Berkeley Homes survey review.
It would be good if you send a text msg before the call to check whether it's OK to call especially for overseas surveys. Luckily I can take the call. Generally I am happy with my purchase and it's quite easy to answer most of the questions. It's questions that require an opinion that I can't be helpful. Nevertheless the lady conducting the survey spoke clearly and I am glad to contribute.

Not much to report on this as it's still very much a building site.

AVOID AT ALL COSTS
I live in a 15 year old leasehold flat in a Berkeley Homes "flagship development". Build quality is ok on the inside but Berkeley Homes decided to cut costs on the exterior walls, using a cheap expanded polystyrene foam external wall system which is a major fire risk. They have offered no help what so ever to fix their defect and left us to pick up the pieces and pay the bill. This was not "Designed for Life" as their slogan might suggest. Still... I guess i'm one of the "luckier" ones, take a look at Richmond House or Chelsea Bridge Wharf developments before you buy. In summary, worst decision of my life AVOID AT ALL COSTS

To all OVERSEAS, UK INVESTORS, FIRST TIME BUYERS
To all OVERSEAS AND UK INVESTORS , FIRST TIME BUYERS, HELP TO BUY BUYERS, ALL BUYERSDO NOT BUY FROM BERKELEY HOMES AS THE BUILD QUALITY IS NOT ONLY POOR BUT THEY WILL NEVER HELP YOU IF YOU HAVE ISSUES THAT MAY BE ARISING DUE TO THEM USING THE WRONG AND CHEAP CONTRACTORS TO DO THE PLUMBING PIPES FOR HEATING, HOT WATER ETC AND ON TOP OF THAT YOU WILL HAVE SHOCKING SERVICE CHARGES AND WORSE MANAGEMENT COMPANY APPOINTED BY BERKELEY HOMES THEMSELVES. THEY ARE NOT WORTH THE PREMIUM PRICES THEY SELL THEIR DEVELOPMENTS.CHECK A MAJOR INTERVIEW GIVEN ON AN OVERSEAS NETWORK FROM RESIDENTS OF THIS BERKELEY HOMES PROPERTY DEVELOPMENT. THEY ARE BEING FEATURED IN EVERY OVERSEAS NETWORK AND EVERYONE THINK TWICE BEFORE YOU BUY FROM THEM.

Buying with Berkeley
From reserving our new home, to exchanging contracts and moving in day Berkeley were amazing at making us feel special. We had lots of issues from our own buyer and Berkeley were really supportive in helping us get this sorted. Moving in day was made to feel special also with the lovely gifts you receive to congratulate you on completing on your new home. The sales team were great and really informative. We had one defect on the day we moved in and the site team were amazing at getting this rectified in a quick and professional manner. The development we have moved to Holborough Lakes is a stunning development with such a lovely community vibe. I would 100% recommend Berkeleyβs properties and developments to anyone, the quality and spec of these houses are something that make your home special.

My Journey with Berkeley Homes
My Journey to Brompton Gardens was not an easy one. With the help and encouragement of the sales team particularly Nicola John I eventually got over the winning post. I am so pleased with my new home it has the luxury feel, close to local amenities and the lovely gardens that I look over I canβt wait for the summer months to sit out on the terrace and take in the vista.

Recently purchased a Berkley apartmentβ¦
Recently purchased a Berkley apartment and my wife and I are very pleased with our new home. The specification is of a high standard and the apartment is located in an excellent position by the River Thames. The Berkeley purchase process is not the easiest to negotiate and with moving house being a very stressful time, it could have gone either way, but all eventually ended well. Thanks go out to the local Berkeley customer relations team that help us through.

Purchaser From Singapore - South Quay Plaza
I purchased a property at South Quay Plaza legally completed in late 2021. I must commend that the customer service team led by Rob Marcia, fronted by Shaan Raghavan have been exemplary. As a foreign investor from a commonwealth country like Singapore, it will be helpful if more road maps are illustrated & communicated thoroughly to the purchasers to prepare them for the tedious legal process towards the last 5-8 months before legal completion are being served on the purchasers. Otherwise, it would have been hair pulling for any relatively inexperience investor to undergo.

Couldn't be happier
Absolutely brilliant from sales to completion. Nothing is ever too much trouble, queries are dealt with really quickly and the whole experience has been amazing. The quality of the build is second to none and I would recommend Berkeley without hesitation.

Sales people who tell you anything
The house and grounds are actually really nice. Sadly, the parking isnβt. When I moved in, I noticed lots of cars parked on the road, which looks awful and is a pet hate of mine. I was told not to worry as these were 48 hour visitor spaces. Move in. Cars still there. I call to complain and basically, they canβt enforce the rule. I told them that it was basically misleading customers and not being honest. Weeks later, nobody has come back to me. I donβt mind, but I hate being lied to. Make sure you find out the facts before purchasing. Sales people just tell you anything.

Awful Design/Layout.. Not built with human life in mind
I'm lucky enough to rent a flat built by Berkley Homes. Whoever designed it thought it was a good idea to position the bedroom in the car park with a full length window and put a public bench directly in front of it. I can't open my windows as there is constantly someone smoking on the bench. I could go on all day about the long list of faults with the whole block. The whole thing is an appalling design and badly built. It's absolutely freezing too.

Nature destroyers
Nature destroyers. On the 5th of January 2021 Berkeley Homes felled the much loved England's Tree of the Year 2020, the Happy Man Tree in Hackney, even though this majestic 150 year old plane tree was on the pavement and could have been incorporated in the design of a new development.Despite a petition signed by over 27.000 people, Berkeley Homes chose to ignore the deep feelings of local people, and in the middle of a climate emergency showed no consideration for what was a unique and irreplaceable natural treasure in Hackney, that could have been saved for future generations.

Tree Murderers
On the first day of lockdown the bailiffs felled The Tree of The year, voted by Woodland Trust, The Happy Man Tree in East London. Berkley's destroyed other 60+ mature trees to clear space for development on this site. They first plan their layout and then destroy everything on it's way .Please look at thehappymantree.org

Will preserve profits at all costs -regardless of safety or morality
Berkeley Homes will not commit to paying for the 'cladding' remedial work on my building occupied by key worker, shared-ownership leaseholders. The sale of my flat (and new home to start a family) will fall through because of Berkeley's greed

Berkeley are not as good as you think
I live in a Berkeley homes development in woodhurst park. I moved in just a few months ago to a brand new flat and have had numerous issues with the build structure. We currently have no hot water or heating due to whoever did the pipe structure connecting to the boiler. A blocked pipe was fitted not allowing gas flow sufficiently. Plus the tiles in my kitchen and bathroom cracked within a week. Very disappointed with the workmanship from Berkely. 43 Ferard Corner Warfield Bracknell

Royal Arsenal could do better without Berkeley and corrupted Greenwich officials
Sales driven culture, poor customer care service. Royal Arsenal Developments vary in quality, and one should be careful. They are using delayed Crossrail for marketing without even correcting expecting service dates when delays become apparent. Take extended warranty because you will need it. Two years after Pavillion Square has been built, there are plenty of issues that arose from low built quality. Then there's dealing with the customer service that refuses to be let into the property by tenants to inspect faults if the owner is not present. Commuting 2h in public transport during Pandemic for just open the door, after tenants were authorised and involved in the email conversation. Also, keep note that you can't change your providers for gas and got water, and I had people from other buildings complain about being bound to a provider for electricity. Those community heating contracts are extortion and service is horrible (Switch2 worse than SSE)

Premium Developer? Not for us.
Unfortunately this review isnβt positive. Very long story short, my partner and I spent over 12 months in process of buying a new property using H2B. During this time I had spoken to 8 different members of the Berkeley staff, some of who had no idea what they were actually contacting us for. We were passed around from pillar to post with some interactions verging on laughable, simply because they had no answers to some very key questions but plenty of questions of their own. Nearing exchange our solicitors were not happy with the terms posed by theirs in the contract. Everything was very one sided or unexplained in enough detail that satisfied our legal team. All the while, their sales team thought it necessary that they pressure my partner and I to act as intermediaries in order to please their directors. Bizarre and highly unprofessional. What was most unpleasant was the pressure we felt during the whole process. It began with feeling as though we were lucky to be buying there. Then, the already agreed changes to our garden (agreed at reservation) were used as leverage to ensure we instructed our solicitors at their leisure. As we neared exchange we were told that Berkeley would enact notice on us and place our home back on the market as negotiations were taking too long (only for this to be withdrawn days later) But why you ask? Simple, their solicitors didnβt engage with ours. Even with all of this we persisted but the final nail was being asked to sign contracts without the approval of our own legal team. Illegal? Quite possibly. Eventually someone more senior was drafted in to rectify these issues but alas, far too late. We leave with Β£700 in legal fees we no longer need but the bright side is that we are now purchasing a wonderful new home with a developer that has made the whole process enjoyable. Iβm not naive enough to think Berkeley are poor across the board but our experience with them has been a disaster and itβs a mistake we wonβt make again.

Poor service
Went to see new development at Edenbrook development. We found service consultant lady was very rude. she didnβt even bother to show the house and explain, we couldnβt get answer for our queries. she doesnt know anything about product she is offering. The way how she was talking was very rude and lack or professionalism which put us of straight away.
