I had a really positive experience with this letting agency. Erin was incredibly friendly during the viewing and took the time to answer all of my questions. From putting in an offer to securing the property and starting the application process, everything has been smooth and straightforward. Erin has always been just a phone call away, providing help and keeping things moving quickly. Really appreciate the support throughout!

Flo has been amazing through the whole process of letting our apartment. From start to finish we have been kept up to date and felt valued as owners. In fact we had a quality tenant view and agree a move date within 2 weeks of signing with CPS.

Before I contacted Sian at Cps I had hardly any viewings on my house and zero offers too. Once I changed to CPS things really started to move and within weeks I had three offers to consider, one of which turned out to be my buyer. From start to completion I was guided all the way until I moved. Thankyou Sian for your down to earth approach and for making sure I had the best opportunity to sell my property. I would highly recommend CPS ESTATE AGENTS they did an excellent job. Thank you Nigel

Mould, Mushrooms, and Poor Management

I lived in a property on Cosmeston Street with severe damp and mould that was never properly fixed, despite repeatedly reporting it. The situation got so bad I had mould covering my bedroom and even mushrooms growing inside the property. *Pictures can be seen on my google review * Their “solutions” were ineffective, at one point I was told to use a fan, which did nothing. A dehumidifier was later provided, but it made no difference. After being away briefly, I came back to find my belongings covered in mould and my bed soaking wet. The property became completely uninhabitable, and I had no choice but to move out due to health concerns. Very poor handling of serious issues and a clear lack of care for tenants. I would not recommend renting from them.

BenMogs · 30 April 2026 · CPS Homes Cardiff (66 Albany Road)

Agent replied · 3 June 2026

Dear Ben, We’re sorry to hear about your experience and the impact this has had on your time in the property. As the managing agent, our role is to act on behalf of the landlord by arranging inspections, obtaining specialist advice, and coordinating any works that are required. At each turn, we involve the landlord and seek their authorisation to proceed with the work that is being recommended to us. In this case, the concerns raised during the winter period were acted on promptly, with multiple inspections arranged, including visits from independent specialists such as Prokil and One Solution Wales, both of whom attended the property and provided written reports. For that reason, it’s inaccurate to suggest that there was no investigation or that the matter was not being addressed. Throughout the tenancy, we: • arranged repeated inspections and specialist involvement • provided guidance on heating and ventilation to help manage condensation and mould • supplied equipment, including a dehumidifier • liaised with the landlord to progress further remedial works Following the most recent assessments, additional works have been agreed and are scheduled to take place on 4th May. These types of issues can require a period of monitoring and drying out before the appropriate long-term solution can be implemented, which is why a staged approach has been taken. It’s also important to note that condensation and mould can be influenced by how a property is used. During visits, there was evidence that heating and ventilation were not being used as advised, which can significantly contribute to the conditions described, even where systems are in place and working. The dehumidifier and fan were required longer than was first imagined because the heating was not being used. We do appreciate how frustrating damp and mould can be to live with, and where issues arise, the focus is always on investigating and resolving them appropriately. In this case, that has involved ongoing inspections, independent specialist input, and further works now arranged. Additionally, we successfully agreed a rent rebate with the landlord on your behalf. We’re disappointed that this wasn’t raised through our formal complaints procedure at the time, as this would have allowed for a structured review and escalation if needed. Kind regards, The CPS Homes Team.

I wish they took more realistic photos of the property. I’m not interested in buying the kettle or the chair, and that’s what most of their photos show, ITEMS !

M · 9 April 2026 · CPS Homes Cardiff (66 Albany Road)

Agent replied · 16 April 2026

Hi M W, Thank you for your review. To reassure you and anyone reading, we’re very much in the business of marketing properties, not kettles and chairs :-). The vast majority of our photos show the property itself, as they should. That said, from time to time we do include a few styled shots or details within a room to help people picture how a space could look and feel when lived in. We're not the only ones who choose to do this. When someone is choosing their next home, they’re not only looking at four walls and a ceiling. They’re often imagining the lifestyle that could come with it too. A well-placed chair in the corner is sometimes there to show scale, atmosphere and potential, not because we think anyone is putting in an offer based on the furniture, honest :-). We appreciate that not everyone enjoys that style of marketing, and that’s absolutely fair enough. But rest assured, we’re still selling homes rather than small kitchen appliances. All the best, The CPS Homes Team.

Do not rent with these people. I'm staying in a building that is managed and owned by CPS (my landlord is the founder of CPS) The building has had active bed bug infestation for 6 months. I paid to have my flat treated multiple times, but the issue has persisted. Whilst CPS staff are kind and doing the best they can under the unethical practices set out by their management, there is no urgency in resolving issues and they do not care about tenants. It has taken environmental health intervention, and over 6 months to have CPS agree to treat the building. CPS did not even consider or investigate the wider building until four months after, which was led by environmental health and found bed bugs in the communal areas. I have been refused reimbursement for the fee I paid and have been repeatedly misled and lied to. Thankfully CPS has agreed to release me from my contract.

Michael · 9 April 2026 · CPS Homes Cardiff (66 Albany Road)

Agent replied · 16 April 2026

Dear Michael, Thank you for your review. As this matter relates to a specific tenancy and remains disputed, it would not be appropriate for us to deal with all of the detail in public. Additionally, public reviews do not provide the full chronology, and we will not set out private tenancy details or ongoing disputed matters on a public platform. What we can say is that, when the issue was first reported, the information available indicated it was isolated to one flat, with no confirmed evidence at that stage of a wider building issue. We nonetheless remained involved throughout. This included corresponding with the tenant, discussing the matter with the landlord, recommending a contractor, arranging works to gaps reported within the flat, arranging treatment to communal areas, cooperating with Environmental Health, and later arranging wider investigation and treatment as further information became available. We also agreed an early release from the fixed term, without an early termination fee, to assist the tenant in bringing the tenancy to an end sooner. We do not accept the suggestion that we failed to engage with the matter or that we misled the tenant. Our actions were based on the information available at each stage, and we took further steps as that information developed. Kind regards, The CPS Homes Team.

Anyone looking to rent a flat of this company DO NOT my son has been a tenant with them for the past 3 yrs Oct 2025 he noticed he had bed bugs in his flat he notified cps who told him it was his responsibility to pay for the flat to get fumigated which he did .His flat had to be sprayed 6 times cps didn't care ,he then got the environment health involved they have said said its a big issue and the whole building needs to be fumigated. The communal area are never cleaned they was traps to catch any bed bugs and the traps are still there the bugs are even coming up through the drain in the bath ,this has caused my son a lot of mental health issues and stress lucky he is leaving the property soon so BEWARE of this company as they don't care about the wellbeing of their tenants !!!!!!!

Rachel · 9 April 2026 · CPS Homes Cardiff (66 Albany Road)

Agent replied · 16 April 2026

Dear Rachel, Thank you for your review. As this concerns an individual tenancy, we cannot properly comment on every aspect of it in a public forum. However, it is not correct to say that nothing was done. Additionally, public reviews do not provide the full chronology, and we will not set out private tenancy details or ongoing disputed matters on a public platform. When the issue was first reported, the information available indicated it was isolated to one flat. We remained involved throughout, including liaising with the tenant, raising matters with the landlord, suggesting a contractor, arranging works within the flat, arranging treatment to communal areas, cooperating with Environmental Health, and taking further steps as additional information came to light. We also agreed an early release from the fixed term, without an early termination fee. We take reports of this nature seriously and reject the suggestion that there was no urgency or no support provided. Kind regards, The CPS Homes Team.

Really disgraceful handling of serious environmental health issues. Multiple homes have been left affected, placing residents at risk and forcing them to intervene independently to safeguard their wellbeing.

J · 9 April 2026 · CPS Homes Cardiff (34 Woodville Road)

Agent replied · 16 April 2026

Dear J A, Thank you for your review, though we do not accept this characterisation. Reports of this nature were taken seriously and acted upon. When the matter was first raised, the information available indicated it was isolated to one flat. As further information emerged, additional steps were taken, including arranging further investigation, treatment to communal areas, cooperation with Environmental Health, and wider action within the building. It is therefore incorrect to suggest that residents were simply left to deal with matters independently. Finally, public reviews do not provide the full chronology, and we will not set out private tenancy details or ongoing disputed matters on a public platform. Kind regards, The CPS Homes Team.

To any parents whose child are going to uni in cardiff AVOID this company at all cost .My son is a working professional and he has been a client for 3 yrs he has paid his rent on time and has is not a problem tenant..Oct 25 he noticed he had bed bugs in his flat he contacted cps who told him it was his responsibility to fumigate his flat which he did .His flat then had to be sprayed 6 times as the infestation was that bad ,he got the environment involved which they have said the whole building needs to be done the communal areas are not cleaned and there are traps with bed bugs on them .my son is lucky he is leaving this company soon It has caused him a lot of mental health issues and stress the bed bugs should have been paying him rent as even though his flat has be sprayed they are popping in different ares of the building .CPS DO NOT CARE ABOUT THEIR TENANTs Wellbeing so AVOID at all costs !!!!!! Just be informed by my son that cps have tried to take his reveiws down but the site found nothing wrong with it He must be hitting a nerve with cps for telling the truth about how they treat their tenants. UPDATE. Thanks for your reply but I have to disagree with you ,it was a ongoing matter for 4months your tenant kept the agency updated with what was happening you did nothing it was only when HE got the environment health involved you got involved. He has a paper trail of all the correspondence he sent you .The stairs leading up to the flats are stinking dirty .yes you have let him out of his tenancy early which is the least you can do cause of all the stress this has caused him I am writing this as concerned parent as I wouldn't want anyone else to go through what my son has .. the photo is a bug on the stairs..

Dear Rachel, Thank you for your review. This review relates to a specific tenancy, so there are limits on what we can properly address in public. That said, it is inaccurate to suggest that no action was taken. Additionally, public reviews do not provide the full chronology, and we will not set out private tenancy details or ongoing disputed matters on a public platform. At the time the issue was first reported, the information available indicated it was confined to one flat. We remained actively involved, including corresponding with the tenant, discussing the matter with the landlord, recommending a contractor, arranging additional works, cooperating with Environmental Health, and arranging wider investigation and treatment as the position developed. We also agreed to release the tenant from the fixed term early, without an early termination fee. Any suggestion that we do not care about tenants’ wellbeing is not accepted. We dealt with the matter based on the information available at each stage and continued to take further action as matters evolved. Kind regards, The CPS Homes Team.
