GoogleSaleena was fantastic, and very knowledgeable about Birmingham. She did not only made sure to show me the whole building and give me an attentive and clear description, but also made the tour fun and engaging!

GoogleSince my viewing, Saleena has been amazing. She was so warm and friendly from the start and honestly made me feel sold on the place straight away. Throughout the whole move-in process she’s been really responsive, attentive and patient, answered every question I had, and kept me updated so I was never left in the dark. She made the whole process feel so much smoother and got everything sorted really quickly.

GoogleBest place to live in, in Birmingham, everything you need around you (train, buses, supermarkets etc). Love the facilities and the decoration is amazing 🤩, and there are activities every month for residents. The stuff ( Sam, Bath, and the securities guys) all are kind, they now all about the residents, feels like home. …

TrustpilotCortland sues 92 year old with dementia
Do not support this company. They sued a 92 year old resident because she had to break her lease to move to a nursing home, 92 full blown dementia. Had no idea who or where she is and they sued her. This multimillion dollar company feels they need her money more than she does to care for her medical needs. Do not support them or CEO Stephen DeFrancis. She paid her rent on time in full for 60 years. They had her living in deplorable conditions and they sued her

AVOiD - staff members were using my flat while I was away. The oven and fridge were both broken for a month. Everything had to be thrown out. No response from management regarding unauthorised entry/use of the unit so I have had to contact the police who are visiting the site next week. They refused to compensate so I have now had to pay for a solicitor to resolve. Avoid at all costs. Not safe.

The building looks premium, but the management is anything but. The leasing process is one of the most frustrating I’ve ever dealt with. Most of my communication was with GD, and I repeatedly received emails containing incorrect tenancy start dates, incorrect rent amounts and even the wrong tenancy lengths. These weren’t isolated mistakes, they happened over and over again. By the time the errors were corrected, the flat I’d originally wanted had already gone. It also felt like the same apartments were being offered to multiple applicants at the same time, leaving you under pressure to take a more expensive option because the one you wanted had disappeared while they were sorting out their own mistakes. Communication was consistently poor. If they needed something from me, I’d usually get a quick response. If I needed help or an answer, I’d often be waiting days. There are a couple of competent members of staff, but they were the exception rather than the rule. The rules around amenities also change constantly. What you’re told when signing your tenancy isn’t actually what you’ll end up getting. Parcels regularly going missing in the building and, from what I saw, very little was done about it. When certain residents behave antisocially, management’s solution seemed to be restricting amenities for everyone rather than dealing with the people causing the problems. To finish it off, I was presented with end-of-tenancy charges that are completely unjustified, and you have to challenge them otherwise they will demand payment. For the amount they charge, I’d expect a professionally managed building. Instead, the whole experience is disorganised, frustrating and far below the standard you’d expect. I’d strongly recommend looking elsewhere.

This company is either Hippocrates or corrupt. Just a little example of how far policy and practice on the ground are apart. At Cortland Cassiobury a manager has hire her husband to work under her in the same department sitting just under her nose, she is his immediate supervisor, this is clearly in breach of Cortland's own policy clause 15 of Work placement Relationship where it’s clearly says this kind of arrangement is unfair and counter productive as it may cause disruption and a perception of favouritism and unfair treatment it's unprofessional to work environment this is it, a clear breach by creating conflict of interest but openly practice and they get away with, surprisingly how come senior manager either don't care or close their eyes, A joke. A classic example of total Disgrace.

GoogleWe experienced an ongoing drainage-related odour issue in our apartment that was not addressed in a timely manner. Despite multiple visits, the problem remained unresolved. However, the issue was only properly resolved after we formally escalated the matter through a complaint, which raises concerns about the initial handling and responsiveness. Overall, while the problem was eventually fixed, the delay in effective action and reliance on repeated visits without resolution fell below expected standards.

GoogleI’ve been living at Cortland Broad Street for over 12 months now, and I’ve just signed on for another year, which probably says everything already! I’ve genuinely loved my time here. The team are incredibly friendly, attentive, and always go above and beyond to help. Nothing ever feels like too much trouble, which makes such a difference day to day. Whenever I’ve had any issues, whether it’s maintenance or just a general query, they’ve been quick, responsive, and really efficient in getting things sorted. Most importantly, I’ve always felt safe, welcomed, and appreciated as a resident. A big thank you to all the staff for making the past year so enjoyable, I’m really happy to be staying for another 12 months!

GoogleI’ve been living at Cortland since September 2025, so I wanted to give a proper, honest breakdown of what it’s like living here and what I genuinely enjoy about it. 1. The reception staff Yasmin, yemi, Sam and Beth are honestly some of the loveliest people you could meet. They’re always welcoming, friendly, and easy to talk to. At this point, I sometimes find myself going down to reception just to sit and chat with them instead of staying in my flat, that’s how comfortable they make the place feel. 2. The shared spaces I’m actually writing this from the Wright Suite right now, which says a lot. The shared spaces are one of the biggest highlights here. They’re super easy to book, just pop down to reception, and most of the time they’re available. I’ve never had any issues with availability. There’s a great variety too: the Ryland , Gronvsner Suite, Sky Suite, Sky Lounge, and business lounges. Whether you want to relax, work, or hang out, there’s always a space for it. There’s also a massive gym which I love. Quick tip if you’re thinking of moving here: go in the afternoon and you’ll usually have it to yourself. 3. Cleanliness All areas are consistently kept clean by the cleaning staff. I’ve genuinely never had a moment where anything has felt dirty or poorly maintained, which makes a big difference day-to-day. 4. The apartment I have a two-bed apartment and it’s really spacious. I never feel like I’m on top of my housemate, there’s plenty of room to live comfortably. 5. Community vibe Another thing I really like is that they host monthly events for tenants. It actually feels like a community here, not just a place to live. Overall, I’d definitely recommend considering Cortland if you’re planning on moving to Birmingham. It’s been a really positive experience for me so far.
