My experience with Franklyn James was exhausting and stressful. After months of chasing them to renew my tenancy, the agency demanded unagreed, backdated charges. When I challenged these demands, I was served a Section 21 notice and forced to relocate between Christmas and year-end. Due to their chaotic communication, the contract under which they demanded money turned out to be completely invalid, forcing them to refund me the difference. In an absurd twist, they simultaneously listed the property online for the exact same rent I had already agreed to pay. As a result of their incompetence, they both lost out on my rent increase for several months and failed to receive the illegitimate backdated sums they were claiming. I escalated the case to The Property Ombudsman (TPO), and the TPO identified significant service shortcomings - including severe delays and poor handling of the renewal - concluding the agency fell below expected standards and awarding me financial compensation. Upon moving out, the agency attempted to withhold a large portion of my deposit, but these unreasonable deductions were fully rejected by the Deposit Protection Scheme - highlighting their poor conduct right up to the very end. Compensation doesn't undo the severe disruption and stress I went through; I am sharing this so others are aware: I strongly advise prospective tenants to avoid Franklyn James.

Dear Ismaele, I am sorry for the service which you received. Unfortunately, in this circumstance we followed the instructions of the landlord who went against our advice for the renewal, serving of notice and deposit deductions. As an agent, we sometimes only have the power to act as a middle man.

Wish all agents were as good as Franklyn James

Having rented with Franklyn James for the past 3 years, it has been a great experience from start to finish. The property was in perfect order for when I moved in (even though I had a few special requests). Any problems during my tenancy were always dealt with promptly and the staff were professional and helpful at all times. Having moved to a new property I wish my new agent was as on top of things as Franklyn James. A big thank you to Daniel, Yawar and James

Its not worth even giving 1 star as the property they are letting or they are managing, they are unable to solve single issue even after 8 months. Every time they just gives answer that they are following with landlord. I would not recommend anyone to go with this agent. As they promise they will do everything and till that day of your moving they will put into delusion and after moving they dont care you will put into queue for months like I mentioned above. Even the five star review I believe they might asked there friends to put as this guys are not worth for 2 star for responding.

I would avoid these agents if you are selling. We used them when we were selling, to try and keep a local agent, but would never ever consider them again. Our experience has been months of calls and emails ignored, weeks and weeks of silence from them during the time after offer accepted (likely due to their poor due diligence on prospective purchaser) who, it turned out, wasn’t in the position they kept assuring us he was, despite us raising alarm bells for weeks when all the signs were there. We are assuming the sale has fallen through - but they haven’t actually replied to any of our messages! Never known an agent like it, they give the rest of them a bad name.

not recommended in any way

From the very beginning - wrong pictures and video on details, agent lying to viewers about why we were selling. That was only the beginning though. Total lack of communication despite really serious issues during conveyancing that ultimately led to the sale falling through. Emails and phone calls ignored, inadequate due diligence on prospective purchasers, lax attitude to concerns about property fraud. The ONLY upside of the sale falling through is we don’t have to pay these clowns. Honestly, I would avoid. Terrible “service”.

Absolutely terrible experience with this estate agents. Kicked us out and used a bunch of lies and if not outright illegal tactics, certainly morally reprehensible, tactics to do so. Incompetent, no empathy whatsoever and untrustworthy. Everything people hate about estate agents is what this company represents.

We’ve been renting with Franklyn James for the past 6 months and our property manager, Yawar, has been great. Quick response times whenever we’ve had questions or needed assistance. Any issues that have come up have been dealt with promptly and resolved in a timely manner. It’s been a really smooth renting experience so far and we appreciate the support. Thanks, Yawar!

I have pleasure in writing these reviews for Ms. Alesja Grickevica and Mr. Yawar Kazmi of Franklyn James, Limehouse Office, 29 Narrow Street, London, E14 8DP. Ms. Alesja Grickevica, Sales Negotiator The property market in London has recently been and continues to be challenging for owners trying to sell a property and especially for those owners, who have been trying to sell a flat. The rise of remote working since the pandemic has created greater demand for more residential space and has thus adversely affected demand for flats. Potential buyers of flats may also be discouraged by high service charges payable for leasehold properties. Against this unfavourable market backdrop, Alesja was nevertheless able to help me enter into a memorandum of sale for my flat at Basin Approach in Limehouse, London in September 2025. I am very grateful to Alesja for all her time and effort over many months leading up to the memorandum of sale. The extensive experience, which I gained of working with Alesja during this time, provided me with an insight into her professionalism. This insight forms the basis of my comments in this review. Alesja's qualities, which were in evidence during our interaction, included:- (1) Her commendable work ethic (2) Her persistent determination: Alesja organised a significant number of viewings for my flat and - in spite of adverse market conditions - she showed admirable resilience (3) Her responsivenes to requests from her clients (4) Her proactive approach to communicating with her clients, which enables them to be kept informed of feedback from viewings, and her willingness to offer them good advice (5) Her skilful intermediation between buyers and sellers and her tactful handling of potentially sensitive aspects of a sale and purchase negotiation (6) Her good working relationships with colleagues in other departments of Franklyn James and her ability to tap into her internal network within the firm (7) Her inter-cultural awareness. Thank you very much, Alesja, for all your hard work and help. Franklyn James is fortunate to have such an excellent ambassador. I am very fortunate to have had this opportunity to work with you. Mr. Yawar Kazmi, Senior Prooerty Manager In September 2025, with the assistance of Franklyn James, I entered into a memorandum of sale for my property at Basin Approach in Limehouse, London. The prospective buyers identified various aspects in the condition of my property, which would require repair work before their purchase could be completed. I was provided with Yawar's contact information by his colleague. I wrote an initial email to him relating to the repairs on 13 September 2025. As this was not a working day - it was a Saturday - I did not expect to receive a reply until the start of the following working week. I was, however, pleasantly surprised to receive a courteous response from Yawar to my email at 7.03pm on that Saturday evening. This recollection of my initial communication with Yawar on 13 September 2025 may appear to be a mere anecdote. In retrospect, however, this initial communication was a foretaste of my subsequent experience of working with him. My extensive interaction with Yawar during the weeks, which followed our initial communication, gave me an insight into the attributes, which he brings to Franklyn James for the benefit of the firm's clients and his internal colleagues. This insight forms the basis of my comments in the remainder of this review. I am very grateful to Yawar for his diligent coordination of the repair work in my property, which needed to be - and was duly - carried out to the satisfaction of the buyers' surveyor. The qualities, which were apparent to me, were Yawar's commendable work ethic, his responsiveness, his resourcefulness, his sense of responsibility and also the relationship management skills with which he was able to tap into his extensive professional network to seek specialist guidance when this was appropriate. Thank you again, Yawar, for all your time and help. It was a pleasure to work with you.

I’ve been a tenant with this letting agency for the past 5 years and have always had a positive experience. This year, my renewal was managed by Yawar, who has been absolutely splendid throughout the process. He ensured a smooth and seamless transition with the new contract, was professional, responsive, and very helpful at every stage. His support made the entire renewal process stress-free. I would highly recommend Yawar and the letting agency to anyone looking for reliable and professional service.

Huge thanks to Daniel and Yawar! Daniel went above and beyond by personally visiting to check issues with the flat we’re renting and resolving them promptly. Yawar was equally fantastic, quickly identifying the problem with our washing machine and liaising with the property owner to arrange a replacement without delay.

I'd been with another letting agent for several years and felt it was time for a change. Moving to Franklyn James was easily the best decision I've made as a landlord The whole process was completely effortless. They kept me informed at every step, explained things clearly, and got everything sorted without any hassle. What I really liked was how approachable and proactive they were. Any questions I had were answered quickly, and they seemed to think ahead to prevent problems before they happened. I feel confident knowing my property is in good hands and being managed properly. I’d definitely recommend them to any landlord looking for a reliable and supportive letting agent.

Franklyn James have been the agents for my property since I moved in 2023, and the Senior property manager, Yawar Kazmi has been one of the most helpful individuals from the agency in recent months - he has been extremely responsive, always willing to assist as far as possible and has made the experience of dealing with any queries or issues with my flat 100x easier! :)

I’ve been renting with them for a while, and Yawar Kazmi has been extremely helpful and transparent throughout. He introduced himself personally when he became our property manager and has been great at keeping communication clear. He’s also been very responsive and proactive in helping us resolve a fridge issue. Everything’s been smooth so far!
