I went to the papers and they told me to drop the report and they would give me 2k . They did start with 500 though . They are absolute terrible cowboys . All the good reviews seem to be those who are at sale point . You just wait you are going to regret it . Someone told me that and i ignored them I wish I didn't

Rainsborough Park

I’m currently in the process of buying my first home. Ever since Gleeson started building on the Rainsborough Park development I knew that’s where I wanted to buy my first home. I first went and enquired about the new phase that was due to be released back in April. Sharon the lovely sales lady there took all of my details and kept in touch with me to keep me informed of any updates. The customer service that she provides is above and beyond. The reservation process was very straight forward, with being a first time buyer I didn’t know what to expect with the whole process but sharon has being an absolute star! I receive weekly updates and photos of my plot (I’m forever grateful for this as I can’t get close enough to see my plot myself). Sharon is always at the end of the phone to answer any questions and always has a very welcoming smile on her face in the sales office. I can’t thank her enough for everything her and Gleeson have done for me so far, without them I wouldn’t have found my dream first home!

I am currently in the process of purchasing my Lisburn at Rainsborough Park. From my initial enquiry back in April I have had nothing but helpful and friendly communication from Sharon. I enquired about the development initially about a 2 bed. Following the recommendation to contact meridian mortgages it transpired I could easily afford a 3 bed property.I contacted Sharon detailing my new revised budget and was advised of soon to be available properties. I reserved my home in May, I receive weekly build updates and photos. Sharon is always on the other end of the phone for advise or guidance. Middlestone Meadows

We bought a Gleeson home at Middlestone Meadows (Kilkenny) moved in December 2020, we love it here and the Sales Representative Jane was really helpful and kept in touch throughout our move and it couldn't of gone any more smoothly. Site manager and other workers are very friendly and always on hand when needed any problems get fixed quickly. It is a lovely plot and are surrounded by lovely people. Do not waste your money buying a gleeson home!!

If you want to keep your sanity never buy a home from Gleeson Homes! It has been the worst mistake we ever made. We knew buying a new build nothing was going to be perfect, we accepted that. But we did not realise the last 3 months would be absolute hell. We have lived here since the 21st may 2021 and there has been 4 different site managers in this time- not that we actually get informed of this. They just disappear and you don’t get a contact number for the next and there is no one to contact about your issues (which are constant).We have had constant issues with our drains since the day we moved in. We have video footage of an outside company stating what is wrong with our drainage system- but due to his report saying the drains met NHBC standards, gleeson have decided to ignore the footage and the site manager who was told the issues at the time has obviously now left. We have had gleeson publicly humiliate us to our street by sending out a letter stating the drain issues are caused by nappies, baby wipes and nappy liners- nobody else on our street has a baby, apart from us. We have never put any of these things down the toilets.Our toilets are constantly filled with brown gunk, our house constantly stinks- a great environment for a newborn baby. I have had over 20 different instagram home accounts message me and tell me they have had similar drainage issues and Gleeson Homes blame it on baby wipes. We have family with other new build companies and the customer care has been nothing like this. This company does not care, do not give them your money do not buy a house from them I can promise you, you will regret it. Disgusting company.

I would recommend a Gleesons home at greencroft view!

I moved into my Gleeson Tyrone 2 weeks ago at greencroft view with my partner. I was pleasantly surprised with the quality of the house. I have worked in construction for the best part of 8 years so I know what to look for in terms of poor workmanship. The site managers are brilliant and will help with anything. Upon moving in i removed all the skirting boards downstairs so I could lay flooring and damaged the wall slightly and damaged one skirt asoon as I mentioned this to the site mangers they had someone down with a 30l tub of paint and a new skirting for me. (They didn’t need to do that as I damaged it) any rubbish we need to get rid of they will send someone down to collect it and put in there skips. The sales team were helpful in giving us regular updates during the build stage. So far so good!

Super house bought from Gleeson!

Bought our second home from Gleeson homes. This time we purchased a Kilkenny home and we are super impressed with the whole process. We were supported by Sharon on the Rainsborough park development and she was amazing with everything and so supportive. We got weekly updates and the whole mortgage process took less than 2 weeks to fully complete. Since moving in head office have kept in contact and supported us with any issues. We are so happy with our new stunning home and have already spoke about purchasing a 4 bedroom home in a few years time. Buy a house from Gleeson and you won’t regret it.

STAY AWAY ABSOULUTE SHOCKING WORKMANSHIP THROUGHOUT

In a house that is 3 years old we are already on our 3nd serious leak first one from main water indeed in kitchen pipe cut to short on install and now leaking en-suite if you do eventually get through to anyone at gleesons they will fob you of as nothing is there problem we certainly won’t be buying again and are looking to move out ASAP

Absolutely terrible builders and…

Absolutely terrible builders and customer care is awful. Nobody gets back in contact no matter how much they promise they will. Paid for options that haven't been included then refuse to sort a date for them to fix it. So that's £250 down the drain that Gleeson refuse to fit what we paid for. The walls are paper thin, site officers were rude and argumentative. Avoid at all costs. Do not buy a Gleeson home it is not worth it.

Don't know where to begin with this

Don't know where to begin with this, the worst part of it all is being ignored. Due to shocking building work on the garage it had to be rebuilt which we were told 3 days work with no convenience. However they started it and have not finished it and were at 11 days later, the garage door is now broken so anyone can come in and take what they want, there's gaps all down the side for rainwater to go in, I've emailed the site manager 3 times with zero response and also the customer care team. Just someone replying might be good

Great Experience

Me and my partner are buying our first home at Pinfold Park and just wanted to put in special praise for Charlotte Traves who has been with us for most this journey before she returns back to her usual role. She is a credit to your team and has kept us totally up to date with the progression of our house and arranging appointments to suit our needs even if this meant meetings being done on hours that don't suit her usual day. We are not yet in our home but we are going up every couple of weeks and are very much impressed so far! We are very excited for moving into our forever home! Reported a defect in May 2021 where…

Reported a defect in May 2021 where there was holes in the pointing/brickwork. I since followed it up online on customer care. Heard nothing from gleeson even up until now which is 6th July. Disgraceful service, even the advisor on the phone was shocked that nothing had been done to resolve this matter nearly 2 month later.
