GoogleI would strongly advise against using Ed Dempsey for mortgage valuations. We required a simple update to a previous valuation, which we communicated was time-sensitive due to an approaching house purchase closing date. Despite five follow-up calls and repeated promises that the document was being sent, we were left in limbo for two weeks. The valuation only arrived at the bank at the very last minute, causing significant and unnecessary stress and logistical issues. If you have the choice, I recommend requesting a different firm.
Firstly, it is important to clarify that, in mortgage valuation matters, the bank is our client. The report is prepared for the bank and issued to the bank in accordance with their instructions and procedures. This was not simply a matter of updating a previous valuation or “ticking a box”. We were instructed to carry out a subsequent valuation, and the bank’s process required a further inspection of the property. That meant access had to be arranged through the selling agent before the report could be completed. The instruction was received on 3 June 2026. Access was arranged with the selling agent and the inspection took place on 8 June 2026. This was the earliest date the agent could provide access. I was away on Wednesday, Thursday and Friday of that week, which is why I made a specific effort to complete and upload the valuation on Sunday, 14 June 2026, so that the report could be submitted to EBS as quickly as possible. At all times, we acted within the bank’s required service level timeframe. We were never advised by the bank that this matter was outside the normal process or that it required to be treated as urgent. Once the bank’s instruction was received, we acted promptly and in accordance with their procedure. We appreciate that any delay close to a purchase closing date can be stressful. However, if the valuation was time-sensitive for loan offer or closing purposes, that was a matter which should have been raised with the bank at an earlier stage. We cannot accept criticism for a delay where we acted within the bank’s timeframe and were not advised that the matter required exceptional urgency. We also note that our call records do not support the suggestion that there were five follow-up calls over a two-week period. To the best of our knowledge, your contact with our office began after the inspection had taken place, and the report had already been submitted to the bank by the time of your final call on 15 June. We are sorry that you felt frustrated by the process, but we acted promptly, remained within the bank’s service level requirements, and submitted the report to the bank as required.

GoogleVery disappointing experience with Eddempsey. I would not recommend renting through this agency. When tenants move out, they deduct hidden charges from the deposit, even if the property has been thoroughly cleaned and left in excellent condition. They have also included a clause in their lease agreement that many people are unlikely to notice or fully read when signing, and this clause is then used to justify significant deductions from the deposit. In my experience, despite leaving the house clean, they arranged for additional cleaning and deducted the cost from my deposit. As a result, tenants can end up losing €400, €500 or more from their deposit. The process felt unfair and lacked transparency. I would advise anyone considering renting through this agency to carefully read every clause in the lease agreement and seek clarification on any potential charges before signing. they are owner friendly apart from this i had to pay exit fees of 100 euros on my gas and electricity bill. i have lost 500 euros dealing with them.
Firstly, we should state very clearly that you sublet the apartment without authority. The person to whom you sublet the apartment is taking legal action against you in order to recover funds which he claims are owed to him. That is a matter for him to pursue directly. Secondly, when we terminated your tenancy because of your unauthorised subletting, the apartment was left in an unclean condition and we had to arrange for a team of professional cleaners to carry out a deep clean. With regard to utilities that is a matter between you and the utility provider.

They were meticulous in short listing good tenants, and took the time to find the right fit. The staff are all very nice and great to deal with. But it's been since the tenants have moved in that they have come into their own. They have an excellent maintenance team supporting them that have dealt with any issue that came up with upmost professionalism and have dealt with issues in a timely manner that makes me confident that they would be able to deal with anything, especially from my experience over the years trying to find good trades people in Dublin. I highly recommend them to manage a property.

GoogleLet me tell you about Ed Dempsey & Associates. About ten years ago, I needed a reliable, trustworthy property manager to look after two investment properties I inherited that were subject to messy legal and financial problems after the death of my partner a year or two earlier. Of all the property management companies I approached, Ed was by far the most impressive. He understood the mess, and was straightforward about what he could and could not do to help me, all of which turned out to be true in practice. Once Ed and his team took over, they took care of everything: rents, repairs, difficult tenants, background checks, RTB registrations, etc. Ed would also ring me from time to time, just to see how I was doing. He and his team are pro-active problem solvers. They alerted me when any issues arose, made recommendations, listened to my concerns, and always left final decisions to me. Then each month, they sent out a full account of everything: rents, invoices, and AOB for my records. The vibe of any business comes from the top. Through the years, I always found Ed and his team to be friendly, caring, and personable in their dealings with me. You can pay for a professional service from many places, but the human touch on top of that is something you can’t buy.
