The poorest customer service than ever had in my entire life. I travelled 2hrs for an appointment at 2pm. My and an other client ( arrive 10 min late, of course we told the agent ) where here waiting with no updates or news from any of their agents. After spending 1hr on the phone trying to reach them out. They told me they have the wrong keys. I would never call them again. Bad

I had a great experience dealing with Suzy at Brinkleys Estate Agents. She was incredibly efficient, professional, and helpful throughout the process. Communication was clear and timely, and she made everything feel straightforward and stress-free. I really appreciated her friendly and professional approach and would happily recommend Suzy and the team at Brinkleys Estate Agents 😊

We have now been living in a property managed by Brinkleys for over a month, and unfortunately the experience has been incredibly frustrating. Before we agreed to rent the property five weeks ago, we specifically raised the condition of the carpets and the extensive marks on the walls during our viewing. We were assured that all carpets would be cleaned and the marked areas would be repainted/touched up to bring the property up to a normal, clean standard. These assurances formed part of our decision to take the property. Six weeks later, neither has been done and we still don’t even have a date for the work. Communication has also been extremely poor. Some emails are answered while others are simply ignored, including repeated requests for an update on the painting and carpet cleaning and a request for reimbursement after we had to pay £160 to have severely blocked drains professionally cleared. The contractor advised us that the blockage was caused by a long-term build-up. Since moving in, there have been numerous other issues requiring visits and work, including replacement of the fridge freezer, various contractor quotes, a full day of garden work and oven seal replacement. I do appreciate that some of these problems are ultimately being addressed, but the complete lack of consideration for our time has been astonishing. I have had to use five days of my annual leave, nearly 25% of my entire annual allowance, simply to be available for separate appointments and works at the property. Much of this could and should have been identified and dealt with before tenants moved in. Instead, more than a month of our tenancy has involved repeatedly chasing issues, arranging access and sacrificing annual leave just to get the property to the standard we reasonably expected when we agreed to rent it. The most frustrating part is that, after all of that, the two issues we made clear were our main priorities before agreeing to the tenancy, cleaning the stained carpets and painting the marked walls, still haven’t been completed. I don’t expect everything to be perfect, and I appreciate the work that has been carried out, but I do expect agreed work to be honoured, emails to be answered and some basic consideration to be given to a tenant’s time. Unfortunately, that has not been our experience so far.

By far the worst, most incompetent, uncaring and dishonest estate agents I have ever experienced, which is really saying something. Our experience ranged from lying (they told us the place we rented included access to garden and it didn't. We found that out after signing the contract...To ignoring us for days and days during a dangerous leak that left buckets upon buckets worth of water on our floor and returned constantly for 4 years. One time I came home to find my locks changed and upon calling them, they sounded bored on the phone talking to me and left me hanging around what on earth was going on. Any issue where we needed them, they couldn't care less about helping us but when they needed something from us, we got endless harassment. When we were moving out, I had dozens of emails harassing me about it, agents randomly knocking on the door one time. They harass you endlessly if they want something but ignore you if you need something from them. I still get daily emails from them demanding things even after I've moved out and when I asked them to stop emailing me they said they can't because they don't know how to use their own internal systems. (Probably a lie). They are also highly incompetent and lazy. They were constantly late to flat inspections and one time didn't come at all! If you are expecting them to do any work as a tenant or landlord, I guarantee they will do as little as possible. They were supposed to be managing our property on behalf of our landlord but because they never responded to emails, she ended up going back to managing instead. Useless. Liars. AVOID AT ALL COSTS!!!!!!!!!! UPDATE: Brinkleys have now lied in their response to this review, which is very funny given that my complaint is about their lying. You know very well I have complained to you about every single thing in this review, bar possibly the garden thing, but also what exactly would be the point of complaining that an estate agent lied about you having a garden AFTER you've signed the contract. It was a generic contract as well so talked about "maintaining garden" which is why i didn't catch it till we moved in. Besides that, you are well aware of every other thing I have mentioned here and are lying about it for some reason. Lying that you never received a phone call from me complaining about the locks being changed without my knowledge is especially scummy, as you very well know how unacceptable that is and how awful it would be to have someone not give a toss on the phone. Very bizarre behaviour. Stay clear everyone!!!!

Thank you for your feedback. We are sorry to hear that you feel dissatisfied with your experience. Having reviewed your tenancy file, we note that many of the concerns raised in this review were not formally reported to us during your tenancy. While we appreciate that issues can sometimes only be reflected upon afterwards, addressing concerns at the time they arise gives us the best opportunity to investigate and resolve them promptly. We acknowledge that there have been discussions regarding the return of your deposit. However, this matter is being handled in accordance with the legally prescribed tenancy deposit process, which is designed to ensure that any disputes are considered fairly and independently. We would also like to clarify an inaccuracy in your review regarding the management of the property. Our records confirm that we remained the managing agent throughout your tenancy, and we continue to maintain a positive professional relationship with the landlord. As with all feedback, we take comments regarding communication and service standards seriously and will review them internally. We wish you all the best in your new home.

It is disappointing to get a 1 star review, especially as we do not know why as you have not given any context to your review and we do not know what engagement you have had with our business. It would be good to understand what went wrong with your experience, please do contact us at customercare@brinkleys.co.uk so that we can action or rectify what your issue is.

My son rented a flat through Brinkleys - the boiler was condemned and not replaced during the last six weeks of his tenancy. When challenged for at least a partial refund, Brinkleys told me the overseas landlord did not respond to their attempts to communicate with him although somehow he was able to sign off on the deposit return. Brinkleys effectively washed their hands of the situation saying they’d handed over my son’s rent to the landlord and that it was up to us if we wanted to pursue legal action. Clearly happier looking after the landlord than the tenant so if you are a dodgy landlord, you might take this as a 5 star review as Brinkleys are happy for you to get away with murder (figuratively speaking of course.) Edit. I asked Brinkleys if they intended to continue acting as the agent for this landlord, effectively continuing to profit from this sort of behaviour. While they did get back to me on a related point, they chose not to answer this particular question. Sometimes what’s not said tells you just as much.

Fraser · 12 August 2026 · Brinkleys Estate Agents London (168 Putney High Street)

Agent replied · 12 October 2026

Dear Fraser, we’re sorry to hear of your frustration. We raised the request for compensation with the landlord and made representations on your son’s behalf. However, as the rent belongs to the landlord, we cannot authorise a refund without their agreement. When the landlord did not respond, we explained the options available should your son wish to pursue the matter further. We have had five different members of staff actively trying to get a resolution for you by contacting the landlord. We have had members of staff sitting outside the property for Dyno plumbing and British Gas to arrive to rectify this situation as this is within our control. And have fought for a full return of your deposit. We believe we have gone over and beyond to assist this situation and it is unfair to discredit our company for the effort we have put in. We appreciate this was not the outcome you hoped for, but we did make every effort to assist.

I can't thank Tom Worrall enough for helping me sell my flat. I've dealt with a fair few estate agents, and Tom was honestly in a league of his own. Unfortunately, the first sale fell through, through no fault of Brinkleys, but Tom managed to find another buyer within a few weeks, if not sooner. It was a really stressful time, but he kept things moving and always kept me in the loop. I'll admit I was quite a high-maintenance and sent a lot of messages asking for updates, but Tom was always patient, quick to respond, and never made me feel like I was a bother. He was reassuring throughout the whole process, and I always felt like he genuinely cared about getting the sale through. I really can't thank him enough for everything he did. I'd happily recommend Tom and the team at Brinkleys to anyone looking to sell their home.

I found referencing a little tricky and time-consuming with Brinkleys as they use a third-party platform to process documents. However, Shazelle was responsive and helpful, providing support with referencing and ensuring everything was finalised before my move-in date!

I had a very disappointing experience with Brinkleys ,was in the process of renting a property and my reference check passed without any issues. I was also willing to proceed with a professional guarantor service at my own cost to ensure everything moved forward smoothly. Despite this, my application was suddenly rejected by the landlord and the process was cancelled without any clear explanation. This was extremely frustrating, especially since everything seemed to be in order and I had already invested time and effort into the process. The lack of transparency and abrupt cancellation made the whole experience feel unprofessional and unreliable. I would advise others to be cautious, as the process may not be as straightforward as expected.

I was with Brinkley's for approximately 16 years. In the earlier years, the service was generally acceptable, though not outstanding. However, in more recent years, the quality of service declined significantly, which ultimately led to my decision to leave. Communication became increasingly difficult, and I often felt that my perspective as a landlord was not taken into account. Decisions were communicated to me rather than discussed, which made the relationship feel one-sided and frustrating. More recently a council tax bill relating to my property was held by the agency for several months and was not forwarded to me. As a result, I only became aware of the issue once it had escalated to a court summons, leaving me with a bill of £653 to resolve. This situation could have been avoided with more timely and proactive communication. Based on my experience, I would not recommend this agency to other landlords.

Poor management of our flat, take forever to solve problems for our tenants, and chase me for responses to emails I've already replied to. Very unhappy with the level of service and looking to for a new agency.
