GoogleLandlord Warning for Bracketts Estate Agents I strongly advise any landlord considering Bracketts Estate Agents to think twice before entrusting them with your property. My family and I have been living at our home for over 4 years, and since Brackets have taken over our tenancy our experience has been nothing short of appalling, and the agency’s handling of serious environmental health concerns should be a major red flag for any responsible property owner. Our property suffers from significant mould and environmental health issues that Bracketts Estate Agents has failed to handle with any level of responsibility. Despite being notified of the clear hazards posed to our 1yr old child and our own health, my wife is also currently pregnant, they have shown little to no urgency or care in addressing these problems. Their attitude has been dismissive and, frankly, irresponsible. Worse still, their lack of proper management has left us with these conditions only deteriorating, as they refuse to acknowledge our need to leave despite the property being clearly unfit for occupancy. They show a shocking disregard for the impact on tenants’ health, especially for vulnerable families. This level of negligence should deeply concern any landlord who cares about maintaining a safe, tenant-friendly property. It is clear that Bracketts Estate Agents prioritise neither the well-being of tenants nor the proper upkeep of the property. As a landlord, you want an agency that genuinely looks after your property and the welfare of your tenants, look elsewhere for a reliable, responsible letting agency.

A special thank you to Max Robinson for his outstanding support. From the first interaction, and every phone call I made for updates, the team was consistently professional and friendly, making the entire experience smooth, transparent, and stress-free. A particular highlight was the exceptional assistance I received from one of their staff members. When I encountered an unexpected issue with my car during a visit to the agency for contract signing, went above and beyond to help. Their willingness to step in and assist with something outside of the typical scope of their duties truly exemplified the team’s commitment to going the extra mile for their clients. The inventory reports were consistently accurate, and whenever any issues arose during my stay, the management team responded swiftly to resolve them. The property itself was well-maintained and kept to a high standard throughout my time.

GoogleWe have had a first-class experience of marketing and competing the sale of a property within 3 months with Bracketts Estate Agents in Tunbridge Wells. We had excellent advice from Sarah Mott throughout the process and both Sarah and Kim Stephenson kept us fully informed along the way. Efficient communication with the buyer and our solicitor managed, and overcame, issues along the way and I would not hesitate to recommend this team in what can be a stressful time.

GoogleWe've just finished a tenancy with Bracketts and found the overall experience very positive. We had come from a rather negative experience with our previous letting agents in London and Bracketts were much more professional. We had some viewings with other agents in Tunbridge Wells. One of these agents had stated that we would need to return for a followup interview with the landlord before our application would be considered, and that we should consider what we would to "incentivise" the landlord to go with us in terms of offering a higher rent to compete with other applicants. Needless to say, we did not proceed with that agent. At our viewing with Bracketts they made it clear they didn't endorse betting wars on the part of the tenants: the price listed was the price that would go forwards. They were responsive throughout the tenancy, and though the building had a few age-related issues, Brackett's responded as well as possible. Highly recommended if you're looking to rent in the area.

GoogleWorst worst worst renting experience in 20 years. AVOID!! Renting through Bracketts TW has been a nightmare for our family. No service, entering our property to take measurements without our permission whilst abroad, ignoring phone calls and emails and then pushing us out saying the landlord wont mind negotiating an earlier exit as they would like sell, then turning around to disagree and say they never said this and, encouraging us to give our notice then when we did, say we broke the contract (after we left 3 months later) absolute joke, threatening us with small court orders if we don't pay the 8K rent plus services like gardening, council, gas etc...(on the basis now not living there anymore and handed our keys in, you took the key and acted all is fine) we did what was considered the right thing, after carefully following their advise over one call they manage to pickup, other times had to ask repeatedly for their advise but go no answers or responses. Beyond all this stress, we manged 4 months later to just pay thousands of pounds we are actually still not sure what for as we were not living there comprimising with the landlord. The landlord himself had so much concerns he went with another estate agent to market the property and gave us a discount but ultimately just wanted his rent that is fair because Bracketts mislead us and obviously ensured they dont carry the financial burden. Our property managers were just aweful, full stop. Please be careful when considering to rent or worse buy from then. You might end up like us in huge financial loss. Disgusted beyond words. Shame on you Bracketts.

GoogleWe had a wonderful experience with Bracketts. Janie and Max were both incredibly personable, professional, and went out of their way to help us find the perfect home. From our very first meeting, they instinctively understood what we were looking for and even introduced us to a property we hadn’t originally considered, which we are now delighted to call home. The whole process was smooth, well-managed, and completely stress-free. We would recommend Bracketts without hesitation to anyone moving within the Tunbridge Wells area. GoogleI was drawn to Bracketts after they helped with some information when they were under no obligation and stood to gain nothing from helping me. Because of this I later opted to use them for Surveying a property. The surveyor, Tyson, took the time to listen to my concerns about the property before attending. After attending he produced an excellent report (we opted for a level 3 survey) that was well structured and easy to understand. After I received the report he was available to discus it with me. I'm not the type of person who likes spending money but it was worth every penny! Thanks again, Tyson!
