I have used CPS as managers of my rental properties since 1992/3 and seen the company expand in terms of there size and efficiency over the year's. I have grown more confident in their role as both letting agents and property managers. I have faith in their role managing my properties in the future.

Not so great for landlords either?
We have been disappointed that the tenants cps found for us have rejected the property, leaving us seriously out of pocket and despite leaving personal effects in the property. No one properly manages the situation and 3 of the team have contradicted each other! The only thing they are efficient at is finding new ways to charge money, finders fee, inventory fee etc etc
Dear Stephen,Thank you for leaving us a review. We’re sorry that your experience with us of late has been less than positive. We, too, were disappointed that the tenants were unhappy with the property upon arrival. Unfortunately, with physical viewings not being recommended for the last 16 months ago and agents encouraged to let properties via video instead, we have always been aware that incoming tenants may have more on their ‘wishlist’ than in previous years, simply because it’s their first opportunity to see the place in person. Videos are very useful, but they’re no substitute for the naked eye; something we have been very conscious of and have been sure to set landlords’ expectations of.Despite following all our usual processes, the tenants were adamant that the property wasn’t for them and did not wish to continue with the tenancy. They were grateful when you agreed to release them from their tenancy early. We apologise for any miscommunication from our end and look forward to swiftly sourcing new tenants.Kind regards,The CPS Homes Team.

Excellent service.
From our offer being accepted, to completion, was a long journey, but we got there in the end. We had complications from other parties, however, throughout this period, Chelsea kept us informed and up to date with developments, always enthusiastic and so helpful with all aspects, I can highly recommend

Absolutely faultless so far!
My boyfriend and I had initially written off the idea of renting through CPS because there was no in-person viewing available. After trawling through flats we didn't like for months the perfect one came up with CPS so we just bit the bullet and signed based solely on the video they provided. We moved in on the 1st July and although there were some issues with the flat these have all been resolved within 1 week of moving in. A locksmith attended the flat within a few hours of me requesting one from CPS and the landlord is fixing our kitchen tap as I type this. The video was a true representation of the flat and there were no nasty surprises. The flat was actually a bit bigger than it seemed in the video. Thank you so much to Zara, Marta and Charlotte who have all been so helpful. I think someone else helped me with the locksmith but I've forgotten their name! Maisie/Marie?? Thank you!

We were very happy with the service
We were very happy with the service from Nathan and Chelsea at CPS Homes in facilitating our sale. Preparation of the particulars was done efficiently and effectively, viewings were quickly arranged, and when our first purchasers had to withdraw, Nathan was assiduous in seeking out an alternative, and keeping in touch throughout a slightly difficult exchange and completion process. We were very well served!

WARNING: DON'T USE CPS HOMES AND LETTING AGENT!!! When I used this agency the house we rented was infested with rats and CPS just put a trap in the downstairs cupboard and said that would solve the problem. There were holes all over the house that the mice and rats would run through. Then in February my housemate's window fell out and CPS and the landlord refused to replace it so for a month we had no window and snow came into the house! The only way CPS would react was when we sat in their offices for one day and protested, telling everyone coming into the office, looking to rent a property, to leave. I have lived in many rented properties but CPS Estate Agents is the worst! At the end of your tenancy they won't give back your deposit. CPS is negligent, unprofessional and corrupt. The reason why Estate Agents and landlords have such a bad reputation is because of places like CPS.

This is a terrible company, they are borderline illegal and they exist to steal your money, I emailed them asking for the answer to a simple question which they ignored for weeks and only respondd when I mentioned I was in contact with legal advice. Incredibly rude and FEES ARE CHARGED no matter what, they dress it up as rent before you move in. I will be reporting them to citizens advice. READ everything before you sign, and hold them to account. Know your law and your writes because they seem to have no problem at all breaking all of them.NegativeResponsiveness, Quality, Professionalism, Value

The most fraudulent company of all time. They say no fee or deposit, not only did they actually charge us 100 deposit for no reason, they also charge full rent in August when nobody is in the property... Can't say no because they were the only company with 8ppl houses in Cathays. Hate them with such a passion, they will try to take every penny off you at the end of the tenancy unless you provide proof of every little mark and dent in the property before you move in, and even then they take weeks to "process" it

Avoid this estate agent at all costs! As a buyer, I was looking for a property in Cardiff and came across a property on Rightmove which was advertised by CPS Homes. My experience with them and the vendor on buying this property has been a disaster. I had to constantly call them to find out when I can view the property and felt like I had to keep chasing the agent who was dealing with it (Angela). She wouldn't call or let me know any updates about my offer. Eventually my offer was accepted and I got a surveyor out within 48hours. The report of a surveyor is very costly and within a few weeks I had another viewing. There were some problems with the roof which I asked if the vendor could fix or I would reduce my offer. The vendor agreed to meet with me but didn't show up on the second viewing. Angela was clearly very angry with the vendor and vented out her frustrations which again looked very unprofessional. Later, I found out from the manager (Sian) that Angela and the vendor had an argument which has now left me in a loop hole. I think they argued about him not showing up on the second viewing and to my amazement, the vendor then pulls out of selling because he argued with CPS Homes agent Angela. Now i have lost out on costs paying the solicitor and the surveyor. This house was on the market for a whole year and now the vendor decides to take his property off the market. It's very unfair on buyers as it's very costly trying to buy a home. The law needs to change around this, the person who pulls out should incur the charges.NegativeResponsiveness, Professionalism
Dear Tehmina, Thank you for taking the time to review the service you have received. We are sorry to hear that this has been the outcome on this occasion. When dealing with the sale of properties, we are entirely dependent on what the vendor considers to be acceptable and unacceptable in his/her personal circumstances and we can only provide detailed updates upon receiving instructions from our vendors. On this occasion, the vendor was, unfortunately, entirely focused on price and was unwilling to negotiate on it. On top of this, they would not consider undertaking work prior to completion, despite initially giving us all the impression that they would. This was in no way a result of any form of falling out; it was purely their prerogative and instruction to us. We wholeheartedly agree that there should be a review to the way in which sales are agreed in Wales and sympathise with any purchasers that have a sale aborted due to the results of an adverse survey. Had we been aware of the results of a prior, adverse survey on the property, this information would have been made available to you before agreeing the sale, but this was the first sale we had agreed on it. Once again, we would like to extend our sincerest apologies that things have not worked out with your property purchase on this occasion. We wish you all the very best for the future. Kind regards, The CPS Homes Team.

CPS Homes sold my flat for me and I found them excellent. When i put it on the market their selling fees were a fair bit lower than many other estate agents. Because of Covid and also waiting for probate to come through, the process was dragged out a lot longer than expected, but Angela and Sian always kept me well informed of any news or issues. All in all I was extremely happy with my experience with CPS.PositiveResponsiveness, Quality, Professionalism, Value

We've just bought a house through CPS, and we were delighted how things went. Obviously the agent is paid by and represents the seller, and Angela did that, but at all times in the process she communicated clearly to us what the position was. In particular as we got close to completion she was fantastic: there were some delays coming first from our side (solicitors taking longer than expected) and then from the vendor's side, so that in the end we exchanged and completed about 3 weeks after we'd expected, and I think both parties were a little nervous that things might fall through (we were certainly very tense at the time!). But Angela helped keep everyone calm, and communicated very clearly as to what the delays were, so that we were all reassured that it would go through in the end--which we did, and we're absolutely delighted to be settling in.PositiveResponsiveness, Professionalism
