The entire process was streamlined very well. The staff was friendly and attentive. I did not ever need to strive to sort out anything.

An excellent experience - especially from Krupa!
We have had a great experience overall, honestly no negatives to point out. Everyone has been super friendly and respectful of our needs. The move in progress was exceptional & the facilities are also excellent at our property. One highlight for us was the aftercare that Krupa has given us, not only an absolutely delight to talk to, any request or issue is dealt with immediately with respect and passion. She is an absolutely asset to this company & deserves the recognition for making our move in and first month hassle/stress free & being available for us always.

Horrible resident experience at The Watermint by Berkeley Living
This review concerns my experience at The Watermint by Berkeley Living, not other Berkeley developments. Living at The Watermint by Berkeley Living has been a horrible experience for me. The noise and ongoing building-site disruption are difficult to live with, and I cannot rely on the concierge service when I need help or have deliveries due. I have repeatedly had parcel problems when nobody was available at reception. I have also been woken about a parcel that was not mine. Having a concierge is of little use if I still have to chase deliveries and deal with redelivery myself. I am not saying every delivery has failed; the problem is that I cannot depend on the service. I want reliable reception coverage and a parcel-handling process that actually works. Based on my experience so far, I cannot recommend The Watermint to anyone expecting dependable resident support. If the problems are genuinely fixed, I will update my review. Right now, I am extremely dissatisfied.

Countless false promises and a complete lack of accountability.
An endless list of issues with new build properties that they take zero responsibility for and will not disclose to other or new residents. You will pay huge maintenance fees for little to nothing in return. They will also completely dispute that there is an issue or fault at all when raised, or just point blame elsewhere despite being a new build. As well as incentives that are promised but never actually followed through on. Bonus fun fact...you may have a water bottle containing URINE sealed in your bathroom unit, apparently common for builders to do this and a known issue by the company; I have seen the evidence of this.

I had a very good experience with the Customer Service Team, especially with Linda Sesay, for the completion on a new flat Plumstead Lombard Square Berkeley Homes development. It was a stress free process where I was kept informed with all the steps in a year long period from when I booked the flat & the completion.

A Positive Experience, with One Suggestion for Greater Transparency
I am very happy with the overall experience I had purchasing my flat with Berkeley Group. The Sales Team were extremely helpful and supportive from the very beginning, throughout the purchase and up until completion. Following completion, the Customer Care Team have also been very helpful and responsive. Both teams did their best to make our purchase and move as smooth and straightforward as possible, and we really appreciate their support throughout the process. I would, however, like to raise one point as constructive feedback regarding transparency around the availability and release of flats within developments. It would be very helpful if Berkeley could provide customers with clearer information from the outset about which flats are currently available for sale and vacant. At times, the way properties are released can give the impression that the flat you are considering is among the last available units, whereas additional flats may subsequently become available. As a customer making a significant financial decision, this can understandably make you wonder whether waiting a little longer might result in having a wider choice or finding a similar flat at a different price. As a suggestion, I think it would be much more helpful if, at each stage of a development, Berkeley could publish a clear list of all units currently available for sale, together with their prices. This would give customers much better information and allow them to make a more informed decision about which property is right for them. That said, this is a relatively minor point compared with our overall experience. We are genuinely very happy with our purchase and with the support we received from Berkeley Group. I would definitely recommend Berkeley Group to anyone considering purchasing a new-build property.

Hareshill, Fleet
I’m really pleased with my new Berkeley home. The quality of workmanship is excellent, with great attention to detail and a really high standard of finish throughout. Everything feels well built and carefully finished, and I’m delighted with the quality of my new home. I would happily recommend Berkeley Homes. With particular thanks to the lovely Sales Team Nicola, Frances and Seema and Customer Service, Alex and Tom for making the journey easier!

Premium Price Tag, Subpar Quality, and Non-Existent Customer Care
Berkeley Homes sells properties as luxury, premium living, but the reality is a complete lack of quality, craftsmanship, and basic care. The interior execution feels cheaper than standard housing. The functional design is terribly thought-out. It is clear whoever designed these spaces never tested them in real life! Floors are unfinished, the paint chips immediately, no studs in the walls, and questionable electrical wiring layouts. Kitchens are marketed as premium, but the quality is worse than a standard flat-pack kitchen (actually, IKEA is so much better!). While they include brand names like Bosch, the appliances feel like clearance or defective stock. The freezer drawers fall straight out onto your feet unless you hold them at a specific angle. Balcony drainage allows water to leak directly onto the balcony below when it rains, something customer service claims is "by design." I have also serious concerns about fire doors that fail to meet basic accessibility and Equality Act standards, posing a genuine safety risk for vulnerable residents. But of course they were dismissed. The aftercare experience is by far the worst part. Customer service is a constant game of passing the buck, deflecting blame, and ignoring complaints. Instead of fixing clear defects, they try to make you feel like you are unreasonable for raising valid concerns. Kevin Snelling is the worst for customer care I have ever dealt with, and he should definitely not have the title "care" in his job title. Overall, immensely disappointed. You are paying a premium price for low-quality materials, terrible design, and zero post-sale accountability. Avoid. Also, building new flats in 2026 without air conditioning is completely out of touch, especially given the recent extreme heatwaves.

The flats are rubbish
The flats are massively overpriced for what they offer. The service charges are unreasonable and feel like a complete rip‑off. No one wants to pay premium prices for substandard living and endless extra fees.

The Foul Rotting Stench Of Decay.
I have lived in a flat that was built by Berkeley Homes for almost 2 years now, it is definitely considered by me to be one of the worst mistakes in my lifetime. I'm guessing that none of their top designers or management team have ever lived over the top of one their bin stores. If they had done so, they would soon realise it was like living a foot above an active coal mine, coupled with the foul rotting stench of decay each summer when the windows need to be opened. There's no insulation from the constant BOOM BOOM BOOM noise at all hours day and night. This one bin store serves two different sets of buildings, it has no time delayed locking mechanism that locks around 10 at night out of respect for the residents, people will bang the lids and slam the door from 11:30 at night right the way through each hour to wake me up at 4 or 5 in the morning. I'm not sure if there is a law against the toxic fumes (nuisance smells). But when I need to open my windows for fresh air, I'm constantly greeted by the sharp pungent flavours from smells such as ammonia, rotting eggs and all manners of foul smelling compounds that fill my home. Due to Berkeley's infinite wisdom they decided to install full bin door length vents right beneath my window, just so I can appreciate what it would be like to live with 10 industrial bins inside my home. They could have sprayed a fire retardant foam on the ceiling to dampen down the nuisance noise levels, like you might see in some multi-story carparks. They could have installed doors that didn't slam so easily. They could have used a key fob system that had a courteous time delay feature. They could have put vents in parts of the walls that were not directly beneath my window. They could have washed and brushed the concrete before the store was put into operation, so we didn't have to look at all the trashy white marks the bins leave on the slabs outside on collection day. They could have built a separate bin store away from both buildings, like they have for a couple of bicycles. They didn't do any of that, because they don't care, they don't have to live here with the rotting pile of rubbish. I'm writing this review at 2AM because I can't sleep, and I can hear the constant waste of water pattering against the fences at Hareshill, while they try to help drain our severely depleting reservoirs, their sprinklers saturating the fence panels all evening and most of the night, all while the common people get told to preserve this precious resource. These are the people that told us to get on a bus to help save the planet. They hide in their own shadows of diesel and water. They put sharp edges on baths. They mix and match kitchen cupboard doors like they ran out of money half way through, cream up top, portable toilet green below. Oh how I wish they had left somewhere to hang the toilet roll. Edit : I'll make sure to take a quicker shower in the morning, to try and offset the continued waste of water Berkeley spray on the grass today. Edit : Oh I forgot to mention the flies. Of course when you live over a bin store with around 12 industrial sized bins, plus 2 or 3 other normal sized green bins all heaving out obnoxious fumes, I will inevitably get plenty of flies that are highly attracted to the foul rotting stench of bin waste. As the fumes from the door vent rise up into my flat through an open window, so will any flies. Berkeley Group : Improving people's lives, making my toes go purple in the winter. Disturbing my life and sleep with constant bin banging booms. I would never recommend anyone to live in a flat built by the Berkely Group, there just doesn't seem to be adequate insulation from the elements or other residents. The freezing cold weather trapped in the carport beneath me has given me chill blains in the winter, extreme heat trapped and rising from there in the summer. I can be woken by the sound of neighbours taking a shower in high definition detail. It sounds like there's a trapped mountain gorilla and a small pony living above me when the residents are casually walking throughout their flat. The toilet has such a narrow channel it has a job to flush a couple of bits of tissue after I've blown my nose, let alone anything else, causes such a waste of water with + multiple flushes. They let the builders/tilers scratch brand new sinks. The console panel for the hot water system is located down the side of the tank, so it's not easily readable/accessible. They've tried to reinvent the wheel when it comes to the mix and match bits a bobs kitchen, door handles work fine, but oh no they're not good enough for us, we need magnetic door catches to make more bangs & booms for the neighbours. Who wants sharp corners scraping your shins while you climb into the bath, the Berkeley Group do, because it will make a great photograph to have a LED emanating from a tiled panel at the bath base.

I have lived in a Berkeley home for…
I have lived in a Berkeley home for 6years We have a communal area that Berkeley Own and maintains. For the last 6 years myself and neighbours have never had any form of Consistent service, lots of promises But no action. For the last 6 years we have paid the full Service on the communal garden at are Homes, but have only had a very limited Service. We used to know what days, and work to be carried out, that specification has now been removed, so as residents we have no idea what the gardeners are supposed to do. VERY CONVENIENT!! If you have meetings with Berkeley, it’s just lip service, this is an experience many other residents have also had. If you suggest your going to hold back Payment for garden area in question. You are threatened with all sorts. When I look at the Trustpilot Reviews There are lots of reviews talking about How good the purchase process is, and Berkleley customer Service. Watch how reviews like this greatly change after 12/18 months. And have a good look at Encores Reviews. Encore Management also are not a decision maker, from experience Berkeley always make The Decisions. It’s really impossible to move forward With Encore and Berkeley, If you go down. Any form of legal route with them, you Are possibly going down a difficult road Which Could affect selling your property. I’m a freeholder of my home, but I’m identified by Encore as a leaseholder. I’m told that’s how there system works?? My advise with all of the above is that when you buy a freehold property from Berkeley, you will never own it in the way You may Think. I have recently addressed genuine concerns and questions over a recent Conversation I had with a individual Who may be a future Director on the Residents Managment Company. There response was to completely ignore My Concerns, again just lip service. I watch with interest that when Berkeley Transfer all service to Encore, how much The service charge will jump??? I’m sure people will say why don’t you move, unfortunately my wife likes living Here, but shares my views about the rest. Michael Cranham Berkeley have just asked Trustpilot for More information about my review, to make sure it’s a genuine review, be assured. IT IS! The only time you ever receive a response from encore or Berkeley, is When someone gives them a bad review On something like Trustpilot. I’ve supplied my details including my email address, as they requested more Info. Todate no communication, it just looks Good for them when asking for more info.

The product design is terrible and totally UN-friendly
The product design is terrible and lack of user mind, the marketing is bragging and the customer service is trying. This is the whole brand and company achieving right now. The opposite way of “designed for life”

The sales process is very focussed on…
The sales process is very focussed on cash buyers and there is pressure to complete purchases quickly. We needed to sell our existing property before we could proceed to completion. This inevitably took a few weeks - although was achieved quickly given the circumstances. Despite being aware of this the sales team were constantly presssing us for updates which we found very stressful. In contrast, the support we have received from the customer service team since moving in has been exceptional. Problems both big and small and small have been resolved without delay and or question. The concierge team are always available to assist with any other matters.

My mother moved into the Oakhill development in December 2024. On 1st May 2026, a fire occurred in the flat immediately above my mother’s flat, which set off the sprinkler system and caused extensive flood damage to the flat above my mother, my mother’s flat and the residents facilities. In nearly 7 weeks, there has been no progress with remedial works and Berkeley’s Buildings and Contract Works Insurers have yet to come to an agreement on who should deal with the claim. My mother and two other leaseholder have been been left with homes that are uninhabitable and the wider community have been deprived of the use of many of the facilities that they are paying for via considerable service charges. Personally, my mother is out of pocket by over £5,000 on temporary accommodation costs. Communication from Berkeley, their Insurers and Loss Adjusters has been particularly poor and there has been little ownership or accountability. It is shocking that a developer the scale of Berkeley haven’t done better here. This is a prestigious development for which Berkeley command a considerable premium, however, post sale, support with what has been an extremely worrying situation for my mother has been, and continues to be, appalling.
We’re very sorry to hear about your mother’s experience and the difficulties this sensitive situation has caused. We understand you are now in contact with our Estates Team, who will continue to closely support you and your mother.
